This home is a gem on extensive private grounds in a quiet country setting, yet only 3 miles from the busy town of Sligo, with its restaurants, theatres, art galleries and good shopping. On the ground floor is a large kitchen with seating for 8, electric oven, grill and hob, microwave, fridge-freezer and dishwasher. There is an adjoining family room with wood-burning stove and sliding door to south-facing deck. There is a utility room with washer and dryer, ironing board and iron. A double height hallway with large stocked bookcase leads to a walk-in closet and bathroom with shower. Also off the hallway is the living/dining room with table and seating for 8. There is a piano,TV and DVD player and a selection of board games and puzzles available. Also on this level is a bedroom with double bed, an enclosed front porch with seating, and an enclosed back porch.Upstairs are 4 more bedrooms, the master with king bed, balcony and ensuite shower room, one single room, a twin-bedded room and another double room, plus a family bathroom with bath/shower. There is a downstairs annex with double bed, loft bed and bathroom. House available for up to 12 people or up to 9 people without annex.
Outside is a sunny deck, patio and a shuffleboard court. There is also a hidden garden seat if one wants to escape for a bit! It is possible to walk down to Colgagh Lake (10 mins) through our fields, where a local farmer often grazes his sheep and lambs. Across the road is our local RC Church which has one Mass on Sunday mornings. There is ample parking for 3-4 cars. Central heating is by oil fired radiators, with the back-up of the inset wood stove and an electric coal effect fireplace. There is a phone line to make local calls and to receive calls and wireless internet.

Additional information about rental rates
Rates for rental of entire house (sleeps 12) are 600 euro for 3 nights, 750 euro for 4 nights, 900 euro for 5 nights, 1000 euro for 6 nights and 1100 euro for 7 nights.
Rates for house without annex (sleeps 9) are 450 euro for 3 nights, 550 euro for 4 nights, 650 euro for 5 nights, 750 euro for 6 nights and 850 euro for 7 nights.
Deposit of 50% due on booking. Balance plus refundable deposit due 2 weeks prior to stay.
Cancellation : full return of deposit up to 2 months prior to stay and 50% return of deposit up to 1 month prior to stay. No refund for cancellation less than 1 month prior to stay.
Additional Fees and Taxes:
Rates include electricity (reasonable use). Price does not include heating oil, on a metered system & charged at local standard rate. Price does not include a refundable security deposit of 200 euro (to cover extra cleaning costs, breakages/damages, or excessive electricity use).

About the owner: I am an American who has lived in Ireland for over 40 years, married to an Irishman (now deceased) and I have 5 grown children who are scattered around the globe.
Why the Owner Chose Sligo:
We built our family home in 1993 and had happy years there with the family. ' West Rocks' is now too big for me, but I want to hold onto it in case any of my chicks come home to roost! I still live locally as I love Sligo.
The Unique Benefits at this House:
I designed this home to maximise the exposure to the sun - all bedrooms and main living areas are facing south. I love the rolling green fields surrounding the house, and the peaceful feeling of being in the country while having town facilities and so many scenic areas nearby. Also there is a good hospital 2.5 miles away.
