DESCRIPTION OF THE VILLA:
Elegant family villa, ONLY 4 MINUTES DRIVE AWAY FROM THE BEACH OF PORT GRIMAUD AND THE BEACHES OF MARINES DE COGOLIN AND GASSIN. The villa is in a quiet and private estate with a view of the Medieval Castle of Grimaud. The 325 m² split-level villa is built on a 3400 m² south-facing ground, fenced and planted with trees. The villa is totally secured with an alarm system and an electronic surveillance.
Located at the foot of the Grimaud plain, only 15 minutes drive away from St-Tropez, the villa provides you with a complete environment of rest and relaxation.
The villa has 5 bedrooms and can comfortably accommodate 11 people. 1 air-conditioned bedroom with double bed (pool house) in the garden. 1 bedroom with double bed on the ground floor. Air-conditioned main bedroom with super king size bed, upstairs. 1 bedroom with double bed and 1 air-conditioned bedroom with 2 single beds. 1 mezzanine with small extra bed upstairs (futon). 2 Baby beds are also available!

Both bathrooms and shower rooms are spacious and comfortable. Bathrooms have 2 vessel sinks. The upstairs toilet and the ground floor guest toilet have hand basins. * The garden bedroom (pool house) has en-suite 1 shower room with toilet. * The ground floor bedroom has en-suite 1 shower room with toilet. * The upstairs main bedroom has 1 bathroom with bathtub, shower, 2 vessel sinks, bidet and toilet. * The double bedroom (with garden and pool view) and the bedroom with 2 single beds share the same bathroom with bathtub and 2 vessel sinks as well as 2 separated toilets.
KITCHEN:
The kitchen is fully equipped with 2 dishwashers, 1 Expresso coffee maker, 1 microwave, 1 professional stove with 2 ovens, 4 hobs and 1 grill / wok, 2 refrigerators (including a large American fridge). Plus 1 washing machine and 1 tumble dryer!
LOCATION - GRIMAUD IN ST-TROPEZ REGION:
The villa, ONLY 4 MINUTES DRIVE AWAY FROM THE BEACH (3km), is located between the medieval village of Grimaud and the seaside resort of Port Grimaud. The villa is 8 km away from St-Tropez and only 5 km away from the prestigious beaches of Pampelonne with its most famous Club 55!!!
Families with young children will also appreciate the peaceful beaches of Port Grimaud (3 km away from the villa) and les Marines de Cogolin and Gassin (4 km from the villa). The villa, halfway between St-Tropez and Ste-Maxime, is also 1h15 away from Nice Airport and 45 minutes away from the airport of Hyères.

ADDITIONAL INFORMATION ABOUT RENTAL RATES:
Both parts will sign an agreement. It is absolutely essential that you subscribe a travel insurance policy for your peace of mind. We are sorry but we do not accept pets!!! Smokers are welcome but it is not allowed to smoke inside the house; and it is very pleasant to smoke on terraces. House linen, bath towels, beach and pool towels are available for rent: 20 Euro per person and per week. This service is organized by the owners and payable before your arrival at the villa. All linen will be changed once a week. You will have to pay for any extra change. Cleaning service is included in the rental price: 3 hours per day, 3 days a week. End-of-stay cleaning is not included and will cost you 300 Euro. This amount is payable upon booking! We will be delighted to provide you with a concierge service, so please do not hesitate to ask.

• High season rental rates (July and August: 8,000 Euro) are per week, all inclusive. A 30 per cent down payment is due upon booking to secure your rental.
A 3,000 Euro weekly security deposit (to cover any breakage/damage) is due before your arrival and payable upon signature of the agreement. Of course, this security deposit will be returned to you after a satisfactory inventory check-out, within 14 days of your departure!!!
Balance is due at least 6 weeks before your arrival. You will be welcome by the owners who will show you around and serve you a packed meal along with a glass of our delicious local rosé wines. Flowers, fruit basket, soft drinks, bath soaps and toilet paper will be ready at the villa for your comfort! A complimentary grocery will be available for your first day breakfast.
NOTES:
The villa is very well-equipped for your comfort: it is a functional house, ideal for families with children, couples or groups of friends. Children will appreciate the plasma TV with a few games (that our children will put at the disposal of our young guests) and parents will be delighted with the broadband Internet access via Wi-Fi as well as the fax machine. 1 gas barbecue and 1 large table (seats 10-12) under a covered terrace to spend a nice holiday. You will find a relaxation area under a wisteria-covered terrace with a four poster bed with net curtains and cushions. After swimming in the large pool (16x6 m), you will enjoy relaxing on the reclining sun loungers. Those who dislike the sun will find 2 large sun umbrellas. A table tennis will delight both children and adults for family tournaments.

We spent a fabulous two week holiday with a group of friends at this beautiful, private villa. A spacious, comfortable house with an amazing pool area and great outdoor dining facilities to enjoy long, lazy lunches. We were two families and the house allowed for plenty of privacy, with lots of different areas to relax. An ideal base from which to visit the fantastic beaches for which the area is famous and the surrounding Provencal hill towns. Excellent equestrian centre just a couple of minutes drive away was an added bonus! A fantastic holiday. Excellent place to relax and enjoy sun, pool etc. We felt very much at home. Both villa and poolhouse are decorated with great taste. Villa is in a quiet area, close to Saint Tropez. Suitable for families and friends, and also for (small) business groups. Owner is a charming lady who is very helpful and speaks English fluently (nice!).Recommended for: Sightseeing, families with young children, romantic getaway, age 55+, families with teenagers.

The villa in Grimaud exceeded our expectations. The house was open with a large dining area outside and a large kitchen which were advantages with young children. The owner was very helpful in not only answering questions about the property but also in giving advice on grocery stores, markets, etc. I would certainly recommend this property for people traveling to the south of France, especially from the United States.Recommended for: Sightseeing, families with young children, romantic getaway, age 55+.

We rented the villa for a large family holiday which consisted of seven adults, one child and two babies. The holiday was great for everyone, including one adult with a mobility issue. The pictures of the villa really do not do it justice, it is beautifully presented and it is clear that the owner takes great pride in her home. We arrived late on a Sunday evening, despite the time we were greeted by the owner with a stocked up kitchen, she even prepared us a meal. Given the time of the day we would never have found an open shop and this really was a big help to us and very much appreciated. The rooms are spacious and comfortable and the home has every amenity that you would want. The highlight of the property, however, is the garden. The garden is truly paradise with several areas for resting, a very large dining area and a large swimming pool. Despite being in a large group we were all able to just do our own thing and hang out without feeling like we were all sitting on top of each other. There were even lilos for the pool and a table tennis area for family tournaments. The villa is located very conveniently for easy access to many of the nearby towns, including St. Tropez. We were lucky enough that the owner gave us a small guided tour of the area so we knew where the super market was, the local farm shop, some good restaurants, even the beach and funfair. This proved very useful as we had several excellent meals out in the recommended restaurants. The only very small issue which wasn't really an issue was that the older people in our group very much enjoy walking and given the lack of pavements/sidewalks in the area and the craziness of the local drivers they were not able to do this, but this would have been the same wherever we stayed. You really need a car wherever you stay in this region. Overall, we would all highly recommend this villa, it's heavenly.Recommended for: Sightseeing, people with disabilities, girls getaway, families with young children, romantic getaway, age 55+, families with teenagers.
