Sunset Place is located on the west side of Panama City Beach and is only five to seven minutes away from several Spring Break venues such as Pier Park, Tiki Bar, Sharkys, etc. The house is approximately 12 minutes to Spinnaker, Lavela and Hammerhead Freds. Free transportation and public transportation operate near the house. You can leave your keys on the counter and avoid high parking fee at the clubs and venues and dangerous driving conditions. Also there are an enormous number of cab operators in the area during Spring Break.
Sunset Place is a beautiful three story beach home featuring four bedrooms, three bath located directly across the street from the beach on the exclusive West End of Panama City Beach. Sunset Place is adjacent to Sunnyside Resort and across the street from dedicated beach access # 93. Sunset Place shares a large heated pool with two other homes located in the back of the house in a private gated area.
The Sunset Place floor plan is excellent for families. The first floor offers two bedrooms and a full bath as well as a bar area with a refrigerator, microwave and storage area located in the hallway leading to the pool area. The second floor features the dining room, half bath, and spacious living room area which offer a large balcony overlooking the courtyard and pool area. The third floor features a guest bedroom, the master bedroom with a large bathroom and whirlpool tub and the most incredible views of the Gulf of Mexico from the third floor balcony.
Sunset Place accommodates up to 10 occupants and is completely furnished and comes with many extras such as free WIFI, LED TVs, DVD players, microwave oven, corian countertops, ceiling fans, tile and newly installed carpet, washer/dryer, beautiful landscaping and a spectacular large heated pool and spa (the spa and pool temperature is set on 82 and cannot be controlled separately), etc. There is an additional fee of $175 for the heated pool/spa feature.
Sunset Place is situated 100 feet to the beach and is perfect for weddings, receptions and special events. Prior approval and a surcharge apply for all special events. We have excellent relationships with preferred wedding planners and caterers.
Sunset Place is also conveniently located within walking distance to a Winn Dixie Supermarket, Publix Supermarket, CVS Pharmacy, Waffle House, Jin Jin Buffet, Castaways, Sunnyside Grill, Kwiker Liquor, Wells Fargo, etc. Also Minutes away from Pier Park dining- Jimmy Buffet’s Margaritaville, Backporch Seafood and Oyster Bar, Longhorn Steakhouse, Olive Garden, Panera Bread, Five Guys, Reggae J’s Caribbean Grill, Buffalo Wild Wings Grill and Bar, Red Brick Oven, Red Robin, Rum Runners, Schlotskys, Shoneys, Smoothie King, Subway, Guy Harveys, Hofbrau Beer Garden, Dicks Last Resort, Pompano Joes, Starbucks, etc. You can also enjoy Pier Park Entertainment and shopping at the Grand Theaters, Pirate Quest Laser Tag, Miracle Strip Amusement Park, Dillards, J.C. If you are interested in reserving any of our properties, please send an email for the dates you prefer or contact us by phone. If the property is available and you agree to reserve it, a rental agreement will be sent to you with detailed information regarding the property, security deposit and payment schedule. The reservation is secured with a $500 security deposit. In effort to avoid being exploited by internet scams and protect the potential guests, we do not accept wire transfers and will personally speak with you by phone to confirm the reservation. Furthermore, we will provide you with our property address and full name so you can verify property ownership through the county property appraisers website: www.baypa.net. To determine proximity to the beach, you can go to google maps or google earth and verify.
Due to the heavy volume of inquiries and reservation activity, our calendars are not always up to date.
SPRING BREAK INFORMATION
There are very few properties (houses) in the Panama City Beach area that will rent to parties under the age of 25. In certain circumstances, our properties are available for rent to parties under 25 years of age provided a number of conditions are met. We require each occupant to sign the rental agreement and assume primary legal responsibility for the occupants during their stay. All occupants will also be required to sign the rental agreement and provide a copy of their driver’s license prior to check-in.
For the protection of the guests, upon check in, the property owner will meet the occupants at the house, perform an inventory with the occupants and complete a signed inventory checklist. Upon check-out, the property owner will again meet the occupants and complete a property inspection in order to refund the security deposit. House parties or gatherings and additional unregistered occupants are prohibited and if discovered will result in immediate and complete forfeiture of the deposit, payments and eviction.

The rates for Spring Break for up to 10 occupants start at $1995 to $2595 plus $175 housekeeping fee plus 6.5% sales tax plus 5% bed tax. The houses will accommodate up to 10 occupants. The fully refundable deposit is $750. Rentals are on a weekly basis only from Saturday to Saturday.

The house is nice enough.The beach is about a 5-10 minute walk across the street that isn't too terribly long. Overall, the house itself served its purpose well, except for the fact that despite the description stating that the house sleeps 10, there is only room for 8 in beds, so prepare 2 of your guests to sleep on couches. Dealing with the owner, however, turned into a nightmare. The owner was very lazy in his efforts to fix 1 piece of tile. I never received my refund nor heard a peep from the owner after our departure. After 4 months of emailing the owner with very limited responses, the owner eventually said that I would have to take care of this mess myself. He claims to have spent over $500 of his own time on this matter and refused to refund my security deposit. He never once contacted me first or kept me in the loop with any details. My advice: take pics of everything or kiss your security deposit good bye!

Owner response: We take pride in our properties and make every effort to insure that our guests enjoy their stay and leave satisfied. Despite the allegations, this house is across the street from the beach and there is plenty of bedding to accommodate (see online descriptions & photos). As for the damages caused by the Guest, the facts and emails (over 70) speak for themselves. On 8/29, prior to check in, the tile was not broken; however, on 9/2, the morning of check out, it was broken. Despite the damages, I agreed to only charge the cost of repair if possible from his $500 deposit. I made numerous trips to the house, Home Depot, Lowes & tile stores. Furthermore, I responded to over 70 emails between the Guest and me, despite his allegation that “he never heard a peep from the owner after departure” (see emails below). In fact he contradicts himself in his review. As a result, the estimates to replace the tile are $7 per square foot for a 190 square foot area, plus $380 to remove the existing tile. The total estimated costs are over $1700. We are regretful that this situation occurred but unfortunately, the deposit was forfeited to help recover the $1700 costs incurred to replace the floor. 1-On Sep 19, Tim wrote: Hi Scott, Thanks again for our stay on August 29-September 2; we had a great time. I noticed that the $500 security deposit has not been credited back to my credit card yet. Per the rental contract, the refund is fully-refundable within 14 days of departure, which would be September 16, 2013. Can you please refund the $500 security deposit? Again, thank you very much for a wonderful time! 2- On Sep 19, Scott wrote: We are still trying to find a piece of tile to match the one that was broken during your stay. We are not having much luck due to it is difficult to determine whether the entire floor will have to be changed or we can just replace one piece. I will send photos in the next email 3 - On Sep 30, Scott wrote: The cheapest estimate I can get is 625 (This does not include the cost of the tile). A GREAT place to stay!
This house was awesome for 4 adults and 6 children. We were very pleased with the house, it had everything we needed and more. Scott was so good to work with throughout our trip. This location is perfect for a family looking to be outside of the crowds but close enough to go enjoy dinner or tourist attractions in the afternoon. Perfect for 2 families just wanting to spend a week at the beach.
