Encompassing 1550 square feet, our villa sleeps 7 comfortably; featuring a master bedroom with a king bed and master bath, as well as a guest bedroom with a queen and twin bed connected to it's own bath. The sofa also makes a queen size bed. A beautiful terrace offers breathtaking views of the ocean. Wow! Thank you Tina and Ron for an amazing stay at your very well appointed and beautiful condo. We really enjoyed ourselves - great ocean view and pools, great recommendations on local restaurants, and everything we needed was there! Hi Tina - We had a great time in your villa! The place was so comfortable and the location was great. We really loved the keyless entry! Balcony was delightful -we used the grill and had many meals out there. Pool and beach were great. There were two days where they were insanely crowded (Fri and Sat) which we did not love, but otherwise it was quiet. We would have liked to have been able to go to the Beach Club, but not a huge deal. We did use the tennis courts every day and never had a problem with that. Very minor point was that the supply of napkins and paper towels was low - we bought some to restock, not a big deal. This was our best Vacation ever. My wife kept saying everyday was better than the day before. But the fact is everyday is Great, 84 cool degrees everyday and 79 Degrees in the evenings. Perfect weather. The Golf resort is spectacular with plenty of things to do and plenty of places to eat. The condo was very clean and warm with plenty of room for the average size family. The Owners Ron and Tina were very nice and easy to work with and made sure that everthing was in good working order before we arrived. The Terrace overlooked the beach and the Grounds and Pool were Immaculate. Our favorites, Horseback riding on the beach. A nice daily stroll on the beach . Cocktails On the Terrace, Great dining in the evenings. We are counting the days to go back to Puerto Rico and stay at Ron and Tina's condo next year.Did you find this review helpful? VACATION RENTAL AGREEMENT THIS VACATION RENTAL AGREEMENT (“Agreement”) is entered into this ____ day of ________________, 2013, by and between TINA BUTT (hereinafter referred to as “Owner”), and ____________________________________ (hereinafter referred to as “Renter”). For the consideration of the rental payment, and under the terms and conditions hereinafter set forth, Owner agrees to rent a certain vacation condominium unit to Renter on the following terms and conditions: 1. Condo Unit. The vacation condominium unit being rented from Owner to Renter herein is about 1,550 square feet and is Unit 253, Oceanfront Villa at Palmas Del Mar Mega-resort located in Humacao, Puerto Rico (hereinafter referred to as the “Condo Unit”). 2. Term. This vacation rental of the Condo Unit will be for the period of ______________, 2013 through ______________, 2013. The check-in time on the first day of the term is anytime after 12:00 p.m. local time, and the check-out time on the final day of the term is 12:00 p.m., local time. 3. Rent and Damage Insurance. The rent for the Condo Unit for the term will be the sum of $_____________. All such rent is due in accordance with the terms and conditions published on the website http://www.homeaway.com/vacation-rental/p3512592. Renter agrees to secure insurance for at least $1,500 of property damage to the rented unit or place with Owner $500.00 in cash as security against property damage. This deposited amount shall be refunded after an inspection of the unit confirms no damages have occurred. 4. Use of Condo Unit. The Condo Unit will be used and occupied by Renter as a private residence with a maximum of seven occupants. Renter acknowledges no pets or smoking is allowed within the unit at any time. 5. Rules. Renter agrees to abide by the following rules: (a) Renter will not obstruct the driveways, sidewalks, courts, entry ways, stairs and/or halls, which will be used for the purposes of ingress and egress only. (b) Renter will not obstruct or cover the windows or doors. (c) Renter will not leave windows or doors in an open position during any inclement weather. (d) Renter will not cause or permit any locks or hooks to be placed upon any door or window. (e) Renter will keep all lavatories, sinks, toilets, and all other water and plumbing apparatus in good order and repair and will use same only for the purposes for which they were constructed. Any damage to any such apparatus and the cost of clearing stopped plumbing resulting from misuse will be borne by Renter. (f) Renter will deposit all trash, garbage, rubbish or refuse in containers provided by the complex. 6. Owner Not Responsible. All personal property placed in the Condo Unit by Renter will be so placed at the sole risk of Renter, and Owner is not responsible for any loss. Further, the Owner will not have any responsibility or liability to the Renter with respect to any accident or injury or damage caused by the use by Renter of any beach toys, snorkel masks or fins, boogie boards, inflatable rafts, grills, and use of any other similar personal items at the Condo Unit. 7. Entry Code. Renter will receive within fourteen days of the beginning of the rental a code. This code will be delivered via email to Renters registered email address. This code will lock/unlock the primary door to the Unit during the duration of the Renters stay. Upon the completion of Renters stay the code will be deactivated. 8. Default by Renter and Remedies. If at any time Renter will fail to pay the rent under this Agreement, or violate any provision of this Agreement, Owner will have the right to immediate possession of the Condo Unit, and further Owner will have all such rights and remedies as are provided by law and as provided by this Agreement and all such remedies are cumulative. Should it become necessary for Owner to employ an attorney to enforce any of the covenants and conditions in this Agreement, including the collection of rentals or gaining possession of the Condo Unit, then Renter agrees to pay all expenses so incurred, including reasonable attorney fees. 9. Access by Owner. Owner or her agent will retain a master code to the Primary door of the Condo Unit and Owner, or its agent, may enter the Condo Unit at any time where Owner in good faith believes that an emergency exists or to cure an identified physical problem with the Unit to effect repairs of such problem(s). 10. Further Covenants of Renter. Renter further covenants with Owner to pay the rent as set forth herein, keep the Condo Unit in good order, and to surrender the peaceful and quiet possession of the Condo Unit at the end of the term of this Agreement in as good condition as when received, normal wear and tear excepted. Renter will not sub-rent the Condo Unit or any part thereof. 11. Abandonment of Renter's Property. At the end of the term, any items of personal property not removed by Renter will be considered to have been abandoned by the Renter and Owner may retain, sell or dispose of any such property as Owner sees fit in its sole and absolute discretion. The Owner and Renters sign below to indicate their agreement.
