                    You've come to town to meet up with your college student, having booked a room at the local hotel. After dinner out, what do you do now? You could go back to your son's/daughter's place and hang with their roommates (they love that), go back to your small hotel room and what, watch tv or talk (generally for a short time)? After doing exactly that for 2 years, I decided that I wanted to really hang out with my son. This was the perfect place to do it! Although a little outside of town (not too far at all) and away from the college (can you say, "quiet"?), it was only 5 minutes to downtown and the great shops, galleries, and food. This is a newer condo. Lovely warm radiant flooring. Although it was November and cold outside and the ceilings were very tall, I was never chilled. Always toasty. Extremely clean and inviting. We retired to the condo each night after the day's events. The kitchen was perfect! My son and his girlfriend made me dinner (ok...so I bought the food - hey, they're college kids) one night as well as cocoa schnaaps! We sat back and watched some old movies, talked about the horrendous drive over from Spokane over the 3 passes, and just enjoyed each other's company with no interruptions or the usual awkwardness from friends. Most of the time, they didn't leave until after midnight! What a great experience. Do consider staying here. You will not regret it! I will stay here again! Maybe I'll let my husband join me next time!

                    This rental was everything I hoped it would be and more. Very clean, and posh. Master bedroom is really nice with a huge comfy bed and spacious bath/sink area. Great shower. Extra bedroom is nice as well and there's a delux washer/dryer in the townhouse. Kitchen has everything you will need for entertaining and a nice big dinner table. Comfy couch, cute fireplace and nice widescreen TV. The garage was wonderful to have, especially with the weather. There's a clicker in the house you can use when you come and go. The location is a few minutes from downtown Bozeman, and there's a coffee shop halfway with great food and pastries. Highly recommend! I will be suggesting this place to friends and renting again when back in town. Thanks!

                    I would recommend this townhouse to anybody looking for a place to stay in Bozeman! It was exactly as advertised and it was some of the little things that I really appreciated. Aside from being super clean, the house furnishings and kitchen supplies were all high end...including a weber BBQ out on the covered porch. I also valued the large 2 car garage that fit my full size pickup and it was great to have use of the garage door opener so we could go right in and stay out of the weather. My son is going to MSU so I'm sure I will be booking at the Legends Townhouse a lot! Laurie

                    Our stay at this townhouse was fantastic. We showed up late at night and found the house without any issues. The house was spotless and ready to go for our every need. Perfect size for 2 adults and our 1 child. Centrally located between Bridger Canyon and downtown Bozeman. Also, taking Griffin Dr made getting to other parts of the area extremely easy. I would definitely stay here again!

                    Great location, Yellowstone, Gates of the Mountains, Lewis and Clark Caverns, hiking The M, Drinking Horse, Bee Hive Basin, Hyalite, Bozeman Rodeo, Borgert Farmers Market, Livingston Music Festival, Big Sky, Museum of the Rockies, Bird of Prey Center, Emerson, Starkey's, Nova, shopping downtown, the art galleries. The townhouse was perfect, so close to downtown and Hwy 90, that leads to everything. The townhouse is very well stocked, clean and very quiet. Great reading on the front porch, perfect walking or hiking with trails right behind, or golf around the corner. You feel very much at home !! Thank you Paul, for working with me on dates, it all worked so well, I know we will be doing this next year !!!

                    We loved staying here! This is such a beautiful house. Thanks again for letting us stay here. I love the smell of the wood! This is Carolena and I love it here in Bozeman. I love the surround sound. We are from Colorado and it is really hot there this time of year and it is cold here, so it is different.

                  Cancellation policy:

                  This Agreement will become effective upon Guest’s payment of the Reservation Deposit. The parties agree as follows: PREMISES. Owner, in consideration of the rental payments provided in this Agreement, rents to Guest a 2 bedroom, 2 bathroom house (the "Premises") known as the Legends Luxury Townhouse at 2542 Weeping Rock Lane, Bozeman, MT, 59715. KEYS. A keyless entry lock on the front door will be programmed shortly before your arrival. Your passcode will be provided upon payment along with directions to the house. CLEANING DEPOSIT. The Premises shall be clean upon Guest’s arrival. A $200 cleaning deposit will be refunded within 3 days after checkout. Rental price includes three hours of cleaning which is sufficient for doing all bed linens and towels, vacuuming and light cleaning. Additional time spent cleaning may result in retention of part or all of the Cleaning Deposit.  Prior to checkout, Guest should pick up all garbage, wash dishes and wipe down kitchen.  Failure to do so will possibly result in extra cleaning time which you will be charged for. DAMAGE DEPOSIT. Guest will be responsible for any damage caused by Guest’s use of the Premises. This includes any damage caused by anyone in Guest’s party or anyone on the premises at the Guest’s invitation or sufferance. Guest agrees that any damage may be charged to his/her credit card and submits to the jurisdiction of the appropriate Montana Court if litigation is necessary. PETS. No pets shall are allowed. SMOKING. There is absolutely no smoking allowed indoors on the Premises. OCCUPANCY & RESTRICTIONS. Only the number of people specified may occupy the Premises. No guests or visitors may stay in RVs parked on the premises. Gatherings of more than 10 people in addition to the guests constitute an event that the Reservation Manager must be notified about in advance and approve to minimize neighborhood impacts; there may be an extra charge. No bands may perform on Premises. No discharge of any firearm or hunting of any kind is allowed on Premises. Any illegal activity may result in immediate eviction and forfeiture of rent received. No commercial use of the house is allowed for any purpose. Guest may not sublet the Premises. Guest agrees to abide by Reservation Manager’s House Rules found in “Guest Book.” Guest will not make any alterations, remove anything, or do any repair without prior approval of Reservation Manager. Home Owner or Reservation Manager may enter at reasonable times for repairs or service. Home Owner or Reservation Manager is not responsible for any loss or damage to Guest’s property. This wavier by Guest includes any loss, expense or damage, whether direct, indirect, consequential or otherwise. ACCESS TO PREMISES BY OWNER OR MANAGER.  The Owner, Manager or agents thereof may access the Premises for reasons of urgent repair or maintenance of the Premises. DEFAULT. Guest shall be in default of this Agreement if Guest fails to fulfill any Agreement obligation or term by which Guest is bound. LIABILITY FOR DAMAGE, INJURY, OR ILLNESS.  Owner of Property will not be liable for any damage or injury or illness to Guest or any other person or to any property occurring on the premises or in common areas unless such damage is the legal result of the negligence or willful misconduct of the Owner of the Property. Guest agrees to hold the Owner of the Property harmless from any claims no matter how caused except for injury or damages caused by negligence or willful misconduct of Owner of the Property. ARBITRATION CLAUSE. Arbitration shall be sought in any proceeding not settled by the parties. ENTIRE AGREEMENT/AMENDMENT. This Agreement contains the entire agreement of the parties. This Agreement may be modified or amended in writing, if the writing is signed by both parties. DANGEROUS MATERIALS. Guest shall not keep or have on the Premises any article or thing of a dangerous, inflammable, or explosive character that might substantially increase the danger of fire on the Premises. GOVERNING LAW. This Agreement shall be construed in accordance with the laws of the State of Montana. If any action in law or in equity shall be brought to recover any rent or charge under this Lease, or for or on account of any breach of, or to enforce or interpret any of the covenants, terms or conditions of this Lease, or for the recovery of the possession of the demised Premises, the prevailing party shall be entitled to recover from the other party as part of the prevailing party's cost, reasonable attorney's fees, investigation, affirming judgments or appeal, the amount of which shall be fixed by the court and shall be made a part of any judgment or decree hereof rendered. The prevailing party will also be able to recover the cost of collection of those judgments. TERMS OF PAYMENTS RESERVATION DEPOSIT. The 25% reservation deposit shall be paid to Bozeman Cottage, Inc. at the time of the reservation and will be held by the Reservation Manager to be applied toward the remaining balance. For reservations made within 30 days of your arrival date, the total amount is due unless other arrangements have been made. REMAINING BALANCE. 30 days before commencement of the rental, VRBO will send you a reminder to pay the remainder of the Total Price. CLEANING DEPOSIT. The $200 refundable cleaning deposit will be refunded within 48 hours after your departure provided that no extra cleaning or damages were incurred. CANCELLATIONS & CHANGES. Any cancellation made 60 days or more before the scheduled arrival date will receive a full refund of the reservation deposit, less a cancellation fee of $75 plus credit card fees of 2.5% of any amount that has been charged to your card. Any cancellation made within 60 days of the scheduled arrival date shall be subject to a forfeiture of the Agreement payments (including the remaining balance payment), unless the Reservation Manager is able to re-rent the Premises for the reserved dates at an equivalent rate minus any cleaning costs and extra work incurred by the cancellation. ACCOMMODATIONS TAX. The State of Montana collects a 7% bed tax on all home rentals less than one month in duration.

                  I was able to buy this townhouse and finish it just how I have always wanted. It's built to last and equipped with top of the line appliances and furnishings. It has radiant floor heat which is the only way to go in Montana winters, plus it is well insulated and has high ceilings with great light.

                  The Unique Benefits at this Townhome:
                  I like to be able to walk out the door and sit by Bridger Creek, along the trails that border this subdivision. Plus I can ride my bike to town or to the local swimming beach. I don't golf but there is a great course right across the street.
