This house is adorable and so comfortable! We stayed for a week last July and couldn't have had a better vacation! The lower deck wraps around the house so you can sit out front and watch the boats go by or go on the back deck for a private dinner. The upper deck is great and the view is terrific! The owner couldn't have been nicer and the cottage was so clean! The yard is HUGE!! The beach is great! Just a short walk across the street and so private! Most of the time we were the only ones there! Very calm and great for swimming! We are definately coming back! If you want a private location, this is the place for you! Mattapoisett is a charming seaside town. They have concerts on the wharf every week which we could go to or hear from the deck! We also took a ferry to Martha's Vineyard one day from nearby New Bedford! You won't be disappointed!Recommended for: Romantic getaway, families with young children, girls getaway.

Rental Rules ADDRESS: 5 Dyar Road, Mattapoisett, MA 02739 CHECK-IN TIME is AFTER 3 P.M. EST AND CHECKOUT is 11 A.M. EST. NO Early Check-in or late checkout. This is a NON SMOKING unit. • DAMAGE CHARGE - A one time charge of $49.00 is required. It covers up to $1.500.00 in damage for our protection. PAYMENT – An advance payment equal to 50% of the rental rate is required with the return of this signed lease. The advance payment will be applied toward the rent. Please make payments via personal or bank checks payable to Dana Vaitses. The advance payment is not a damage deposit. The BALANCE OF RENT is due twenty one (21) days before your arrival date. We do take online payments through HomeAway for VRBO. CANCELLATIONS – There is no refund for cancellations except that of security deposit unless another tenant can be found for that time. MAXIMUM OCCUPANCY – The maximum number of guests is limited to four (4) persons. MINIMUM STAY – This property requires a six (6) night minimum stay. Longer minimum stays may be required during holiday periods. INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate. NO DAILY HOUSEKEEPING SERVICE – NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. FIREPLACES –We would prefer that you not used the fireplace from April 15 to October 15. WATER AND SEPTIC – This house is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $200. STORM POLICY– HURRICANE OR STORM POLICY – No refunds will be given unless: • The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or • A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. • The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: o Any unused portion of rent from a guest currently registered; o Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and o Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. DISCLAIMER- This house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
