My partners and have discovered our own "Camp David". A perfect place to hunker down, relax and escape the daily grind of our small business to plan, budget and strategize. Each time we leave re-charged and ready to jump back in to our hectic roles. We have enjoyed Joan's home now several times and plan to be back again in a few months! This time we had an extra night which we offered to a key employee as a much deserved "perk"!

Being a quadriplegic, traveling can often be a challenge. Since our family was unable to be together at Christmas, we were looking for a location that would be convenient for all and meet my needs. With our families in NYC and DC, the location was perfect. The house easily accommodated our family and met all my special needs. The roll-in shower and elevator made the house ideal for me. All levels of the house were easily accessible and wheelchair "friendly". The house was beautiful and the various levels worked nicely for our multi-generational family. With a son who is a real "Foodie", the gourmet kitchen was a dream come true. Kitchen is fully equipped and ideal for great conversations during meal preparations. The large dining area easily accommodated our group. THIS HOUSE WILL MEET ALL YOUR NEEDS! We stayed for the weekend and we all wanted to stay longer. We loved the house and location so much, we are returning this summer for a week! The house, location and owner made this a great family celebration. We are looking forward for a great week this summer to create new family memories.

Our extended family spent a week in Joan's home and found it to exceed all expectations. It was extremely spacious and allowed for several large areas to gather as a family, as well as some smaller nooks where one could find some peaceful moments. The river was incredible, and the deck overlooking it added another wonderful socializing space. The kids swam, the men fished, and we all enjoyed the kayak and canoes. Across the street from the house is a long, well-maintained towpath, perfect for early morning runs and afternoon bike rides. A short walk down the towpath and the kids can get ice cream or a great bakery treat. The house is furnished in a very welcoming manner, stocked with everything you could ever possibly need. There are several cooks in our family and we had a great time in the kitchen, which can accomodate at least 6-8 adults, all doing their thing. We were able to eat most of our meals out on the spacious deck. Each floor has laundry facilities which was incredibly convenient, as was the elevator. The kids had their loft hideaway and just when you started to wonder what they were up to.....you could use the whole house intercom to find out! We have rented many VRBO homes, but never one with such upscale furnishings, art and architecture. It was really a treat! The owner obviously has put her heart and soul into the design and decoration of the house (1 of 2 houses in this area), and goes out of her way to see to your needs. As a group, we decided the only thing missing was a zip line from the 4th floor to the river! Thank you for the incredible vacation, Joan, and we will come back again next year!

This is THE perfect house for any occasion I can think of: a family gathering, a friends’ reunion, or a girls’ getaway. We came for a long winter weekend to celebrate my husband’s birthday and this house comfortably accommodated 3 generations. Truly, this is a house you can come to and never leave – whether you’re simply enjoying cozying up with a good book in front of the fireplace, or looking out on the Delaware River, or enjoying cooking in that great (and completely stocked) kitchen. And we did all of that. Each couple in our family had a beautiful bedroom and private bath. The top floor suite is ideal for grandchildren – with a Foosball table and a piano no less! Our 8 year old grandson loved the house so much that he wanted to move there! I agree and I can't say enough about how beautifully decorated the house is. The house is located within an easy 7 minute walk across the bridge to the Milford, NJ grocery store and a 2 minute walk to the Delaware River Canal Path. Restaurants abound and the owner will recommend a whole variety of places in the area. We would return in a heartbeat and we look forward to doing exactly that. The setting must be incredibly beautiful in the fall and spring. And of course summer makes it THE prime real estate for enjoying the Delaware River and all that it offers: canoeing, kayaking, fishing, tubing, and swimming.

We live about an hour away from Upper Black Eddy and rented this home for the Thanksgiving weekend. We were looking for a handicapped accessible option because my 92 year old mother uses a walker and stairs are pretty much impossible at this point. With the elevator and accessible bathroom, she could join our family with no problem. The house is well-equipped and there are lots of comfy spaces for the family to spread out. My kids loved the loft on the fourth floor, very cozy. There are four full baths, each bedroom has a bath "en suite", but there are also two more powder rooms, as well. And there is a screened porch and bar area on the ground level that we could not use because of the weather, but would be great in the warmer months. In the winter, the area is pretty quiet, but our goal for the weekend was family-time, so we enjoyed the fireplace, piano, and window-shopping in New Hope and Frenchtown. There are a few local places that were fun for coffee and breakfast and the local market sells liquor and has a deli counter, so what more do you need? In the warmer months, I think an outdoorsy family could keep quite busy here with the river and surrounding parks and bike paths. The owner is super-helpful and patient, responding to questions quickly and cheerfully.

Exceeds Expectations! We Are Already Packed for Next Year! My family came from Missouri, Colorado and Virginia to join me at the river house for a long weekend together. I choose the house from the online listing and found the owner to be wonderful to communicate with immediately. Then I arrived at the home and I could not believe my eyes!!! The pictures and description in the listing truly understate the beauty of this house and its surroundings. This is a dream home that will exceed your every expectation! Each adjective used in the previous reviews……fantastic, amazing, upscale, great, beautiful…….. is right on target. The outdoor spaces were incredible. We used the canoes and kayaks on the river. We rode the bikes on the trails around the river. We sat out on all the decks throughout the days and evenings, barbecued hot dogs and chicken on the gas grill for lunch, played soccer in the yard with the kids and had an evening of making s’mores and telling stories around a fire in the outdoor pit. We visited the coffee fair, the country store and then hit a few antique shoppes. The indoor spaces were glorious. The kitchen was to die for…….and who minds doing the prep with a fire going, listening to the stereo while looking out onto the river? We could all sit together around the long dining table enjoying our food, the fire, the view and the company. The bedrooms and baths were five star hotel comfort, design and privacy. And then there was the loft: a little special secret hideaway with a game room for the kids, a quiet hideaway for mom, and a beautiful bird’s eye view of river!! Our only regret was having to leave so soon! Thank you, Joan for sharing this gem with us. We are making plans now for our return.

We spent a weekend here in November as it was my wife's birthday and she had wanted her children, spouses, and grandchildren to be near. We are native to Pennsylvania and familiar with Bucks County. Being on the historic Delaware River we found the views and surroundings to be peaceful and comforting. The lovely home was more than is represented on the website. It is tastefully decorated and offered a great amount of space to be together as well as individual privacy. The floor plans offered a large kitchen/dinning area, a connected living room with see though fireplace, individual sleeping quarters for a family of 8 with two grandchildren, a large deck, and a ground floor fit for outdoor entertaining. Perfect for summer and early fall dinning. You must visit the historic town known as Frenchtown just over the bridge in New Jersey. We took the whole crowd there for lunch and dined at the Frenchtown Inn. Following lunch we had the group scavenger hunt through the town collecting items and discovering the local shops with the help of friendly residents. Finally, you will enjoy the elevator as it serves all floors and was quite useful in hauling all the items required of a growing family. Looking forward to returning in the summer.

I was completely impressed with this home and vacation rental experience. Of first note, the details and furnishings were more lovely and upscale than I expected~ much more like a real home, but impeccably clean!! : ) Access to the river is easy and delightful, with a kayak and canoes to enjoy; and the view is gorgeous. This would be a fantastic place to have a large group; ample space, plenty of bathrooms, excellent options for both privacy and socializing, and a big, fairly well-stocked kitchen. The owner was incredibly responsive on all fronts, from returning my initial inquiry to answering my questions about local farmer's markets to calling me the following weekend to follow up on our plans (we wanted to come back!). Kudos to the owners of this lovely property~~ you're doing a great job!

I work in the hospitality / lodging business and have been called "picky" in the past. With that in mind, if you are contemplating renting a home for up to 10 people in the Bucks County area, don't waste your time with other home options. Pick this one! We had family gathering from all over the mid-Atlantic, so this was a perfect location and amazing home. 1) Joan's description and pictures *understate* the quality of her home. Every detail from the home fixtures, amenities and furnishings are well thought out. The elevator is very convenient and makes moving in/out a fast and efficient process. Joan's tastes are similar to my wife's and mine (we actually have some similar decor in our own home), so we really did feel right at home. If waking up to a phenomenal river view is appealing, you won't be disappointed. 2) The property was impeccably clean and well stocked with supplies. 3) Joan's help in guiding us to the area and home was very helpful. She was only a phone call or email away to answer a question or two that came up, and like any good host, she checked on us to make sure everything was ok. 4) For a vacation home in the mid-Atlantic, this would be my first choice and recommendation to friends. My relatives all commented how much they wanted to return. 5) While our stay was too brief (we didn't want to leave), we enjoyed canoeing right from the back yard which has a wonderful river viewing deck, bike rides on the canal path and visits to Sesame place for the kids. We planned on eating out a few times but ended up enjoying the home, kitchen and grill too much to leave at meal time. Joan left dining candles and having dinner on the deck was a fabulous experience. Now, there's nothing in the world that's absolutely perfect, so I would rate this a 4.99/5.00 with my only minor nit being that sound travels from the loft to the master bedroom. But we had kids up there and this would be the case in any place. In summary, if you stay at this home, you will want to rave about it to others... or you may selfishly want to keep this a secret for yourself so you can return often.

I am a Bucks County native, and travelled back to PA for my baby shower. Because I moved to Minneapolis several years ago & my inlaws are from Houston, a lot of people were traveling in for the event. Instead of requesting that people get hotel rooms, I decided to rent this home so my family and friends could stay under one roof. Because of the spacious location, we were able to maximize our time together... while getting a luxurious B&B feel. This home certainly exceeded our expectations - with its amazing views, beautifully decorated interior, and spectacular kitchen... We certainly had everything we needed for our long weekend. My mother-in-law was impressed with the view & my mother LOVED the walk in shower (she still talks about it to this day). I was a HUGE fan of the master, oversized soaking tub - which was a welcome reprieve for my pregnant & swelling bones at the end of each day.
