Built in 2011, the upstairs apartment of the Carriage House is ideally located West of 28th Street and within 5 mins cycle / 15 mins easy stroll to downtown Boulder. Located at the back of my property on a quiet and sought-after street, the second floor boasts a light, bright interior with beautiful hardwood bamboo floors and large windows offering partial views to the iconic Flatirons.
The fully furnished and equipped home has an open plan living space incorporating a full sized couch which flips out to provide an extra sleeping space. There is a comfortable armchair positioned perfectly for curling up to read a book or to watch the sun set over the mountains. A tall four-seat dining table allows for a space to work or use a laptop. It's also perfect to eat meals you've prepared in the full kitchen or bought from one of the numerous food outlets conveniently located within blocks (including the 29th Street Mall and one of the largest Wholefoods in the US).
The master bedroom features a Queen sized bed plus a walk-in wardrobe. For those nimble enough, a ladder takes you up to the mezzanine loft where a second Queen sized bed is located. The loft has a low ceiling (under 6' at the highest point ) so is best suited to the more petite, children or those willing to duck! All beds have organic linen with a 325 thread count and hypoallergenic pillows for a more comfortable snooze…
Not a single foot of this unit is wasted with all the mod cons included. Unlimited high speed wireless internet, cable TV (one 32” flat screen in the living area and one 19” flat screen in the bedroom), an iPod dock / AM FM radio stereo system, combination washer dryer with an iron and ironing board, a fan forced oven with four burner stove, a microwave, a fridge and the dishwasher mean you can truly make yourself at home during your stay.
There is off street parking for one large vehicle with space for two smaller cars; a dedicated private entrance and a fully enclosed courtyard with a deck. A small gas BBQ is provided for summer grilling with the yard area also suitable for well behaved dogs. Relaxed cats are also welcome but are best kept inside - owners should be aware there are a couple of 'top cats' running the neighbourhood who aren't always welcoming to new visitors! There is access through the back gate into my garden to an energy efficient hot tub for a relaxing soak. I also encourage you to use the two Electra cruiser bikes (locks and helmets are available) to get around Boulder like a local.
The apartment has been constructed using a “minimal environmental impact” approach, using reclaimed and sustainable products wherever possible. You will be comfortable year round in this hyper insulated space – double glazed windows open to allow cooling cross breeze and a ceiling fan keeps the space ventilated. Cordless (child and pet safe) honeycomb blinds maximize passive solar heat in the winter and block the suns rays in summer. The energy efficient reverse cycle split system heater / AC unit and under floor heating in the bathroom combined with a ceramic panel heater in the bedroom mean you will never be too hot or too cold, even through the changes of the intense Colorado seasons.
