Cancellation policy:
RENTAL AGREEMENT This Rental Agreement is between Skidmore Mobile Home Park, Inc. (“SMHP”) and tenants (“Tenants”) for the house located on the river at 7655 South US1, Titusville, FL 32780, (“house”). SECURITY DEPOSIT: SMHP will return Tenants’ $500.00 security deposit, less any amounts for damages or unusual wear to the house and/or its contents, or notify Tenants of any outstanding monetary amounts due to SMHP, within 7 business days of the Tenants’ departure date. ARRIVAL / DEPARTURE DATES AND TIMES: Arrival time is 3:00 p.m. on check-in day. Departure time is 11:00 a.m. on check-out day. SMHP and Tenants agree that the Tenants’ check in time may be postponed up to two hours, if necessary, to accommodate cleaning time required after a departure. SMHP will try to accomodate earlier check-in times when possible. KEYS: SMHP will provide to tenants two keys to the house. Tenants will return all keys to SMHP upon departure. There is a $50 lost key / key replacement fee for any unreturned keys. REFUNDS: SMHP will keep the house in good working condition and will repair any problems as quickly as possible. There will be no refunds for malfunctions of appliances, air conditioning, heating equipment, inclement weather or tidal issues. SMHP will refund the Tenants’ deposit provided tenants give written notice of cancellation to Kathy Arsenault (ksarsenault@hotmail.com / 4507 W. Leona St., Tampa, FL 33629 before 30 days prior to check-in date. ACCESS: Tenants agree to give SMHP and/or its representatives access to the house after reasonable notice and agreement upon a mutually convenient time. RESTRICTIONS: The maximum number of guests allowed in the house is 8. Unruly behavior may result in Tenants’ eviction from the house by SMHP without a refund of any rental monies. Neither smoking nor pets are allowed in the house. TELEPHONE: The telephone number in the house is (321) 267-6883. The current phone service allows unlimited local calls, and receipt of non-collect incoming calls. If tenant would like to pay any additional phone service, i.e. the ability to make long distance calls, please advise SMHP within sixty days of tenant’s check in date so appropriate arrangements can be made. SMHP agrees, at its expense, to provide high speed internet access for the rental period. LINENS/ACCESSORIES: The house contains bath towels, kitchen towels, cooking and eating utensils and bed linens. LIMITATION OF LIABILITY/GOVERNING LAW/SEVERABILITY: SMHP will not be liable for any physical or economic damage or injury to the Tenants, their family, guests, and invitees or to any other person on the property or in the house. This Agreement shall be governed and interpreted under the laws of the state of Florida.

About the owner: My husband and I moved to Florida from Massachusetts in 1960 and designed our home to be built on the beautiful riverfront property in south Titusville, My family of three daughters has grown to include six grandchildren and a great grandchild on the way! Titusville will always be 'home' for us. Our families currently live in New Smyrna Beach (FL), Tampa (FL), and Tilton (NH).
