  This was our first family vacation to Tennessee. I spent literally hours trying to find the best cabin for our family. Paul was very helpful in answering questions while I was narrowing down my decision. This cabin has accurate listing and pictures. It was a perfect fit for our family. I have two young children (6 and 4) and they loved this place as much as I did. The air hockey table was a family hit as well as the hot tub and fire pit on back deck. The board games was a nice touch especially since Disney Memory was in the age range for my kids. The view was gorgeous and I hated to leave! We will be back. Thank you for sharing your cabin!

  Just got home from a wonderful 3 night stay! There was a small issue when we arrived but upon calling Paul, he had it taken care of immediately! He takes great pride in his property and the satisfaction of his guests. The cabin and views are just as described in the photos. Loved the attention to detail and the personal touches and photographs throughout the cabin. The views are great and you're close to town. This is one of those places you don't ever want to leave.We will definitely be returning and plan on making this our place to stay when we visit Pigeon Forge. Thanks Paul for a great experience, a beautiful cabin and making sure our stay was enjoyable.

  We spent our Thanksgiving with our 2 sons ages 7 and 10 in this beautiful cabin. Being previous cabin owners ourselves, we couldn't say enough positive things about this cabin since we know the effort it takes to keep one up. The cabin was very clean and cozy, it was well stocked as if it were a second home as apposed to a rental. No glitches, everything was great! Our 2 sons really enjoyed the games upstairs and we thought it was really considerate that Paul supplied the Putting sticks and balls for Putt Putt. The course was very well maintained. We enjoyed tossing the football in the large common area. Just a really nice, peaceful get-a-way. Oh, and the Dixie Stampede Christmas show is a must see! Thank you, Paul! We do hope to return soon.

  WOW!! What a terrific cabin! My husband and I spent three nights at this cabin celebrating our 30th anniversary and it was more than I ever expected. The cabin is immaculate and even more beautiful than the pictures show. Paul (the owner) has done a fabulous job decorating this cabin and keeps it in excellent condition. It felt like a home, not just a vacation rental. The view from the hot tub was amazing! We did not want to leave. This is definitely a keeper -- and we look forward to returning in the near future! Thanks Paul!

  My wife and I had a great stay at this cabin. It is very nice and clean and Paul is great and very nice to deal with. We really loved the mountain view from the back porch and the hot tub and outdoor fireplace were very nice. I would highly recommend.

  I can't say enough about how fabulous this cabin is! My husband and I stayed Labor Day weekend and are already planning our next trip back. Pictures are exactly what to expect, cabin is just far enough to feel like you're tucked away in the mountains but close to all attractions. Paul, the owner, couldn't have been more helpful! I would have rather enjoyed time in the cabin and on the back porch than go out most nights. Thanks Paul!

  The cabin was much more beautiful to see in person. We had friends that stayed in the same resort and we noticed that this particular cabin was very well maintained, very clean and offered a little bit more personal touches than the rest of the cottages like a fire pit on the back porch. My wife and I debated daily if we should stay in or go out to town. The owner was very accommodating and readily available. The resort was very well kept up and the view was truly spectacular even while driving around the resort neighborhood. The pool was also a welcome site after a day of activities. Pigeon Forge had a lot to offer including zip lining or horseback riding within minutes from the resort and if you wanted to change it up, Gatlinburg is 10 minutes away. We definitely will be coming back and staying at the same cottage in the future.

  This was a perfect little cabin to stay in for our family of 3. It was close enough to Pigeon Forge to enjoy all the activities but far enough away that you could enjoy some peace and quiet. The cabin was very clean and very well supplied with everything you would need when away from home. We enjoyed the air hockey table, pool table, and even grilled out one night just to enjoy the beautiful view from the back deck. The rates are very reasonable for all this cabin has to offer and we thank Paul for letting us stay there. My only regret is that we couldn't stay longer since Pigeon Forge has so much to offer. I hope we can make it back one day!

  My family held a week long reunion at Bear Creek Crossing. Because there were going to be approximately 40 of us, everyone rented their own cabin. I was so fortunate to have chosen Paul's place.There were so many positives! The attention to detail was amazing starting with the decor. The guests' needs were well thought out from the various games to the well equipped kitchen. It felt more like visiting someone's home than a rental. Everything was super clean. I truly enjoyed my stay at this cabin and would definitely stay here again. I highly recommend it. Also, Paul was very easy to work with. He was very helpful in answering any questions about the cabin, the area, and/or attractions.

Cancellation policy:

SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement is made by and between Paul Middleton (homeowner) and (guest) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property. The property is located at: 1940 Cougar Crossing Way, Pigeon Forge, TN 37862 The property is furnished and includes, washer & dryer, pool table, air hockey table, Wii gaming, hot tub, Jacuzzi, outside grill, towels, linens, kitchen with refrigerator, oven, dishwasher, microwave oven and all utensils. Three flat screen TV’s, DVR, high speed satellite internet service, laptop computer, phone service including free domestic long distance. 2. Rental Party: The rental party shall consist of Guest and 3 other persons. 3. Maximum Occupancy: The maximum number of guests is limited to 4 persons. 4. Term of the Lease. The lease begins at 3pm on (the “Check-in Date”) and ends at 10am on (the “Checkout Date”). 5. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged the 2-night rate. 6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 8. Rental Rate and Fees a. Deposit: The deposit has been waived for the duration of this lease. The deposit is for security only and the hold will be removed within 5 days of the Checkout Date provided no deductions are made due to: i. damage to the property or furnishings; ii. dirt or other mess requiring excessive cleaning; or iii. Any other cost incurred by Homeowner due to Guest’s stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. b. Rental Rate. The rental rate for this property changes throughout the year. The guest has agreed to pay the fore mentioned rate a night with an additional 13% TN State tax amounting to the total due. Total amount is due in 2 payments, 50% on execution of this lease and the second half 14 days prior to the check in date. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, this must be done by email to owner prior to 30 days from arrival date. This will incur no cancellation fee. Cancellations made within 8 to 13 days of rental date shall be refunded at 80%. Cancellations made within 1 to 7 days of rental date shall be refunded at 50%. 10. Payment: Acceptable payment methods are personal check or credit card. Exhibit A RENTAL RULES 1. No smoking in the cabin but is allowed outside on the decks. 2. People other than those in the Guest party set forth above are the sole responsibility of Guest. 3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. No pets allowed. 7. Parking: PARKING – Parking is limited to 2 vehicle(s).Vehicles are to be parked in designated parking area at front of cabin. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. 9. Hot Tub: No children under the age of 10 permitted in hot tubs at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. 10. Storms: No refunds will be given for storms. [Mountain roads can be curvy and steep. Community roads are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.]
