Beautiful 3 bedroom, 2 bath waterfront saltbox on a small, quiet lake in upstate NY in the town of Hampton (not on Lake George), 3 mi. from the VT border, 35 miles from Lake George village, with a screened in porch. Open floor plan, private home, available year round. Enjoy a good book on our deck while the setting sun reflects onto the water. In the fall, the foliage mirrors onto the lake; in the winter, the woodstove keeps you cozy and warms you up when you come in from skating or x/c skiing. Our leather sectional is a great place to watch a movie at the end of your day, or read a book as your kids work on a puzzle on our large coffee table. Enjoy the private lake on our canoe, kayaks, paddle boat, paddleboard or rowboat. It's a great family vacation, that can include your well mannered family dog, if you just can't bear to leave him behind. Please identify the pet(s) you would like to bring and read our pet policy at the end of our rental agreement, and email the pet breed(s) you would like to bring and that you agree to our terms. Our master bedroom with a plush, king-size bed and main bath area are downstairs, with two additional bedrooms and another bath upstairs, making it easy to share with another couple or family, while still having privacy. You can chill out and enjoy the peaceful setting, or when you're re-energized and ready to explore, Lake George Village is just over a half hour away, with large Riverboats to tour the lake, restaurants and outlet shopping. Manchester, VT is a Designer Outlet mecca, or take a day trip to charming VT towns like Middlebury, Ludlow, Brattleboro, or everyone's favorite, Burlington. There's great Horseback riding and a seasonal rodeo at Pond Hill Ranch just 20 minutes away; Poultney, VT has a rail trail for hiking, dog-walking, biking, x/c skiing or snowshoeing, just 10 minutes away.; beautiful golfing at Milestone Golf Club just 10 minutes away. No prom - weekends or college spring break rentals; minimum rental age: 25.
***The months of July and August require 7 nights w/ Friday to Friday. Occasionally, there are shorter timeframes available (ie, when someone books 10 days) so that may show up on the calendar.

Quiet retreat
A very quiet location with parking for two cars. The house is cozy and the beds were comfortable. It was fall and there were many orchards with pick-your-own options. The only down side is the house is on a steep slope so loading and unloading the car was some work as well as getting to the water. Enjoy feeding the jays peanuts. They'll remind you.

Wonderful place to relax
Great house on a small pond (only abut 11 houses on pond). Lots of fun activities on water from kayaking, paddle boarding, peddle boating and fishing. House was excellent and pond was quiet. Fun for whole family.

Beautiful, peaceful and fun!
The house is spacious and comfortable, very well furnished, with comfortable beds. The kitchen has everything needed for meal preparation. We particularly enjoyed the screened porch, where we enjoyed the views of a variety of birds at the feeder, hummingbirds at their dispenser, and the lake at the bottom of the hill, while playing board games and eating meals. The lake (Melvin Pond) is small. It was very calm most of the time, being in a basin, with hills on both sides. About half of the shoreline is wild, making for interesting places to hang out in a kayak to observe the fish and birds. It is also quiet. While we were there, there were often a few others fishing or kayaking or swimming, but in the distance, and not loud. The most noise came from the occasional weed wacking or lawn mowing — and from some spectacular thunderstorms. The small sandy beach provides access to the water for launching boats or swimming. The footing is a bit tricky, but it’s possible to walk in gradually until the water is about knee-deep. Then it turns mushy and filled with underwater plants, so we preferred to swim out a bit to where it becomes deep (over my head at 5’6”). The house is not suitable for people with mobility issues. The house is a full full flight of stairs below the parking area (there’s a wooden staircase and a gradually sloping gravel). To get to the lakeside, there is a very long, very steep grassy hill. Helen was great. Very good service.

We love our times here at the lake, but can only enjoy it occasionally. We'd love to find people that will be able to come up and enjoy this little slice of paradise, instead of having it sit empty, waiting for our next visit. We are empty nesters, until the kids and grandkids all come back to visit, so we're always on the go. When we're not working at our IT desk jobs, we love biking, boating, x/c skiing, kayaking, and just about anything outdoors. We go every other year to Europe on a bike and boat adventure; that's our favorite way to combine our love of boating and the water, along with biking.

Why they chose this property

We wanted to find a lake that was peaceful and not crowded with everyone on top of each other. Compared to other properties we looked at, this one couldn't be beat.

What makes this property unique

We love that we can enjoy it year round. My husband is a swimmer, so once the water warms up, he swims from one end to the other every day we're at the lake. In the winter, our grandkids come up and tube down our hillside onto the frozen lake, and we skate, snowshoe and x/c ski. In the fall, the views of the foliage are great, as well as the hiking at Haystack Mountain just 25 minutes away.
