  Rating Details: I was more than satisfied with the condition of the vacation rental. I was very happy with the location. The vacation rental was spotless. The property manager was adequately helpful. Overall, I recommend this vacation rental. Reviewer Comments: Great value for someone looking to stay near the hustle of Seaside and not spend a fortune. I would have given 5 stars across the board had it not been for a few little glitches. If we find ourselves back in Seaside, we'll stay here again. Reviewer Comments: overall stay was a great experience-wonderful to be able to have our dog along, only suggestion please update the televisions and install a garbage disposal. The location was fabulous since we vacationed from Panama City to Destin. The property was represented well even though it was further from the beach access than we understood but I see this is a common complaint with off the beach rentals. The property had some minor maintenance and cleaning issues but it was a dog friendly property. Manager responded on 11/10/2012: Thank you for your review!   Rating Details: I was somewhat dissatisfied with the condition of the vacation rental. I was more than happy with the location. The vacation rental was very clean. The property manager was very helpful. Overall, I do not recommend this vacation rental. Reviewer Comments: The rental process was flawless. Royal Beach Rentals was a pleasure to work with throughout the stay. I was very impressed with their attention to our comfort. I would rent through them again. The rental unit was a little below my expectation but we waited until the last minute to book so I should have known that this would not be a prime unit. It is a pet-friendly unit. I was told by a neighbor that there were four dogs in each of the two previous stays. Combined with the bare minimum furnishings, I wasn't miserable but I wasn't loving it. It was hard to sit and relax on the sofa wondering how many dogs had sat there before me. Dark stains were on the carpet throughout the unit - and yes, the kitchen throw rug is still there and still dirty. RBR knew about the carpet stains but said that the turnaround time between guests isn't long enough to deep clean the carpet but happily offered to come do it after we were there. With luggage, coolers, beach stuff, etc. lying all over the small space, that wasn't feasible. The unit overall was very clean (minus the carpet stains.) Since it rained a good bit while were there, it was a bit cramped with a small sofa, two chairs and a small TV. It is a good long walk through the parking lot to the beach. It wasn't the easiest with young children. There are closer units, though. The complex seemed very safe and the residents friendly. The beach is gorgeous and the restaurants wonderful! We are replacing the carpet and will look into providing a larger TV in the unit.   Rating Details: I was satisfied with the condition of the vacation rental. I was very happy with the location. The vacation rental was very clean. The property manager was very helpful. Overall, I recommend this vacation rental. Reviewer Comments: The unit should provide items such as glass cleaner/409/laundry soap/additional dishwasher soap/paper towels/toilet paper. I would be willing to pay a per use fee for these items. Because these items were not available - I had to go to the store to purchase them/and then transport them home. If these items were available, it would be easier for renters to keep the place clean and tidy. A week is a long time to stay somewhere with no cleaning supplies.Also, this unit needs more towel hooks in the bathrooms. I purchased my own to hang up damp towels - rather than have them laying on the floor or bathtub. Additionally, the tv in the master bedroom should be upgraded, it is outdated. Otherwise the unit was clean, the complex spotless, and the location great!!!

  Rating Details: I was more than satisfied with the condition of the vacation rental. I was somewhat unhappy with the location. The vacation rental was very clean. The property manager was very helpful. Overall, I do not recommend this vacation rental. Reviewer Comments: we were under the impression that we were on the beach. Or, at least we could see the beach, from our unit. We also thought that the beach access was a little closer to the unit. We had to load the car and drive to the access entrence daily. Maybe you should offer carts that we could load up with our beach stuff and push to the beach. Other places that we have stayed have offered that service. Your Internet provider needs to be evaluated. It was bad. We spoke to others that were staying at Beachside and they all had the same response. BAD. Friendly but bad. On the good side, we were very impressed with all the pet deposit stations. We are becoming a pet friendly society so its nice to see forward thinking. Over all, we had a great time. We just missed being able to sit on the back deck and hear the gulf. Manager responded on 7/17/2012: We are so sorry for the misunderstanding regarding the distance from the beach. There are golf cart vendors in the area and we would be more than happy to set one up for you in the future. Unfortunately, the internet is set up by the Homeowner's Association and we do not have control to fix it unless our owners choose to get internet through another provider; however, we have brought it to their attention and they are looking into it. We are so happy you were able to enjoy your stay and hope for the opportunity to provide you with a wonderful vacation experience in the future.

Reviewer Comments: My family and I were down the week of July 4th the condo was very nice, will stay there again the only thing I would recommend is maybe upgrade the TV in the master suite and moving the smaller TV to the 2nd, room, also the walk to the beach was a little far but not bad. Overall, I recommend this vacation rental. Reviewer Comments: Great Condo Close to the Beach, Pool, and Restaurants! The condo was exactly as described and was just perfect for my family and me (including our dog!). It is the last building in the back, but the walk to the beach really isnt' that far at all. There isn't a view of the beach / waves, but a nice one of the dunes and you can hear the waves from the porch. The building was very quiet which was great! There is a 2nd smaller pool on the property right outside the kitchen window, so that was very convenient (and we didn't notice any real noise late at night from swimmers - very quiet). Also, there is a grill right outside the door so we were able to grill hotdogs a couple of times w/o lugging stuff to a far off community area. The management staff was great, professional and very attentive. Would rent from them, again, in a heartbeat!
