My wife and I stayed here in November 2011 and we had a great time.Inside the condo is clean and well kept. The balcony could use a little work but the view and location make up for any detractors. I highly recommend this condo and I am already planning my next trip to Playa and this rental.

Casa Las Olas is a triple threat: it is the best value, it is in the best location, and it is oceanfront! My husband and I are so happy with our choice of condos that we will stay at Casa Las Olas every time we are in Playa Del Carmen. The condo itself is clean, nicely decorated, and the king-sized bed is comfortable. We loved sitting on the veranda, enjoying the breeze of the ocean and the muted music that filtered up from Senior Frogs. The condo is a two minute walk to the bus station, a ten minute walk to a large grocery store, and seconds away from 5th avenue with 100's of shops and restraurants. We abosolutely loved the location. The booking process was easy and the owner prompt with responses and helpful information. If you decide to rent this condo, you've made the right choice!

This property was more than expected. No it did not have a stove (but had a hot plate to cook eggs burgers) . But if your looking for a prime spot in the middle of the action and right on the beach this place cant be beat. We were able to find dollar tacos and beers right down from the condo and the view was incredible. We bought groceries at the Mega and had fried eggs and bacon each morning. There is a place downstairs that has freshly squeezed oj. We rented a umbrella and 2 chairs on the beach for 10 dollars and they kept us refreshed with buckets of Coronas (5 for 9 bucks) and because you are so close to the beach you can walk back to your condo and eat lunch there and go back to your chairs. The noise from Senor Frogs wasnt bad at all. But stay away from Senor Frogs the biggest ripoff in Playa. There are much better places and far cheaper than that ripoff place.All in all the best vacation I ever had. The condo is perfect for 2 people gets cramped with 4. Thanks again Sam.

My wife and I had the opportunity to stay in Sam's conda for 10 days in December of 2007. It is a very clean, well decorated space with a fantastic oceanfront view. The location is perfect, just steps from all of the shops and restaurants in the old part of town, which we preferred to the more modern area further north. (We jokingly called it San Diego, as all of a sudden you feel like you're back in the states.) I would not hesitate to recommend this condo to anyone who is thinking of spending time in Playa.

My husband and I stayed at Sam's condo in April 2008 and had a fantastic time. We normally stay in an all-inclusive but wanted to have a different experience. The condo was very nicely furnished and the veranda was huge with a beautiful view of the ocean. We walked to the super Walmart to shop for groceries (take a taxi back). The condo has a double hotplate so you can cook on your own, but the ouside grill needs to be replaced. The bed was super comfortable with lots of linens and big soft towels. Room Service came about every other day which was great. The music from Senior Frogs wafted up at night, but you couldn't hear it inside the condo. We met some great neighbors and can't wait to go back!

This was a Perfect vacation with sunshine and beautiful blue sea in a perfect apartment with a location close to everything. Returned September 14, 2007, after 9 days in Sam's condo with my daughter. First, the terrace. It was huge overlooking the water and lovely to have breakfast and watch the sun rise. Inside the apartment, you will find everything you need and a super comfortable king sized bed. Maid service was a plus. Because of storms, some of the beach in front of the condo and those in Playacar have eroded, but we went north to Club Mamitas where we spent the days with chairs and lunch and returned "home" for a nice sunset swim. I can't say enought for the condo. You would be dealing with such nice people, Sam, the owner and the property management people who are good at suggesting trips to your liking or getting you any little thing you might need for the apartment. Finaly, the rate, can't beat it!!! Just hope you don't book during the time I want to go back. That is the only negative in writing a positive review.

I just returned from a 3 week stay in this condo. It was everything I wanted. The condo was comfortable and well located. I especially liked the view of the ocean. There was always a nice breeze on the spacious deck. It was an easy 1-2 minute walk downstairs to the ocean to swim. I would give serious consideration to this condo for any future return to Playa. Sam and the property management were easy to work with throughout the process.

WOW!!! Is this ever a best kept secret location! We just returned from a glorious two weeks in Playa, and were priviledged to stay in the tastefully decorated and immaculately clean Casa Las Olas!!! The new large porch is absolutely fantastic with a magnificient view of the Caribbean Sea. Every where you look is water and the sunrises are breath taking! You can enjoy full sun or shade in the comfortable chairs for reading or relaxing. You are withing walking distance to Ferry,Bus Station, shops, restaurants, and grocery stores. The Wal-Mart has a Super Center and offers anything that you might need. We enjoyed walking there, and choosing from all the fresh fruits, vegetables, seafood, etc.(you need to take taxi back), and we prepared most of our meals making use of the kitchenette and the grill on the porch. You couldn't have a better view or surroundings to enjoy your meals. We took advantage of everything. Fifth Ave.(Pedestrian Walkway) is fun day or night! All kinds of shops and restaurants to choose from. We felt safe at all times, and only had minor glitches in communication. The Property Management is very professional and always helpful in any way. The maids are very efficient and will supply you with plenty of amenities. (ie.)bottled water, linens, etc.) This condo is so comfortable and I think larger than pictures depict. The time went by so fast and we never anticipated enjoying such a wonderful vacation! Most of all, Thanks to Sam! Thank you so much for all of your expertise knowledge about the area, what it has to offer, and for allowing us to stay in your home in Playa del Carmen. We will definitely be renting again! People's comments in the Guest Book is what sold me on this property. So I hope I have given some enlightment about Casa las Olas and Playa del Carmen. I highly recommend renting this condo. Great balcony with a gorgeous view, perfect location, super clean, comfortable and beautifully decorated. I used to live in Playa del Carmen and this is in the best spot, very close to the bus station, beside the ferry to Cozumel, right off the main street with all the shops restaurants and clubs. I may be back in Winnipeg, but my mind is still in Playa!

Just returned from my third stay at Casa Los Olas and it certainly will not be my last! The condo is great, the view is incredible and the new deck is totally amazing. It’s bigger than my NYC apartment! The noise from Sr. Frogs is barely audible now that they’ve rebuilt. Thanks, Sam for another lovely vacation.

Our stay at Casa Las Olas was a blast! If you are like us, we were a little skeptical at first using this website instead of going through a resort or travel agent. I have to say that this is the best kept secret around. This condo is exactly like the pictures, the deck has an amazing view, and the service is excellent. We were very pleased with our stay. We had out honeymoon in Playa Del Carmen and what a memorable experience. Sam is a great person to work with, he gave us great insider tips before we even left the states! His place was absolutely perfect!!! The location was amazing, the view was simply breathless, and we enjoyed the beach below better than any other stretch. Everybody in the office was so friendly and helpful. And 5th Ave. being just steps away was such a treat. We can’t wait to go back, but once we do we will be staying in Sam’s sleek condo again!

The condo really is as gorgeous as it looks in the pictures (if not more gorgeous). Playa del Carmen really is as gorgeous as they all say. The condo owner is a great guy and the people at Caribbean Beach Properties are very friendly and helpful. It might sound too good to be true, but believe it! :-) Book your holiday already!! What a perfect place. The view is unbelieveable. We enjoyed the best of both worlds; secluded and private when we wanted some relaxation and fun and excitement just downstairs at Senor Frogs. We are already planning our next trip. We won't stay anywhere else. My kids will go next time. Also having the kitchen was ideal because we cooked all of the fish we caught during our fishing trip.

My sister and I stayed here in July. We had a wonderful time. I can't speak more of the location, it was great! So close to everything: the beach, restaruants, bars, shopping, and the ferry to Cozumel. At night you could hear the noise from Senor Frogs, but like others have noted, in the bedroom you couldn't hear it at all. The place was very clean and nicely decorated. The staff on site were friendly and helpful. I like that there were adequate towels, and the beach chairs were nice for sitting on the beach. All in all, it was a great experience and I would highly recommend it. It's worth the price.

My daughter and I spent one week in this wonderful condo! It was our first visit to Playa and with Sam pretty much walking through everything in advance, we had a great trip! The location was fantastic and I truly enjoyed having my coffee and reading in the morning on the deck and watching the ferry boats come and go. I also felt very secure while we were there. The condo has all the comforts of home and yet none of the responsibilities! Great way to spend a vacation! And with Sam's help and advice, we had an enjoyable and memorable trip! Thank you, Sam!

Everything and more. that pretty much sums up the condo and our experience in Playa del Carmen. the best of locations. very clean, wonderful cleaning staff. My wife and I wanted to have a quiet vacation. the condo allowed for that, but we found that we wanted more than just vegging out on the beach, and the location close to the ferry dock and 5th avenue meant that we could be with lots of people when we chose. We spent 3 weeks at this condo and couldn't have been happier. The condo is decorated beautifully and is very comfortable and makes you feel at home. The cleaning staff is excellent. Location is perfect. We were quite concerned about being so close to Senor Frogs, but if you closed the patio doors you couldn't hear the noise in the bedroom. We were very impressed with Sam. He conducted business very professional with a touch of friendliness you felt right away. It was his honesty that will stay with us - when you book on line it is a worry that you may not be getting what is offered. With Sam that will never happen. "Ocean View"... need I say more? What a wonderful experience it was to work with the owner and book my vacation. I had never been to Playa Del Carmen (or Mexico for that matter) and I was a little worried that the pitch of "location" was too good to be true. Well I was thrilled upon arriving and realizing that I had basically a front row seat to all the best that Playa Del Carmen has to offer. We have been home for less than a week and are already missing Casa Las Olas, having spent the first 2 weeks of January there. I keep listening for the sound of the waves and smell of sea spray. Everything at the condo was great. We were very impressed with the decor and attention the detail with the pictures, and ornaments. The surf board looked so inviting, but we resisted. The cleaning staff was very thorough and management responsive to any questions or needs. Each morning we had our coffee on the balcony in the morning sun. We really appreciated the shade on the balcony in the heat of day. During our stay, the ocean was right up to the front of the property and a short stroll north of the pier puts you in the midst of the sun bathers and to the south finds a quiet beach with perfect sand, a great swimming spot. Our son's spent the first week with us and found Senior Frog's can be a little noisy at times when sleeping in the living room, but we never heard the music in the bedroom. Overall it was very quiet and relaxing. We were seldom aware that we had any neighbors in the other condos. The location was great for us with a daily stroll down 5th avenue to meet friends at different places. I would certainly recommend this condo and it's convenient location, unless you are into the "all inclusive scene" and do not want to experience the variety and atmosphere of Playa del Carmen. I just returned from a 4 night stay at Casa Las Olas and my friends and I all LOVED it! The condo is so tastefully decorated and very cozy. Views from the balcony are spectacular! Checking in and out was seamless - you can control how much or how little contact you have with the site managers. Sam, the owner, is amazingly responsive too! The location is top notch! Easy access to the beach, shops, ferry, bus stop, clubs and entertainment. There's something for everyone. I plan to tell all my friends about this place, and if I ever make it back to Playa Del Carmen, this is where I'll stay! If you make it here, be sure to view the Mayan ruins (we took a bus to Tulum), go snorkeling, and take the ferry to Cozumel. There is so much to see and do! And what a wonderful feeling to go back to the comfortable and relaxing atmosphere of Casa Las Olas!

We just spent 32 nites in this beautiful condo. Just a hint, if Senor Frog gets going a little wild, just request they close the big heavy doors which I gather are meant to be closed but they get careless. They are very cooperative. Everyone treated us royally and what fun to watch the ferries come in and also just drop down the stairs to take advantage of all the stores and restaurants. No need for buses or taxis since we were in the center of everything. Wondered why everyone raved about something as mundane as a air conditioner but they are really great.

We spent 10 days here on our honeymoon. We couldn't have found a better location. It was great! right next to everything: beach, shops, restaurants, ferries, bus station. The condo was nicely decorated and well equipped with modern amenities. We were worried about Senor Frogs down stairs, but it wasn't bad. You couldn't hear anything in the bedroom. We definatly recommend this condo. You will have a great time! We will consider using it again. Tip: use the bus station and do the tours yourself. It's only two blocks away. You can do it on your own time and you can save TONS of money. The buses can take you everywhere and it is dirt cheap! Also, snorkeling in Cozumel is a must!

I just returned from a stay at Casa Las Olas in Playa del Carmen 2 days ago and miss it already!! My usual Mexico vacations have been spent at all-inclusive resorts, and this was my first time to ever rent a condo on vacation. It was absolutely perfect! I loved the condo and found it to be beautifully decorated and very cozy. The location could not have been better; you are within walking distance of everything you need, including the ferry to Cozumel (which is too tempting to pass up). The beach where the condo is located is beautiful and, in my opinion, the best section of beach along Playa. I will definitely be calling Sam (the owner) for another week of fun as soon as I can!

WOW! What a wonderful vacation. I was a little skeptical never having been to Mexico but this vacation location was just perfect for us. The condo is right on the beach with a georgeous view of the lights of Cozumel at night. Condo was beautifully furnished and COOL! Lots to do ... shopping, sightseeing, ferry to Cozumel... SCUBA diving was THE BEST - highly recommend Phantom Divers. Full Moom came up over the lights of Cozumel. Relax on the beach or dance the night away. I can't say enough!

We had a great stay here. The condo is in a perfect location and looks just like the pictures on the website. It was very clean and the maid service was excellent. We did not need a car as the ferry is right out your door. If you like the Senior Frog's kind of scene, it is just below the condo. The music from the bar can be very loud at night if the patio door is open but when closed there is no problem and you definitely hear nothing in the bedroom. The management don't but you but are availible and responsive. The weather was great in the off season and the owners were great to deal with. We'll be back.

We had an absolutely wonderful time in La Playa, the condo was beautiful and we were very impressed with it's decor, comfort and cleanliness. It was perfectly located. We both thought we got a lot of bang for our buck. We have most certainly highly recommended this place to our family and friends. We did fill out a comment card that was left on the counter on our last day. We only had a few minor suggestions, the main one being getting the lock on the downstairs gate fixed. As far as the condo itself, the only suggestion we would make is to add more kitchen utensils, such as a decent bread knife, other decent cutting knives for meat and cheese, spoons, spatulas, etc. etc. We actually liked spending time relaxing in the condo, eating breakfast on the deck in the mornings, watching the waves and then try to make sandwiches to take for a picnic lunch. We thought maybe some of those little light canvas frames you can lean against while sitting on the sand, as well as an umbrella would work well. The beach to the south is fairly secluded for a day of reading in the shade and dipping to cool off, while still being very close to home.

I have always been very sceptical about paying for something sight unseen. It took a lot of convincing by my wife to take Sam's word on the deal in Playa del Carmen. It just sounded too good to be true. I was in for a wonderful surprise. Sam,s condo surpassed anything I imagined. It had it all. Centrally located with a view to die for. The condo has a balcony overlooking the white sandy beach and azure waters of the ocean. In the distance you can see the coastline of Cozumel. The condo has all the amentities(cable, A/C, just bring a toothbrush). My wife and I thourghly enjoyed ourselves. We enjoyed taking the ferry to Cozumel and taking daytrips to the Mayan ruins. In the evening we took leisurely strolls through the main street of town visiting the small shops and nightclubs. The people are very friendly and helpful. If you need groceries, it's a $2.00 taxi ride to the shopping center(sort of a super Wal-Mart, we would walk to it, get whatever we needed and take a cab back). We stayed 7 nights from April 15, 2004 and loved the place. The location was perfect for access to all types of activities such as day at the beach and day trip to Cozumel. The center of town is steps away so restaurants and shopping are plentiful. Sam describes the unit accurately. He is very nice to deal with and his local managers were very nice too. The condo is new and well furnished with very nice air conditioning units for the bedroom and the living area. Our 2 year old boy enjoyed the balcony (kid safe railing included!) as he was facinated with the ferries leaving for Cozumel. Our portable crib fit very well in the bedroom so our toddler slept away as we enjoyed ourselves in the living room area. Dancing music from Senor Frogs (downstairs) reached the living room area at nighttime but the music did not drift to the bedroom. Did we already say the air conditioning units were also new, very quiet and worked so well? Overall great place in the center of town! We'll recommend this place to our friends and family.

Being a frequent visitor to the Riviera Maya, I have stayed in a variety of accommodations from resorts to privately owned properties. Casa Las Olas is far superior to any others that I have found. The location is perfect! It is located on the beach and near the origin for most activities. You only need to walk downstairs and you are immediately in the heart of the original Playa del Carmen where you will find a vast array of dining, shopping, and excursion opportunities. My favorite is the zocalo (public square) where you can sit and watch the constant parade of people from all around the world mix with the local families who bring their children to play, located on the beautiful beaches of the Caribbean.The condominium is spacious and equipped with all the modern conveniences (great air conditioning!). The décor is a harmonious blend of high quality furnishings with tropical and Mayan accents. The balcony provides a wonderful location to enjoy your morning coffee, afternoon breaks, and evening relaxation. The cool ocean breezes and sound of the crashing waves clears your mind of all worries. It is also a great front-row seat for people watching!The property owner, Sam, is a great guy and is readily available to address any questions/concerns that you might have. The local property management is just downstairs and are very helpful should you have any questions or needs. Don’t expect a “resort” experience, but this is a perfect place to enjoy your vacation. You can be as active or tranquil as you chose without the interruptions that you find at a resort. I travel alone and felt very comfortable/secure throughout my visit. I was so delighted with my experience that I made reservations to return in three months for another week while I was still there!
