RENTAL POLICIES: COMMUNITY/SUB-DIVISION: Amenities are available at the discretion of the resort or property. A usage fee may be required for you and/or your guests. There are no representations, guaranties, warranties, or liabilities assumed as it pertains to any of the amenities offered by the resorts or subdivisions of the rental properties. PAYMENTS: For your convenience we accept Visa, Master Card and Discover credit cards (credit card must be presented by cardholder at check-in), travelers or cashier checks, money orders, and personal checks. Debit cards can be used at rental office. WE DO NOT ACCEPT CASH! Returned check fee is $50. If paying by credit card we will process the payment immediately once the confirmed reservation is made and will process subsequent payments as they are due,(credit card information or other type payments received or rental agreement received or confirmation from guest via phone/fax/email/mail, or confirmation from Sterling Realtors that the reservation has been made and accepted will constitute a confirmed reservation) all other forms of payments and signed rental agreement are due in 3 days of reservation and/or receipt of rental confirmation/agreement to avoid cancellation of the reservation. Personal checks are not accepted within 2 weeks of arrival. Reservations made within 30 days of arrival: The total rental fee including all taxes and fees will be due at the time the reservation is made. Reservations made more than 30 days of arrival: The initial payment of 50% of the rental fee plus all the fees and taxes are due at the time the reservation is made. The final payment of 50% of the rental fee plus taxes is due 30 days prior to arrival. Check-in payments: The security deposit is due at time of check-in and is accepted only in the form of travelers or cashier checks, money orders, or debit card (please know your pin number). ARRIVALS: CHECK-IN IS FROM 4:00PM TO 6:00PM MONDAY THROUGH FRIDAY AT OUR OFFICE UNLESS OTHERWISE APPROVED IN WRITING AND SATURDAY BY APPOINTMENT ONLY. THE GUEST ON THE RENTAL AGREEMENT CAN CHECK-IN AND GET KEYS. CREDIT CARD USED FOR PAYMENT MUST BE PRESENTED ALONG WITH DRIVERS LICENSE. THE SECURITY DEPOSIT IS PAID FOR BY DEBIT CARD (DON'T FORGET YOUR PIN NUMBER), OR CASHIERS OR TRAVELERS CHECK/MONEY ORDERS-NO CASH ACCEPTED). DEPARTURES: CHECK-OUT IS 10:00AM UNLESS OTHERWISE APPROVED IN WRITING TO AVOID CHARGES. Return all keys by 10:00AM-key drop is left of front door. (Diamond Beach leave keys, fobs and garage pass in unit) The rental with its furniture, furnishings and exterior furniture should be as you found it. Just tidy up, clean and put away kitchen items, remove items from washer and dryer, empty and clean refrigerator and dishwasher. Remove all trash to appropriate exterior container. Leave linens on beds and towels in bathrooms, no need to wash them. CANCELLATION POLICY: We realize that unforeseen circumstances could cause you to cancel your reservation therefore please note our cancellation policy. Once the reservation has been confirmed any cancellation will invoke the cancellation policy below: a) Non-payment or non-receipt of rental agreement: At discretion of Sterling Realtors the reservation can be cancelled if the payment and rental agreement are not received within 3 days of receipt. Guest will be charged the non-refundable $75 reservation fee, the Travel Insurance premium, plus a $150 cancellation fee. b) Cancellations within 30 days of arrival: The total rental fee plus all taxes and fees will be forfeited. If travel insurance was purchased, a claim for refund may, if applicable be made through Travel Guard. c) Cancellations more than 30 days of arrival: Guest will be charged the non-refundable $75 reservation fee, the Travel Insurance premium, plus a $150 cancellation fee. Refunds: A refund check or credit to the debit card will be issued within 30 days after cancellation. MISC: AGE: You must be at least 25 years old to rent this property and we do not rent our properties for youth groups, proms, graduation parties, etc. PETS: Are permitted only in our 'Pet Friendly Homes' and only with written approval and a non-refundable $100 pet fee. TRAVEL INSURANCE: This is an optional charge and coverage is provided by Travel Guard at a cost of 7% of the total rental amount, taxes, and fees.
