                            We rented the apartment for 2 weeks and it was in a very great place. Right across from the Vatican Wall and very close to shopping, restuarants, markets, and the Metro, which we used all the time. Niccolo was very helpful and answered all of our questions and directed us where we should go for certain things. It was quite, except for a little bit of traffic noise but it was not bad at night. We never really saw anyone in the whole apartment and if there were people there they were quiet as well. It was spacious and just fit our needs. The kitchen is small but it works and we used the washer as well. You do have to wait about half an hour between showers to get hot water but we learned to deal with it. We wished there was an alarm clock but we made do. If you are going to do some cooking in the apartment (we only did one night of cooking) than pick up some condiments at the market. There was no olive oil, or salt/pepper or any spices of any kind. We did pack a lunch each day and if you like peanut butter you can get it at the TODI's market just to the left of the second set of stairs from the apartment or bring your own! They like Nutello in Italy, not peanut butter so much, I guess. I would recommend the apartment to anyone that was looking for a place to stay in Rome. We even went off for 2 nights, to Napoli, and all our stuff was safe. Nancy and Mark

                            My wife and I stayed at Niccolo's property for 4 nights and had a excellent time. The apartment is spacious, clean, nicely decorated and convenient. The description and pictures are very accurate. It is only a 2 minute walk to the Vatican Museum and a 10 minute walk to the closest subway station. The neighborhood is safe and quiet. Niccolo is a great host and was very helpful to provide relevant tourist information. The Internet access was great. The transportation that he arranged for us was excellent and we were very glad to utilize it. Definitely will return to stay at this wonderful apartment when we return to visit Rome.

                            Although I am only three days into a three week stay, I believe I have some very timely and unique information. Therefore, I am writing this review much earlier than I normally would. First of all, I concur with ALL of the MOST POSITIVE observations that have been posted concerning this apartment. Niccolo is absolutely the best host possible! The apartment leaves NOTHING to be desired and is exceptional in every way - as already described by many others. Do not worry about the 81 steps unless you are in a wheelchair and even then you can enter the apartment by negotiating only a few steps down from the street Viale Vaticano. If you want to see where the property is located on Google Earth, search for annamode 68 S R L rome italy and it will be in the building directly to the left. And now the unique item that will be of great benefit to active duty military members and retirees of the U S armed forces. There is a U S O only about a ten minute walk from the apartment. You can easily find the online website by doing a search for the U S O Rome, Italy. Check it out! It is not a large facility but they offer a LOT of help with questions, tips, discounts and tours - as well as a FREE pizza party every Friday from 1200 - 1400. When going to the USO, note that the address is 44 and it is next to the piano store because there is no sign outside due to security reasons - but it really is there! So, what else can I say? This is a terrific place and if you are lucky enough to stay here, I guarantee you will be VERY pleased in every way. My wife and I are already talking about visiting again some day - and staying HERE!

                            I guess I should start by saying our original dates of staying were to begin on Oct. 11, 2012. However, we somehow managed to miss our flight and had to re-schedule for the following day. We informed Niccolo, and he was very pleasant upon arrival. He was so pleasant in fact that once we arrived in Rome, he picked us up at the Cipro metro due to some confusion on our part for finding the apartment, and it had been drizzling outside. When we reached the apartment, we found it to be very beautifully decorated. The bed was extremely comfortable, and was very spacious for us. It was ideal with the wi-fi hookup. I wish we could have stayed longer. Niccolo is such a beautiful person. He is sweet, kind, and offers as much help as he can. He helped us in so many ways during our visit that it would be priceless to describe. You will not be disappointed in this apartment. It is literally a five minute walk to the metro which brings you everywhere. The entrance to the Vatican Museum can be seen easily from the apartment. It was even a shorter distance than the metro. 2 minute walk tops. Thank you for everything, and hope to visit again in the future. Ciao!

                            My daughter and I met for a week in Rome and this apartment was the perfect choice. Although the location is not central to the Rome sites, it was never a problem as the Metro was a 5 min walk which takes you to the rest of the city in 10-15 min. The apartment was spacious, comfortable and had everything one would need. Much more value over a hotel at less than hotel prices. The air-conditioning was heaven after walking for hours in the 98 degree weather! We found a great restaurant and gelato place just a block away. There is good news and bad news regarding getting to the apt. The good news is that there are 81 steps to get to the apart, which helps work off the sometimes 2 trips to Millenium Gelato everyday. Bad news is, if steps are a physical challenge...again, there are 81. Niccolo was an awesome property manager. I was surprised to find him waiting at the top of the stairs for me to arrive. We appreciated his kindness to print out some documents we needed and deliver them to us. He recommended an AWESOME reasonalbly priced terrace restaurant that overlooked Rome. My birthday dinner at Lo Zodiaco will be unforgettable. If ever one needs a place to stay in Rome, highly consider Flaviarooftop Apartments.

                            Owner response: Just to be clear....walking the 81 steps is not the only way to reach the apartment, as it is located on the ground floor of the building; to reach the building you can arrive walking in the street, or by taxi, and there are not steps to walk, while if you arrive from another part of the city, you have to walk the steps!

                            Great Value by all standards. Niccolo (owner / Manager) is extremely helpful. We have traveled UK , Europe for 1 month now , this place was the best value by far . It is very close to the railway station and easy to get to from the International airport. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Maybe the train is the easiest way...it departs from Fiumicino Leonardo da Vinci airport (FCO) and arrives in Termini railway station, then you can take the subway (the A line, direction Battistini) at the -1 ( it is actually 3rd level down ) level in the train station and descend in Cipro station (after 7 stops) then walk to Viale Vaticano 84. Normally it takes more than two hours to arrive at the apartment after landing time; could you please give me a call when your train arrives in termini railway station, so I will come to viale Vaticano to meet you. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

                            Niccolò's apartment was much more than we expected - plenty of space for the two of us, spotlessly clean, nicely decorated and a quiet, comfortable home to return to each day. Niccolò, from the initial contact, was personable, reliable and helpful. He arranged our airport pickup and was there to meet us at the apartment. After a sleepless overnight flight, it was wonderful to relax and recharge our batteries before going out to explore Rome. Niccolò thoughtfully left convenient items, such as coffee, oil & vinegar, salt & pepper, which simplified our breakfasts and dinner (when we ate in one rainy evening). Also helpful was the washing machine (complete with a little bag of laundry soap) that allowed us to leave for our next holiday stop with fresh clothes in our suitcases. The apartment is located in the Prati district just outside the Vatican walls, an area that we love. The kitchen is quite well-equipped and there is a food store nearby, should you choose to eat in. (We can also recommend the Pizzeria Ruota, nearby on via Angelo Emo.) While it is just 10-15 minutes walk from the Vatican, Prati is not touristy, but a real neighbourhood. We are “walkers” and visited all the sights on foot, but the underground subway system is nearby the apartment for rainy days or to get to Termini rail station. Without question, if we are lucky enough to return to Rome, this is where we plan to stay!

                            We just returned from our stay in Rome and 5 nights at Niccolo's apartment. It The was excellent!!!! The photos are quite accurate and location was excellent. Niccolo was very friendly!!! Next time in Rome, we would return to this apartment! Niccolo, thank you very much!!!

                            We stayed for 3 nights and were so happy we went with this apartment. The apartment is clean, extremely well maintained and very nicely finished. The bedroom is large and has tons of storage. It was very handy to have a kitchen. The bathroom is very modern and I loved having a living room, as I often stay up later than my husband. Niccolo was very nice to deal with and the location was superb.

                            I am still here in Italy, one more night to go, but could not help but drop a review now. Prior to coming to Italy we were in Paris for three nights and the stay there certainly makes this look like paradise, which, even without the comparison, is AMAZING. Like all the other reviews said, Niccolò is an amazing host. I definitely recommend his arranged tansportation from and to the airport. The apartment is beautiful, just as the picture depicts, spacious and very well kept. Has satelite tv, a laptop with internet and wifi (truly free which was not the case in Paris), and a phone too! Better than any 5 star hotel. Perfect location, safe area too. Though the metro is closeby, we walked around and over the river and believe that we got to see way more walking that we would have taking the metro. We did the same thing in Paris, and that also worked out well. If you are not afraid of walking (leisurely) all day, then I certainly recommend it. You can also walk there and take the metro back if tired. There is so much positives about this place and I just wanted to share. Will definitely be staying here again if I come back to Rome, God's grace.
