This impressive and spacious 4 bedroom 4 bath home is tastefully decorated with family vacations in mind. There are 3 bedrooms on the 3rd floor and 1 bedroom on the first floor. The 4th bedroom is on the ground floor and has 1 full and one twin bed. The garage has parking for one car and there is enough space in the driveway for another 2 cars. This 4-bedroom, 4 baths home looks out over the large community pool and is only 180 leisurely steps to the beach. Maximum occupancy including children is 10.

After checking in and receiving your Keys make a right onto Padre Blvd. Proceed north aproximately 2 miles till you pass the Bahia Mar Hotel (6300 Padre Blvd) the entrance for Las Villas is just past the Bahia Mar hotel at 6410 Padre Blvd.South Padre Island, TX 78597. Turn right onto Hacienda St. Then left on Fountain Way. Malibu Beach Villa (6511 Fountain Way) will be on the left hand side next to the community pool.

Maximum Occupancy at The Villas, including children is 10. The Villas Home Owners Association will issue fines of $500.00 per day for violations.

RULES FOR RENTERS

November 3, 2012

1. Rules will be included as part of the rental contract. The person who signs the

contract is responsible for the actions of all persons staying at the rental property.

The Rental Agency will post the rules, codes, etc. inside the rental house.

2. Renters must be over 25 years of age.

3. The maximum number of occupants will be a function of the number of bedrooms

within the property. These numbers are in compliance with HUD “Guidelines for

Rental Occupancy”:

a. 5 or more bedrooms – 12

b. 4 bedrooms -10

c. 3 bedrooms - 8

4. Renters will not be allowed to have visitors or guests in excess of those actually

staying at the property. This rule will be strictly enforced with no exceptions.

5. All renters vehicles must be parked in the Rental Owners driveway for overnight

parking. Failure to comply may lead to ticketing and / or towing. Maximum

number of vehicles is 4.

6. All vehicles must display a vehicle tag? from the interior rear view mirror at all

times when entering and while on the property.

7. Overnight on the street parking is not allowed.

8. Renters will not be given gate codes. They must register at the guard house and

entry is through gate guard only. In the event the guard is temporarily absent

from his post, he may be reached at 956-299-5675.

9. Rental Owners and Rental Agency must provide a 24-hour phone number for

contact in the event of rule violations.

10.Renters must abide by the noise limits established by the City of South Padre

and adhered to by the Home Owners Association of the Villas of South Padre.

11.In the event of unruly behavior or failure to comply with instructions from Gate

Guards, South Padre Island police officers may be asked to respond.

I have read the rules and regulations promulgated by the Home Owners Association of The Villas and I and my party agree to abide by them. In the event that I or a member of my party violates these rules I agree to pay the fines incurred and if eviction is requested I agree to remove my belongings from the premises and to leave.
