The Greenroom is ideally located about half a block from Barton Springs and Zilker Park. This puts you on the doorstep of Downtown Austin within easy reach of the Convention Center and UT. You're right next to Lady Bird Lake with it's awesome Hike and Bike Trail for running, biking, strolling and people watching. You're about 1/3 of a mile from Barton Springs Road which is features lots and lots of coffee shops, restaurants, brewpubs, icecream shops, bike rentals, juicebars and live music venues.
The house sleeps 6 with a King bed in one bedroom and a pair of Double beds in the other. A fold out couch in the living room sleeps another 2 guests. There's a Twin in the '1/2 bedroom.' The house features cool decor with a Music theme, vaulted ceilings, and a large balcony with a view over Zilker Park. We had a lovely stay at the greenroom! It was a perfect place to stay and such a perfect location! It accommodated everyone in our group just fine. Austin was a beautiful place that many of us had never visited, but we are already planning our next trip! We so appreciate everyone at Vacation Cake for making our stay so comfortable, and we also want to thank you for your prompt and courteous service whenever we needed anything. The only suggestion I could make in regard to our accommodations would be that the kitchen could have had a little more dish ware and variety of cooking gear, but we made due! Thanks for everything! We had a comfortable stay in the Greenroom. It was cold when we first got in but quickly warmed up. We had 3 kids and 7 adults that were accommodated well . It was conveniently located in walking distance to Zilker park so we had a fun time walking to the Trail of Lights. The Greenroom is ideal for a visit to Austin. Its in a quiet residential area but you soon discover youre not far from everything. Barton Springs and the beautiful Zilker Park trail (you can walk for miles) are about a five minute walk away. Barton Springs Rd with cafes and bars is about ten minutes walk and South Lamar Rd for some great music venues and eateries is about 15 mins walk through the estate (we found walking down Collier the quickest to South Lamar). For great music every night Id recommend The Saxon Pub on South Lamar. If youre feeling more adventurous the eclectic shops,cafes and bars (and another great music venue..The Continental) are about 40 minutes walk away on South Congress as is the city (6th St and all).. If thats too long a walk a cab costs about 10 dollars and buses from Barton Springs Rd or South Lamar are a dollar each. Its my second visit to Austin and its great. Last time we stayed in the city but Id definetely recommend The Zilker park area for great walks, bars, restaurants etc..and like I say, its easy to get into the city. The Greenroom is spot on. A big thank you to Lauren as well.On Thanksgiving Eve we couldnt get the Dryer to work. She came down and took our Laundry away and had it done for us and within a few hours someone had been and fixed the dryer. Great service! This was the third year we've stayed at the Green Room for the ACL Music Festival. Jay and Lauren know how to treat guests well. All of the 'business' elements of renting were handled very easily. Their attention to our needs made the stay delightful. The house is in a great location near Zilker Park (site of ACL), Barton Springs swimming area (a must for any Austin traveler), bike trails, and many places to eat. Downtown is right across the river. There's an Enterprise car rental station within walking distance. The house has a great porch for taking in sweet Austin breezes. The living area is large enough to accommodate many friends and/or families. Neighbors were very friendly in providing advice on where things are. We rented the Greenroom for a long weekend and certainly weren't disappointed. The house is spacious and easily accommodated our group of 6 (we should've brought more friends). The management was friendly and helpful from inquiry through the duration of our stay. The location was a huge plus as well...when they say Zilker Park, they mean a stones through from the Barton Springs Pool and all the restaurants on Barton Springs. This was the perfect place for my family (me, husband, 2 kids aged 10 & 13, 2 doggies)! Walking down to Barton Springs was awesome. The house was super clean and comfy. Everything we wanted to do was either a walk--Chuy's!! Shady Grove!!--or a 10-minute drive--Rudy's!!!--or an easy bike ride. We really enjoyed our stay at the Greenroom House. We felt right at home, location was great with everything close by. We got to enjoy austin like a local, a few blocks away from Zilker Park and close to so many restaurants and Soco. Loved it, loved it, and loved it! I stayed at the Green Room with my adult children and a buddy from Boston during the 2011 ACL Festival. The location could not have been better with Zilker Park only a 15 minute walk, short walk to Barton Springs, and a convenience store is a short stroll away. The layout of the house allows for privacy in the bedrooms while providing common areas in the open upstairs and on the porch. We all recommend the Green Room highly.Recommended for: Age 55+, families with teenagers, families with young children.

Loved being close to Zilker Park and Barton Springs. The neighborhood was exciting and interesting, especially for us Houstonians who are used to flat vistas. Very fun and tons of room for everyone. Loved having 2 floors. Owners thought of everything, down to the coffee bean grinder and a stash of fresh coffee beans! Lovely hand soap in the bathrooms was nice and the fresh flowers on the dining table were a special touch! Fully loaded kitchen, air conditioning really cranked! Full size laundry if you need to wash clothes. Near to everything! Restaurants, bike shops, micro breweries. Right on the bus line. Easy access to anywhere we wanted to go, including San Marcos, Salt Lick in Driftwood, The Whole Foods, 6th Street, Guadalupe, So Congress, University Of Texas, MOPAC and much much more. Landlords very accmodating, loved the key box so didn't have to drive all over to get the keys and to return them. Only 3 negatives--the amazing master bedroom had a mattress that was not sleepable for someone with back issues and the faucet in the kitchen needs better installation. The third was that there were only a few channels available on the Wide Screen TV and many were in Spanish so were unavailable to us. Other than that a truly special place for a vacation in Austin.Recommended for: Sightseeing, adventure seekers, tourists without a car, age 55+, families with teenagers, pet owners, romantic getaway, families with young children, girls getaway.

CANCELLATION POLICY – You can cancel outside of 30 days prior to your arrival date and receive a FULL 100% refund of your reservation deposit. Cancel inside 30 days (90 fest) , you will be refunded 25% of your reservation amount. Once we have charged your full balance on the second monday prior to your arrival you are responsible for the full amount should you cancel unless we are able to rebook.
Our booking process is very simple -- just call either of us with a credit card and we'll take care of everything else. We charge 50% of your total to hold your dates. You'll get a Reservation Confirmation and online contract by email so that you have our deal in writing. Two Mondays before your check in date, we'll use the same card number to charge the balance and send you check in details!
Additional Fees and Taxes:
We do charge the state and city hotel tax of 15% unless you are exempt by booking 30+ days or military.
Cleaning fee: $125 for stays of 3 nights or shorter, we cover HALF the cleaning fee on stays of 4 nights or more.
