Owner grew up on the Frio River and wanted to have a place for his family to enjoy. Many memories of floating the river to Garner State Park. Purchased lot but did not build on it until recently. Great family enviroment, relax and enjoy the fresh air, dry climate, clear frio river and beautiful night skys. Axis deer roam freely on the property and water at the river in the evenings.

The house was great for a quiet, laid-back, and romantic New Year's Weekend. As avid outdoor fans, we soaked in some hiking at nearby Garner State Park and Lost Maples. We also brought our road bikes and pedaled some of the challenging, yet picturesque roads around the area, including Dragon's Back (Rt 337). The cottage was very modern and well-maintained. Perfectly nestled among the surrounding towns.Recommended for: Age 55+, romantic getaway, adventure seekers, girls getaway.

We just got back from a wonderful weekend at the Frio. The house is immaculate! And feels very much like your very own retreat. The "home" is fully stocked with everything you need, including a very nice BBQ pit, with charcoal. We tubed the river on Saturday, but if that is more than you want, I suggest you rent tubes and go across river from cabin. There is a fun chute and nice place to just sit and play in water. Or if that isn't your idea of fun, the porch is huge. Sitting out back you will be entertained by lots of deer and wild turkey. Something for everyone. And quiet! Beds and linens are of high quality, too. As I said, we can't wait to go back. A true treasure. And Lost Maples is a beautiful scenic drive if you like to hike!Recommended for: Age 55+, sightseeing, romantic getaway, adventure seekers, girls getaway.

My wife and I stayed one week at this rental with our three boys. The house was excellent, clean and well equipped for relaxation. We had a wonderful time enjoying the river and the outdoors. The river provided awesome relief from the Texas summer heat. We will definitely make this a yearly summer trip for our family. My only recommendation for the owner of the property is to add internet WiFi to the house if it is available in the area because there was no cell service available.Recommended for: Families with teenagers, families with young children, adventure seekers.

The house is actually better than pictures & description! Location is perfect! Walk right to the RR 1120 river put in. House is river front. Owner has new BBQ pit, as well as, the road side park type. Great kitchen! Cold strong AC. Very nice storage/bathroom/laundrey room downstairs. House is very clean. We put up a canopy on the upper front deck that faces west. Canopy helped with the afternoon sun & the wonderful rain we received each evening. The daily rain recharged the river. Therefore, river was flowing better than it has in years. Even the locals were getting in! We stayed one week. House next door always had very friendly & considerate people staying. The downstairs covered area was perfect for that "after float" happy hour. Needless to say, we will return. Owner is very helpful & friendly. A nearby relative is available if needed, whom is also very nice. Just know that, AT&T is the only cell service that works sometimes on back deck. Kinda of nice to be "out of touch". Can't wait to return. HOUSE: Great house, just as pictured. Very airy and comfortable as well as nicely furnished. We brought pots and pans since river houses vary a lot, but all the basic stuff was already there (pans, coffeepot, etc.). Nice linens and high-quality towels throughout the house. Strong A/C. The grill at the house is a small built-in grill like you'd find at a city park, so if it's important to you, you might want to pack your own. As advertised, there is satellite TV, but no landline or cell phone. If you walk up the road you can get ATT cell phone, but no Verizon or Sprint (at all -- same in the nearby towns). RIVER: The river is right across the land in front of the house. Doesn't get much better than this property. The banks are steep and high directly in front of the house, but it's easy to get into the Frio either three minutes' walk up the bank to the road crossing or down the bank to a low spot. (We went down to the river with a cooler bag and our camp chairs to sit in the river with, and it wasn't hard to navigate.) A lot of tubers from a nearby resort or hotel put in at the road crossing, but even during a holiday weekend, it was pretty peaceful. The rock bottom river was nice because even after the rains there wasn't much mud and the water was very clear. It varied from ankle-deep (great with out small kids) up to maybe waist-high in the chunk we played in near the house. LOCATION: This place is definitely out of the way, although there are some neighbors on one side -- the other side is unbuilt lots or currently empty land. TONs of birds in the morning, and the whole area is quiet and dark at night. There is a very small town about 10 miles away with gas and basic grocery, so it's not the end of the world if you forget something. OTHER: Owner was very friendly and helpful. We'd suggest talking to him to get directions before going; GPS isn't very reliable on the rural roads there -- and it can be a little tricky at night since the major road before the turn-off to the house crosses the highway twice. All in all we are very happy with the experience and will rent again here.Recommended for: Families with teenagers, romantic getaway, families with young children.

This is a wonderful property. Also, the amenities (beds, sheets, towels) are unexpectedly extremely nice. The towels are so soft that I plan to look for them for my own home. I did get lost on the way to the property, but that is entirely my fault for arriving at midnight and not following the directions carefully (note: there are 2 places US83 & RR1120 intersect). The owner helped me find the property (at midnight) and the rest of the weekend was wonderful.Recommended for: Families with teenagers, families with young children.

This is a brand new house that is spacious, quiet, clean, uncluttered, and comfortable. It is well-stocked with all of the basics in the kitchen (dishes, utensils, pots, pans, bowls, salt, pepper, olive oil, sugar, etc.) and bathrooms (linens, paper products, soap, shampoo). There are a few basic games (cards, dominoes, puzzles) and coffee table books. The beds, couches, and chairs were all very comfortable. The washer and dryer worked well, and the foosball table was fun. The pictures and map in this listing are perfectly accurate. As with any new property, there are a few kinks that we found during our stay: - The fridge door does not seal completely, which makes it hard to keep cold (when combined with a light bulb that did not turn off inside the fridge, a lot of the food we brought with us spoiled before we discovered the problem and unscrewed the light bulb and plugged the gap with a towel). - The ice maker in the freezer did not work. - There are no blinds on the upper windows in the living room. Even in March, the afternoons were very hot due to the western exposure of those windows. I imagine it will be even hotter in the summer months. - We were unable to figure out how to use the DVD player, stereo, and master bedroom television. Instructions would have been helpful. - There is no landline, wifi, or cell service at this house. While we thoroughly enjoyed completely disconnecting from the world, it would have been nice to have a way to contact the owner when problems arose (such as the fridge, in our case). A neighbor was burning brush in the adjoining lot for three days of our stay. This may just be part of life in Rio Frio or it may have been a one-time incident. Either way, the smoke was so irritating that we were unable to be outside (including at the river in front of the house) for those three days and at times the house was infiltrated with smoke.Recommended for: Families with teenagers, sightseeing, families with young children.
Owner response: Thanks for the comments. I am replacing the new refrigerator with another new refrigerator. The house has central air and heat and this can be turned on if you want to cool the house. I now have a person who will check on the property when guest stay and they will handle any questions. FYI: The Frio is following nicely with all the recent rains. Everything is green and in bloom.
