    Spent a week with my family over Spring Break. Great Stay. Staff were helpful. Sarah is a great cook, and Roger their 19 yr old spoke English. Property was actually nicer than the pictures.Ted and Carmen take pride in this home and it shows. Clean, well maintained, beautiful landscaping. Very private. Didn't see ONE bug in the home during our stay..Rented Quads .We had a break down and William, one of the caretakers, tried to fix it. Staff phoned the owner, Ted, and a replacement was waiting for us in the morning.If you don't speak Spanish, Roger is invaluable. Electricity was not that expensive for us. Ceiling fans were all we really needed at night.We rented a car. If you don't speak Spanish I would get a driver.Some informal beach restaurants around 15 min away. You would need a quad or a car to get to them. Overall A+ grade for our stay. Would love to go back

Thank you also for recognizing the value of our staff. After 7 years with us they have learned the hospitality industry very well and understand the expectations of tourists. Roger is a pretty good tour guide to go anywhere in the country and can take care of all your needs. He has taught himself English and is very proficient. He can make everyone's trip more enjoyable.   • Paradise in Pochomil

    We spent a week in Pochomil with our grown children, spouses and 10 month old grandchild. The house was spectacular. Sara, William and Roger were all wonderful. Roger was there to attend to our needs, William looked after the house, grounds and pool and ran errands for us whenever we needed. Sara cooked delicious meals and we highly recommend this to everyone. We were free to relax, enjoy the pool, beach, and the odd siesta. We stopped at several of the bars along the beach in Pochomil for a cold beverage (snacks were available). Due to our late arrival we got all our groceries in San Rafael de Sur and picked up few supplies in Pochomil later in the week. The beach, which was deserted most of the time, was a roadway for the locals who used, bikes, oxen, horse, motorcycle, and foot to get from here to there. We watched a turtle come up on the beach and lay eggs right in front of the house. The people of Nicaragua were very friendly and always will to stop for a chat (some Spanish is helpful). We rented a four wheeler for cruising along the beach. The electricity costs were $18.00 per day just as expected (we used the air in the bedrooms every night). We found everything else in Nicaragua to be very inexpensive compared to home. We would love to visit the house again. It is a great place to relax, walk along the beach and enjoy the house and pool with the magnificent views.

    We were two families with three children and couldn't have asked for anything better.The kids are all under five. The house was amazing. Lots of room for the kids to play and the pool was fantastic. We hired Sara to cook for us and she was amazing. Her son Roger helped us with everything from visiting the volcano to buyng fruit and seafood in town. He speaks great english so that was a big help for us since we didn't speak much spanish.The house was always kept very clean and tidy. The beach was great. Loved to go for walks watching the locals wander around.We also had Roger arrange for us to have a horseback ride along the beach and loved it.The power cost us $16 per day so it was within the amount we were told. We couldn't have asked for anything else. It felt like it was family taking care of us. We really hope to make it back to Nicaragua and will definately stay there again!! Chris Tanya and family.

    This was a beautiful home and the staff were very nice and welcoming. The master bedroom is well designed for relaxation, comfort and amazing showers. The additional bedrooms are also very relaxing and well designed. The main room of the house is amazing. As a person that loves to cook and mingle - it is awesome. You can cook while overlooking the ocean and you guests mingling in the living room and dining room. The only thing that was a bit of a hassle was having to pay the electricity after the stay on top of the cost of the stay. For 3 people - and two nights we were charged 35 dollars. We only used the air conditioner at night and barely used any electricity during the day except the radio. I wouldn't want to think about how much we would spend if we actually had a full house and stayed an entire week. Personally it makes it difficult to plan accordingly. I would prefer to pay a higher rental price and just have the electricity factored in. I realize electricity is expensive but I don't think this arrangement works well. All and all this is an amazing place. A family wanting to spend a nice relaxing week and sleep extremely comfortably will definitely enjoy this. The set up of the rooms is amazing with the balconies and are all well designed.

Regarding the electricity, unfortunately, Nicaragua has the highest prices in all Central America, it is extremely expensive and specially at the beach. The normal consume of the house it is aproximately $15-18 per day, using the a/c only at nights. The reason why we charge it separately is to make renters aware of the cost of this service, so they use only the electricity they really need. For this reason, our house was built very well ventilated with fans and screens for your confort.

  • Amazing!

    This place was great! Ted and Carmen made us feel welcome, and went out of their way to make our stay stress free. We had a few snafu's with travel to and from the airport, I would recommend going with Carmen's recommendation for the local tour company (we used GreyLine which I would not recommend as they pretended they didn't know who we were, on the way back we used the local tour company, and although he was late because he had a flat tire, he miraculously got us to the airport on time - he was great). The staff was great, food was delicious, and Nicaragua was the perfect place for us to go and relax. The house is absolutely perfect. I can't imagine not loving this place. Thank you Ted, Carmen, and especially Sara and Roger for making our stay unforgettable. We hope to come back! Susan and Alex

    My family and I have stayed at numerous vacation properties in Nicaragua, including Rancho Santana in Tola, but this house definately ranks amongst the best. The house is beautiful, it is very private and the beach is phenomenal but the best is the service that Dona Sara provides. She is great......her cooking is flawless and she will go out of her way to make you feel as if it was your home. On behalf of my family.....thank you Ted, Carmen and lastly but definately not least Dona Sara!!!

    Nothing can replace the stimulating sound of the waves and the overwhelmingly beautiful view one savors each and everyday while staying at this magnificent Pochomil home. It's beautiful design and decor along with the friendly, helpful staff and owners made our month long stay a pleasantly restful and truly memorable one. We thank Sarah for all her hard work and great cooking as well as William for keeping the grounds clean and beautiful. We soon realized there were three valuable assets that made our stay even more gratifying. One being the perfect sized pool , a gods send as the month of March gets quite hot. Two was the ability to rent quads as they provided the freedom to explore the endless beaches, shop at the nearby villages and be a part of and experience the local culture. Three and most important was Rodger - our translator life line. He became like a son and went with us almost everywhere. Having him as well as Manuel (the private taxi driver he hired for all our day trips) was extremely valuable. Although Manuel speaks no English, he was always professional and a real gentleman. Between the two of them, we had great trips touring the countryside, shopping the markets, and even going to the local disco. They were helpful, patient, and always conscious of our safety. Many thanks to Ted and Carmen for all their advise and help prior to and during our first trip to Nicaragua- thanks Ted for a great day down the beach to La Boquita. A tip to newcomers - be well prepared with extra cash for the extremely expensive power bill. You can trust that it will exceed any estimates given. Again, thankyou to all for the good times, great laughs, and truly memorable vacation. We highly recommend this rental to everyone - no matter how long your stay. It was a pleasure for us to have you in our home, we never thought that renting our home was going to be a source of making new friends from so many different places and especially Canadians, like my husband, that we all love to have staying in our home. Yes, electricity prices are very high in Nicaragua especially at the beach. This is the reason why we have to charge separate for electricity. It helps everyone to be more conscious of it's value and not waste it. Nicaragua electricity charges are similar to the combined prices of gas and electricity in the cold climates. However, in Nicaragua, we use it to cool ourselves. Fortunately, the cost is offset by other things that are much cheaper in 3rd world countries such as labor, fruits, vegetables, local restaurants, tours, souvenirs, LOTS OF FRESH CAUGHT SEAFOOD, etc. etc. Your comments are very much appreciated as it helps us serve you better as landlords.     This is a beautiful home with beautiful views. The furnishings are nice and well represented in the photographs. The pool area is beautiful. And the beach is right at the end of the property. The weather was perfect - hot and sunny every day. I highly recommend hiring Sarah to cook. Her cooking is outstanding! And well worth the cost. Speaking a little Spanish was mandatory. The home was very clean (except the kitchen needed a deep clean.) Be aware, however, this is a very remote area. There are no restaurants or other activities nearby. Nothing to do but walk the beach. It was not easy booking activities and booked activities did not always occur as scheduled. Of course, it was vacation, so best to stay in relaxed mode. As others have said, electricity costs are more than double what we expected even though we only used A/C some nights - it was needed as it was hot! Twice during our stay, the electricity went out for hours - causing ruin to all the food in the fridge. And it is not easy getting to a decent sized grocery store - we took a trip to the Managua supermarket which cost us $150 for the transportation! If you want a remote, lazy vacation, this is a good choice.

    Owner response: Yes, in Nicaragua, the electricity is expensive. However, that cost is offset effectively by the prices of nearly everything else. Also, our beach house is very well ventilated and has fans everywhere, with a normal use of the air conditioning at nights you can expect to consume of $15-$20/day , however if you decide to run a/c’s 24 hours, it will be much higher. That’s why in Nicaraguan houses are built and designed with open floor plansand lots of windows to enjoy the beautiful tropical climate this country has to offer 365 days a year. Also several Restaurants are located only 5 minutes away, 3 of them are Hospitality Schools and offer great prices and a variety of international cuisine. Hotel Montelimar Beach Resort & Casino is also located only 8 minutes away where you can go for lunch, dinner, to see the show, spend the day in the facilities where they offer tennis, zoo, disco, casino, etc for a daily fee. If you like fishing, learn to surf, horseback riding, etc you can find all of this in the local town of Pochomil and Masachapa only 5 minutes away. Golf is also available at Gran Pacifica Resort only 25 minutes away for daily fee. As you can see, there is plenty to do if you wish, but our home itself offers you all the luxury you deserve in an empty beach with amazing views and infinity pool to relax, enjoy the sea and the waves that crash over you’re your head at the local attraction called the curtains only a few feet away from our house and watch the incredible sunsets everyday while you are being pampered by our staff. Also taxis and tour companies are located in the local towns. You can call them at your convenience and they will come on short notice. Likewise, with the local tour companies. You usually only need 1 day advance notice to make all necessary arrangements for your transfer needs to the airport or to go on a country tour. Our staff will call them for you. You can also rent an ATV and have a real blast for $250 per week (cash is needed). Convenience is easy if you just ask. We are located 2 miles from the center of town, and by normal standards, this cannot be considered remote. However, everyone thinks differently about distance. It is about 30 minutes to walk leisurely into town along the beach.

    Thank you Carmen and Ted for opening up your vacation home for rental. We had a fantastic time. It was the first time for all of us in Nicaragua and we are already to come back for another visit. The house is spectacular and the pictures do not do it justice. Thank you to Sara, Roger and the rest of the team for making our stay worry free and taking care of our every need. It was a very nice treat having Sara cook for us all week and we appreciate all of the good food. Thank you again and I would highly recommend this house to others.

    This house is everything and more than you see on the website. 6 of us [ 3 couples] stayed here and it was perfect. Sara spoiled us with her cooking- don't even think about cooking yourself! Roger was excellent about arranging vans and tours and being our interpretor. The view and the endless stretch of beach is breathtaking. Carmen was very helpful prior to us arriving, it was a great vacation and the nicest rental place we have had. Jan from Sherwood Park, Alberta

    We were so pleasantly surprised with our experience in Nicaragua! Pochimil is relaxing and the pictures of the house don't do it justice. Its gorgeous! Sarah is a wonderful cook, Roger is a great translator and guide and William keeps the pool and grounds perfect. We truly felt comfortable and welcomed. After a 11 day trip to Nica we came home more relaxed then ever! We want to go back ASAP! Thanks Ted and Carmen for the pre-trip advice and arrangements. We will definitely visit again. Please give Sarah, Roger and the whole family hugs for us!

    This place is the most wonderful place ever. It is like paradise. The house, facilities, pool and beach are just beautiful. They also have a wonderful cook named Sarah. She does wonders. I would highly recommend this place to anyone that wants a relaxing, luxurious stay.

    This was our first trip to Nicaragua - we will come again! The decision to rent this home was based on its proximity to Managua and the amenities provided with the home & property. Needless to say all our expectations were met. The house is incredible from all perspectives - it is clean, very comfortable, private and secure. The grounds, including the pool are fabulous and of course the beach is very special with great swimming and miles of sand to explore. The staff at the house are terrific. They are extremely helpful and friendly. Thank you Ted and Carmen you are wonderful people. Your wealth of knowledgeable and assistance during our travels was so much appreciated. If you have an opportunity to rent this property we know you won't be disappointed. Denny & Nadine
