  Our overall trip was great. For the beach it turned out to be slightly cold but hey it is the South. Our only concerns were cleanliness of the condo. Both showers had mildew covered the bottom of the shower curtains and there were beer bottle tops left on the floor. Our other concern was the fact that we had 4 people staying and could only find 5 bath towels. The Resort also did not do a very good job of keeping the quite hours quite, being 2 of our nights were very long since the hot tub in tower 3 is located directly under this room and it didn't shut down until 3 am in the morning and when you have to rise and shine at 7 am to get ready to perform that makes for a very short rest time. Other than that we had a wonderful time and would recommend this to everyone.

  We arrived at the condo and were pleasantly surprised to find the condo just as it shows in the pictures. The condo is beautiful and has amazing views from the third floor. We will recommend this condo to family and friends who are looking for a condo in Panama City Beach. Thanks to the owners for letting us stay in your beautiful condo, we WILL return!

  The condo and location were beautiful. The only problem that we found was the cleaning was not quite up to par. It left alot to be desired, such as the milldew on the shower curtains and dust along with beer bottle tops in the floor. Also we had 4 people staying the condo and could only find 5 bath towels. And the resort didn't do a very good job of enforcing the Quite Hours. being our condo was directly above the hot tub in tower 3 floor 3 very very close to the noise and partying until 3 am in the morning. and when you have to get up early for a competition that was not enough rest for me. Other than that it was a great trip and great condo.

Housekeeping was notified after your review about the shower curtains, and I'm glad to report the shower curtain liners had already been replaced after your departure. I'm not sure why you were short on towels. We always try to have enough linen to accommodate up to 8 guests. Once our guests arrive, we encourage them to contact our housekeeping crew if there are any problems or if you you need any additional linens. They strive to make sure our guests have everything they need during their stay. Usually there are no problems with noise. Security usually responds very quickly to any complaints of disturbances or noise and they are available 24 hours a day. You were there during a very busy week and I'm sorry you encountered disturbance to your rest. We thank you for your review and hope to have you come visit our condo again in the future.

  My husband and I live in north Georgia. We realized that our Christmas celebrations with children and grandchildren in Alabama would be over Christmas Eve. So we decided to take the rest of Christmas vacation for some down time. We were so fortunate to find this condo. It met all our expectations and it had everything we needed. The owner was very nice to work with. The ocean view from the living room and bedroom was spectacular. Our time spent there was wonderful and we hope to go back again! Thank you Ken.

  Spent 10 days in this unit and had an excellent time. Waking up the sun cresting the Gulf of Mexico every morning was amazing. Being on the 3rd floor made it easy to keep track of my kids as they roamed between the pool deck (just under the balcony) and the beach front. Everything went off with out a hitch. I would and will definitely come back and rent this unit.

  My family and I would highly recommend this unit! The unit was was very tastefully decorated, which made you feel comfortable and very much at home as soon as you walked thru the door. It was nice and clean!!! The kitchen had everything we needed. This unit was just as advertised. We had stayed at edgewater before and booked thru the resort itself, and ended up with a unit that needed updated badly and also was not very clean. This is the reason we book thru private owners.This unit is very well taken care of, and I would definitely book this unit again. The grounds and pools are very nicely kept. It was nice having a restaurant and bar on grounds that you could walk to if you didn't feel like going out. There are alot of nice restaurants within driving distance. The owners were very nice, easy and pleasant to deal with. We will definitely be back!!!!! Thanks Ken !!!!

  We could not have picked a better condo for our stay at the Edgewater over Labor Day week. The condo is beautifully furnished and is stocked with everything you need to feel right at home. We did a lot of cooking, and we had everything we could ask for. The unit was clean and comfortable and there was plenty of room to accommodate all six of us in our group. The beds were comfortable and the master bedroom is so roomy. Loved waking up in the morning and having the view of the beach right outside your window. We loved being on the third floor so we could conveniently take the stairs to the beach and the incredible pool. We spent lots of time on the balcony enjoying the view and all the activity on the beach. Tower 3 is a plus. When you drive through the security gate, it is the first building in the complex. Very convenient. We rented a pontoon boat from "Flippers Boat Rental" in St Andrew''s park and spent the day exploring St Andrew's Bay and Shell Island. It is just beautiful and a very relaxing excursion. If you have a chance you should try it. I would highly recommend the Edgewater Resort . It has so much to offer. And I would definitely recommend this condo. It is beautiful, clean, comfortable and convenient. The description is accurate regarding all amenities and furnishings. You can't go wrong with this unit! We had a great stay and hope to return to this condo for our next visit to the Edgewater. The owners were great to work with. No problems at all!

  Unit 312 was well kept and furnished I enjoyed the week even though we had a tropical storm close to us for a couple days. The unit was close to the beach and pool. I will look to return to this unit. I had a chance to see several of the units rented by others and was not as inpressed with there units. I got several great comments from the rest of the family. The kitch was also well stocked with cooking utensils and pots. I just loved it. Good times

  Loved the condo, especially the master bedroom. Plan on returning next year. The pool is exceptional. Love Edgewater's location, no need to try another condo in PCB, FL Room was everything advertised. Owner was available. There is lot's to do in PCB. I will be recommending this owner's condo. Room was ready when we arrived at 12 pm Monday 5/28/12

Cancellation policy:

Down Payment of $300 is to be sent after verbal confirmation of rental. Balance will be due 30 days prior to move in. You can cancel any time up to the 30 days prior to move in and we will refund your down payment. For any cancellation inside of the 30 days, the $300 will be kept as a cancellation fee, and we will return any additional funds that have been received.

100% refund if canceled at least 30 days before arrival date.
