Barnstable house description

This property has been in our family for over 300 years and run as a farm for much of that time. We're located on a dead end road in historic and picturesque Yarmouthport with nothing but marsh between you and Cape Cod Bay.
You will stay in the newly restored, turn of the century farm house with 2 living rooms, a dining room - all hung with our Dad's watercolors - a screened-in porch and 5 bedrooms upstairs. Many years ago,the original Cape style house was moved from the Weir Village a few miles away. An ell added for the kitchen and then a former, long ago woodshed was converted to a laundry room/pantry downstairs.
The South living room is a quiet place for coffee in the morning,checking e-mail - we have Wi-Fi - sunny and cheery for afternoon lounging. The North living room's big couch and comfy chairs are good perches for reading or watching a movie or a Red Sox game. French doors open onto the porch and offer the flow for parties and dinners. Set up for the group with the big old dining room table and/or the screened-in porch tables. There are so many comfortable spots to park yourself or have a meal or drinks.
Upstairs we have beds for 11 and plenty of space for company to be together or apart. The 5 bedrooms run the length of the house with the West end master bedroom and double bed, the South-facing Ship's Cabin with 2 twin beds and, across the hall, a North-facing bedroom with a double bed. The other 2 bedrooms are separated from these 3 by a hallway that runs down to the East end of the upstairs. The cozy South-facing bedroom at the head of the kitchen stairs has a set of bunk beds. At the East end, the 4 Winds bedroom off the bathroom has 3 twin beds and windows facing all 4 directions. Each bedroom is a little world into itself and as private as you want to make it.
The kitchen is fully equipped with cooking equipment (we're a family who loves to cook) and extra areas in the pantry to stash supplies or roll out a pie crust. Kids can eat their cereal or sandwiches at the kitchen table. Guests can spread out into the dining room or porch, front or back. I personally like to drink my early morning cup of coffee on the front porch. The front and kitchen staircases allow for the flow of guests and especially children. The outdoor cedar wood shower is new and fragrant and has a dressing room and a laundry line for hanging wet towels and swim suits. Lawns extend on all sides of the house and beg for games, parties or a lovely sit in a lawn chair. We provide all kinds of game equipment, including instructions for Barn Roof Tennis, a Green Hill Farm specialty. Bring your boat and tour Cape Cod by water. Boat rentals are available close by and town landings are minutes away in each direction from the farm.
Get out for that early morning walk or bike ride along Thacher Shore Road before the kids get up and check out the tides at Keveney Lane Bridge. Stroll down the old farm road on the 33 acre property, past apple and mulberry trees and vegetable garden, down to the marsh with views of Cape Cod Bay and the Sandy Neck blinking light house.
We're clearing trees and brush to reclaim the water view from the house. We consider Green Hill Farm an ongoing project and would love to clear the fields and restore the historic barn where our dad used to paint. If you walk around the property, you may find the old tennis court, the oldest on the Cape. A clue: it doesn't look much like a tennis court anymore.
Our brother John has maintained a commercial organic garden over the years until recently. This year he plans to increase the current garden and grow some produce for guests at the farm.

As a family, we love this property and its long history. We have much to do to keep it vital. Fixing up the house for you was our first step and we are thrilled to share it.

              Green Hill Farm is 33 acres located on a dead end road with nothing but lawns, fields and the marsh between you and Cape Cod Bay. Church Street is part of a network of back roads that lead to a town landing where you can have a dip when the tide is right, water views and a mill pond bridge where the tides flow in and out. These small quiet roads are perfect for walking,running or biking. In another direction and 5 minutes (1 1/2 miles) away is Gray's Beach with swimming,boat access,a picnic area and a really long board walk out into the marsh. It's a nice bike ride. Also walkable and bike-able and minutes away (3/4 mile) from Green Hill Farm is fresh water Dennis Pond with a sandy beach and swimming, canoeing or kayaking. You can easily walk to restaurants, bars, a library,museums, and small stores with everything from beautiful housewares to the grocery, wine and beer store (and even ice cream cones.) Whale watches and deep sea fishing out of scenic Barnstable Harbor are 3 1/2 miles away along fascinating Rte 6A, the original Cape Cod highway. Treat yourselves to the freshest seafood restaurants right on Barnstable Harbor. Or take that ride up to Provincetown for the day and check out the scene! The beaches and National Seashore all over Cape Cod are endless, varied and spectacular.You can rent or bring bikes to bike trails, some of which lead right through the sand dunes. For the rainy or change of pace days, Dennis, 5 miles East on 6A, has a live theater, a Fine Art museum (including one of our Dad's watercolors in its permanent collection) and a movie theater, not to mention hand-scooped ice cream , a bakery/cafe,bars and restaurants and antiques. Hyannis, 5 miles South of Green Hill Farm, has movie complexes, a mall, mini-golf and a busy main street with all the tourist attractions and local businesses. The ferries to Martha's Vineyard and Nantucket leave from Hyannis harbor and bus service comes right into town. Barnstable Airport is in Hyannis. Deep sea fishing boats leave from this harbor,too. Local craftspeople and art galleries are well-marked and accessible all along Rte 6A, as well as historical houses open to the public.

              About the owner: We 5 Carter brothers and sisters own this property and have lived here,off and on, our whole lives. 4 of us now live off-Cape in New England. One brother lives in Yarmouth Port near the farm. We all love the place and still gather there but know it needs more use.Our parents,both gone to their reward,were the most generous wonderful people and would be thrilled to see how beautiful the farm house looks and to know that others get to share the happy atmosphere.

              Why the Owner Chose Barnstable:
              Green Hill Farm has been in our family since the area was settled. We spent summers here and our dad painted and gave art classes in the barn. His paintings are hung on the walls of the farm house.We 5 Carter 'kids' have all lived at the farm at various times. One brother has tended a commercial organic garden there for years. Over the past 3 years our (perfectionist) carpenter brother has been restoring the place to its current condition. We still congregate for holidays and barn tennis and love the idea that other people are able to enjoy the rare magic of an old farm on Cape Cod.

              The Unique Benefits at this House:
              Come home from the beach and luxuriate with the green lawns, the outdoor shower, the breeze stirring the curtains. Sit on the marsh-facing screened-in porch with a cup of coffee or a glass of wine. Spread yourselves throughout the house on a rainy day and take advantage of the 2 living rooms.Grill that big fish or steam lobsters in the fully equipped kitchen and eat at the kitchen table or go formal in the dining room or porch. Relax in a quiet early morning and breathe in the salt air. Watch fireflies and maybe hear the owls that live around the farm fields. You may see deer or a fox crossing through the old orchard below the house. The cod fish weather vane on top of the barn, in spite of missing the E for East, still works. Weather watchers like our dad will have an eye to the top of the barn for wind direction. I'm still amazed by the accuracy of his weather forecasts based on wind direction.
