Once the residence of a noble Italian family this splendid romanatic villa set in its own private estate of olive groves directly opposite the sea offers privacy and tranquility with wonderful views across the entire bay and yet is within walking distance of the local village, shops (15 mins) and sandy beaches (10mins). The main villa has 3 bedrooms and 2 bathrooms, sleeps 6-7,the adjoining annexe bedroom with bathroom sleeps a further 2 with separate entrance via courtyard and there is a further service bathroom in the courtyard. The structure retains an air of grandure and charm with its fading facades, graceful arches, frescoed stairway and antique waterwell. Situated in the picturesque village of Santa Maria di Castellabate which in turn is located in the Parco Nazionale del Cilento a natural parkland reserve on the Cilento Coast, this undiscovered area offers a combination of art, history, culture and recreation where the leisurely pace and local traditions form part of daily life
Ground floor: The ground floor has antique terracotta tiling and vaulted ceilings and consists of a living room with an antique stone fireplace and adjoining dining area with large terrace windows which give onto the front patio courtyard ideal for outdoor dining. The kitchen in colourful vietri tiling consists of a gas cooker and oven, washing machine, fridge freezer, table and seating area. Access to the upper floor is via the external stairway, which as with many older properties was the only access to the living quarters. There is also an annexe bedroom which sleeps 2 with bathroom with shower/basin/WC adjoining the house with private entrance via the courtyard. The dining area terrace window doors open onto the enclosed courtyard ideal for outdoor dining
Upper floor: The upper floor consists of 3 light and airy bedrooms decorated in colourful mediterranean style with vietri tiled flooring ,2 bedrooms have a terrace and all enjoy wonderful views across the bay. There are full 2 bathrooms, one with shower and one with bath and shower, wc, sink bidet. The upper hallway is equipped with a ping pong table and leads out onto a terrace which runs along the length of the building and features an antique water well. The extensive views across the green olive trees and beyond to the azzure coloured seas add to the attractive features of this magical location and on a clear day one can see the Amalfi coast and the graceful silhouette of the island of Capri.
Excursion possibilites: The local area offers a wide selection of restaurants where one can dine 'al fresco' and enjoy good genuine cooking where home made pastas, fresh fish and local wine form part of the menu. There are also numerous possibilites for excursions to the various places of interest - Pompeii, the Amalfi Coast- Amalfi, Ravello, Positano, Sorrento, the island of Capri, all being withing easy reach not to mention the local area where rugged stone farm houses dotted about the terraced olive groves and entire villages stand as living monuments to times goneby

I've just returned from a stay at Property #3636 and I feel as though I've fallen back to earth after two weeks in heaven! As I drove up the long olive-lined entrance for the first time, I thought I was in a Bertollucci movie. The villa is quintessentially Italian, from the terra-cotta, to the fresco, to the incredible view from my balcony So often, property managers give you a key and leave. But Jackie was always available for any question or problem. She also set up 2 of our best excursions; a tour of the old city and a boat trip down the Cilento coast. Thanks to her expertise and upbeat attitude, we got a true taste of this undeveloped piece of Italy. Bonnie USA What an amazing place! we thoroughly enjoyed the villa and its surroundings! Francianne and family from France Fanatastic villa so unspoilt and full of character with lots of space and a true italian feel we'll be back but want to keep this secret find to oursevles!

Charming villa in great location
A beautiful period villa at the end of a long, private drive which leads almost directly to the sea; it's a tremendous location close by Santa Maria. The villa is roomy with plenty of indoor and outdoor space - there are places for eating and relaxing in the shade, or lazing in the sun. The views are wonderful from the upper terraces, down to the Med, along the coast and across the hills towards Castellabate. The furniture, kitchen and bathrooms are adequate but perhaps in need of a little TLC and could benefit from some upgrading. That said, this isn't a massively expensive rental compared to some properties on the Amalfi coast and so it would be over optimistic to expect high end designer luxury! Mosquitoes? Oh yes, they are in evidence here as pretty much everywhere in southern Italy. We had both heavy rain and hot, still weather so the conditions were ideal for mosquitioes. Jackie provides plug ins and room spray, and local shops sell anti-mosquitoe skin creams and sprays; we also brought our own mosquitoe nets. What is there to do while you're here? There are lovely sandy beaches a short walk away; we hired sun loungers & umbrellas some days and by early September the Med here is a great temperature for swimming. Santa Maria, nearby San Marco and Castellabate itself are all very easy to get to. Santa Maria has just about the right amount of tourist infrastructure: a few restaurants (we especially liked Il Cantuccio in Piazza Lucia), plus a few places to buy delicious ice-creams and pastries. Prices seemed lower than other parts of Italy both in supermarkets & delis and in cafes & restaurants. Perhaps this is because Santa Maria feels fairly uncommercialised and very much off the international tourist trail. Further afield Paestum certainly shouldn't to be missed and a trip into Salerno isn't a bad idea. Castellabate is though fairly isolated and say Naples, the Amalfi coast, Capri etc aren't that close and require some effort to get to, especially in the summer heat. This is a good villa to rent if you're looking for somewhere with charm and character in a lovely unspoilt, very Italian location - and you really want to slow down and unwind.

This was not our first visit to Santa maria and we were very pleased to return and furthermore find this very unique villa. Charming place with italian flair and a feeling a history,something that nowadays seems lost. We appreciated the space and privacy and also being able to walk into the village, when we stayed once in Umbria we were in the middle of nowhere but this combined everything we needed for both young and older members of the family. The owner was discrete, helpful and informative and we love Santa maria so hope to be able to return. Will recommend to friends

Wonderful holiday in all respects, the villa was spacious,clean and private and just what we wanted for our family get together. Directions were great. The property manager friendly and on hand when required. Some of us were beach goers others just enjoyed chilling out with a nice glass of wine on the terrace. There is lots of information leaflets for ideas for excursions and restaurants, we liked going up to medieval village Castellabate or for lunch to beach restaurant. Santa maria is a nice village friendly locals despite our basic Italian, a real italian experience the villa has that ambience of a family house and we felt at home straight away.

We enjoyed our stay at your villa, it was spacious and much larger than we expected. The villa had lots of character, and we enjoyed our aperitifs on the terrace watching the sunset over the Amalfi coast. The kids loved the ping-pong and exploring and playing hide and seek. The area offers plenty of sightseeing and if you want you could spend everyday visiting tourist attractions but we also went to the beach and it was especially pleasant at the end of the day to stroll down to the beach when it was cooler and less crowded. We ate out every night lots of pizzerias and restaurants to choose from. The property would benefit from air conditioning and a pool as temps can be very high and humid and it is 20 to 30 minutes from a good sandy beach. A small rocky beach is 50 metres from the end of the drive but 250 metres (minimum) from the house. A pack of dogs roam the grounds of the villa and a large amount of household rubbish accumulates on the public trackway immediately behind the property and in the driveway. Mosquitos are a problem. The area is only just begining to cater for international tourists. The lack of local railway and shipping infrastructure means a good drive to train stations or boat piers and a car is absolutely essential. The beach at Paestum is fabulous, clean shallow and weed and rock free. The temple ruins a must. 30 minutes drive away. Prices for food, cafes and restaurants is high for Italy and there is limited choice but rail travel is inexpensive. Jackie is always available and spares no effort to resolve issues where she can and will help with taxis, advice and any trips you may want to make.

Manager response: Summer temperatures in Italy tend to be hot, especially in August. There are fans in all bedrooms. Mosquitos exist in hot climates and are more active around dusk. Citronella, creams etc are suggested for outdoors, tabs in rooms for indoors. - It's a pleasant quiet 10-minute walk to the beach from the property. Go to the end the private driveway and turn right at the end which takes you to the beginning of the bay which has a rocky form and marks the beginning of the 2km sandy beach. You can stroll along the sandy waterfront or along a small path which leads to the 1st beach lido restaurant (recommended for lunches) or continue along the path further to a lido bar. The total length of the 2km beach is also a recommended walk to the Trezene hills. - We make efforts keep the grounds of our private properties rubbish free but rubbish in public areas is the responsibility of the town authorities. We can however help the authorities by reporting unsightly or illegal rubbish dumping. -There are 4 small dogs Tikka, Bongo,Raza and Mela which belong to the groundsman. The area to date has been unfenced and other dogs sometimes wander into the area. We will be building a fence to restrict access. -Local travel information: a car is recommended. The nearest train station is Agropoli which is about a 10-15 minute drive and has regular services to Salerno, Naples and Rome. Train timetable information can be found at www.trenitalia.it . The small port of San Marco is a 10 minute drive and has a daily hydrofoil service to Capri from mid June-mid Sept ( Metro del Mare). -Eating Out: There are all categories of restaurants from simple snack bars (a cappuccino costs 1.50 Euro), to Michelin Guide award-winning restaurants ( average price 35 Euro-50 Euro max p.p full course). The renowned 'mediterranean cuisine' has its roots here in Cilento and there are annual conventions attended people from all over the world to study 'la dieta mediterranea' - based on genuine ingredients, pastas, fish, and local products such as olive oil etc.

We thoroughly enjoyed our stay at the villa. It is a beautiful historic building in a beautiful setting and the atmosphere and place was perfect. Views from the balconies across the olivegrove and the sunsets were fabulous. We were a group of friends and everyone could either be together or just relax in this spacious villa. There is a large dining area but we either ate outdoors or went to the nearby beach bar for lunch which served great food.The beach was a short walk away and we also would walk into the main village with no problems. The owners were helpful and on hand for any advice when requested . Hope to return someday. Fernanda and Ralf.
