  Renting this apartment was simple and easy. Flavio responded quickly to emails and texts, and was very friendly over the phone as well. It appears that he owns several apartments for rent, which made me feel more safe since it was a business. His niece Jennifer let my friend and I into the apt and showed us around and gave restaurant recommendations before ever asking for the payment. She was also easy to reach through text or calls. When she came to knock on the door right at check-out, she didn't mind to wait 10 min as we zipped bags and put on our shoes. The apartment was well large enough for just the two of us. The large living room, two bathrooms, and two bed rooms could be perfect for a group trip. It really was a deal considering the cost of just a hotel. We had no trouble at the Flamingo from anyone else. It was obvious that many people were renting apartments from apartment owners - and so it wasn't sketchy at all. The pool was pretty with neat covered cabanas to sit in. There is sight construction between his apartment and the pool - which was never loud or a nuisance of any kind. My favorite part though is the view of the skyline over the bay from the balcony on Flavio's apartment as well as from the bedroom windows. Since I visit Miami Beach a lot for work, I am for sure remembering this apartment to possibly use later. The Flamingo complex was also perfect because it is a fairly young crowd that lives there - but they seem to be mostly locals and therefore aren't crazy out of control. It is just the right distance from Ocean Drive where most of the Spring Break craziness is located - it's about a quick 40 min walk there from the bay side to the ocean side. However, I recommend walking south out of the apartment complex to South Point where it is calm and one of the most beautiful sites you will see. If you head north out of the apartment about two blocks, you will hit (undrivable) Lincoln rd. with tons of shops and restaurants. Turn left on Lincoln for a coldesac with a priceless skyline view. Since Flavio owns several apartments, the pictures above may be a combination of his properties. Therefore, he specified which pictures are the apartment I would be renting before I confirmed. If you're looking for a place that simply gets the job done with the right amenities (oven, fridge, couch, beds, even hair dryer and towels in the one I rented), and a place that is professionally ran by a kind owner - this is the one for you! Enjoy Southbeach!

  I stayed at Flavio's apartment last week. The Flamingo complex has a beautiful view of the bay and a great swimming pool. It was within walking distance to Lincoln Rd. Mall where we shopped and ate most of our meals. We rented a car to go across town to ocean drive but you could walk if you really wanted to. The valet parking got a little expensive but since the apartment was a great price, it was worth it. Plus, no matter where you go in Miami Beach, you WILL pay for parking!! We always told the security guards that we were guests of Flavio and they did not give us any trouble throughout our stay. Also, Flavio was very prompt to return the security deposit. I would definitely stay here again!

  The Condo is nice. This is my second time staying at the Flamingo. The first time I stayed at the North Tower. This is the place to be for South Beach. It's safe, clean, and great as far as location. The transaction was easy and straight forward. I would definitely recommend staying here again.

  I was stay with my family for a week, we found the building and the place very nice, the apartment is very comfortable and have a complete equipment, beautiful people around and a very secure zone, with a wonderfull pool and gardens, if you are looking for relax, this is perfect, by walk you can find all you need, stores and fast food. Mr. Flavio is a very helpful person, you can call or email him for all your needs, for your holidays in Miami beach this is the right place.

  well.,my name is julio and im really happy about this place bcs everything was easy for me and my friends to go everywhere.,me and my friends came down to south beach for our vacations on the 4 of july week in 2012 and we love this place and after that evrything was safe.,i mean bcs is not a tipycal place or hotel tha anyone get in and out whenever they want.,the security people tha works there they ask you where are u going and who you staying so they just trying to do their job and at the same time making sure tha place is safe.,so i come over miami every single summer and i will recomend this place for anybody wanna come to south beach for anything.,flavio was an excelent person and he answered any question we had.,and the price is really good for been a 2 bedroom place even if you are a single family really nice area.,so what else can i say we enjoyed and we definely stay in here again.,thanks flavio...

  This stay was absolutely wonderful. Yes, we were initially apprehensive due to the rules about having to say we were guests of the owner, but this was not a problem at all during our stay and everything was actually quite simple. As long as you enter the property like you know where you're going and don't act suspicious then you're fine. The pictures posted and sent to us prior to confirmation were 100% accurate and the pool that was open (just a hop and skip away) had an absolutely breathtaking view of the water and Miami and was extremely beautiful and relaxing. The apartment was very clean and well-maintained not only in our apartment, but in the entire apartment complex. I will warn that there are a lot of dog owners at Flamingo. For people that enjoy dogs this is a great thing because they are friendly. I know my friends enjoyed the nice owners that allowed them to pet their dogs. Since I am afraid of dogs, this was a problem for me, but it in no way affected the overall pleasantness of my stay. The location of this apartment was perfect. Lincoln Road Mall has a ton of shops and restaurants and the walk there was less than 10 minutes. We literally walked everywhere except for some of the clubs that we taxied to because the location was close to everything. It was also very convenient that there were always taxi cabs outside of this location so we didn't have to worry about calling someone. Flavio was very nice and prompt with all responses before our stay and during our stay. I also appreciate his extreme patience throughout our entire pre-rental process. Due to my friends taking a while to confirm with me on logistics of the trip etc. it took about a month from my initial contact with Flavio to when we actually confirmed. Traveling as a group of 6 21/22 year old women, the layout of security at the complex was very nice and so we always felt safe Knowing that all guests had to scan a card to enter the complex and then to enter the apartment and then to get on the elevator was very good. There is also a security guard that is always outside of the complex gate. I say all this to simply explain that security is excellent, but definitely NOT overbearing at all. Side note: If you like sushi, I would definitely recommend Doraku Sushi at Lincoln Road Mall. I would 100% recommend this property to a friend or relative, and would rent here again when I am in South Beach. Thanks Flavio.

  My friends and I rent yearly from Flavio, most recently in May 2012. Throughout the renting process he kept me up to date and informed about the condo and it's policies - Upon arrival he was very friendly and went over the location/facilities with us. We understood there was only 1 pass and we found a way to make it work amongst us. Security at the building was very friendlyas well so we did not feel uncomfortable stating we are visitors - The condo was just as we expected and it was a great trip. The place is in a great location and close by to the beaches and shopping. Thank you Flavio for your continued professionalism

  Nous avons séjourné chez Flavio du 16/04/12 au 29/04/12 avec nos 2 adolescents.La résidence est trés agréable et l'appartement correct, propre et trés grand, il est conforme aux photos. Flavio à mis à notre disposition 2 parasols ce qui est trés pratique pour la plage. Pendant notre séjour il y avait des travaux dans une piscine qui était fermée , mais ce n'était pas dérangeant. Flavio est trés gentil et toujours prêt à rendre service. Nous avons passé un agréable séjour. Je recommande cet appartement . Merci à flavio

The apartment was agradable and correct according to the photos provided. Flavio also helped us providing 2 beach umbrellas. Closest pool was not available but the other building pool was ok.   I rented the apartment for two weeks. The apartment owner held a large deposit until after the checkout so I felt uneasy about complaining. About a week before arrival, I received a very aggressive email about the check in process with various sections underlined in red saying that I could not tell anyone at the complex that I had paid for the apartment and I was to say to anyone who asked that I was a guest of the owner (whose name I had to memorise). I had no contact with the owner, a third party deals with the apartment. The email stated that I would lose my deposit if I did not comply with the lies about the rental. I have since discovered that the apartments should not be available for short term rent, hence the necessity for the dishonesty. Upon arrival, I was given one security pass . Despite the fact that three of us were staying in the apartment, we were told that we could not get another pass. You cannot access the lift, the building, the complex or the swimming pool without the pass which made the stay logistically very difficult as we all had to co-ordinate where we were at any one time. The security pass had the name and photograph of someone else on it (not even the owner) and I was told that I had to ensure that no one saw the picture. The whole thing made me feel very uncomfortable. I was told on arrival that I had been allocated a 2nd floor apartment. The view was over the swimming pool which was under construction and could not be used. The apartment carpet was absolutely filthy and was only cleaned the day before check out. I would not recommend staying here. I rented another apartment three weeks later in South Beach. It was cheaper, cleaner, better equipt, in a better location and I did not have to lie to anyone!

  Owner response: It is very sad to see how people can write anything damaging others without problem and not saying the truth. I always told the renters the building problem about being announced as visitors regarding short term rentals because of Miami Beach policy of allowing only rentals for long term which force us to give only one generic pass. Because of this the price of the apartment is very convenient. Everything was told and specified in advance, renter agreed and signed acceptance and aknowledge in the contract they signed when reserving the apartment. At the reservation I sent actual photos of the apartment, so there is no unknown apartment at the arrival, if the renter didnt opened the pictures sent is not under my control. Apartment carpet is steam cleaned monthly and if for any reason we overlook something that needs special attention or to be cleaned, guest always can ask for it to be fixed and we try to satisfy him. Finally, if there are other apartments (as renter said) in Miami Beach without the short term rental problem, is not that it is not present there, only that the other owner don't disclose it hoping that the guest didnt find it out.

  I stayed here with several members of my family, including our 7 mth old baby. Right away I was concerned about letting the baby crawl around on the floor since the rug looked completely dirty and was very stained. When we tried to vacuum the floor, we discovered the vacuum cleaner was broken. Which made me question the last time the unit was actually thoroughly cleaned. Both bathrooms also appeared pretty dingy. Our unit also did not have a balcony. As mentioned in other reviews, it was a pain in the neck to have to share the one single pass to get in and out complex with the other members of my family. It was also a bit annoying having to lie about being "a guest" of Flavio. I will say the location to Lincoln Road is great and it is a short distance to Whole Foods But I would NEVER stay in this very dirty apartment again.

  Owner response: Review is absolutly incorrect and not fair. This is the only bad review I had in 5 years and for sure something is not true!!! and the renter never asked me to fix anything. Apartment is always deep clean before each guest check-in and carpets are steam cleaned and fumigated each three months or early if needed. Vacuum works, only was wrong installed the receptacle after last clean. Bathrooms were cleaned and always we use clorox to kill any bacteria. I understand sharing one pass and identifying as guest can we inconvinient but it is required in ALL Miami Beach apartments due to local regulations and was explained before check-in and the renter agreed to that and to stay at the apartment, not checking-in is always an option. I sent actual pictures of the rental unit to the renters when confirming reservation and explained how is the unit, which can also be sawn in the pictures. Really doesn't know why the guest sent this review without at least having contacted me before or asked for a new deep clean so I could sent the maid again. NEW RENTERS, please disregard this review and refer to all my others good, true and fair reviews. Thanks.

  My friends and I went to Miami to celebrate my birthday. We stayed 4 days at Flamingo that is an excellent location : few blocks from Lincoln road and also located at walking distance to Ocean drive. It was perfect for us we were close to the beach, stores, clubs and restaurants. The apartment is comfortable and located in a very nice compound with heated swimming pool, jacuzzi. There is an amazing view on the bay and Miami downtown. The apartment is well equipped, everything you need is provided (towels, bedsheets...). Flavio was very flexible for any requests: early check-in, extension of the stay. Flamingo is THE perfect place to stay if you come to south beach, it's a good value for money. I strongly recommend to anyone to stay there if you have the chance to go to South beach. We had a blast and next time I go to south beach I already know where I'll stay. Aiss, Montreal

  My family (6 adults and a baby) and I have just returned from a week at this apartment and have to say it was ideal. Even though there were 6 adults, the two bathrooms make it easier and having spent previous vacations staying at hotels at South Beach, with their tiny bedrooms - this apartment was so much nicer than a hotel. It is just a 10 minute stroll to Lincoln Road, a 20 min easy walk to Ocean Drive. the pool was super - hardly anyone there. We didn't use the onsite bar but did use the well stocked shop. Security always checked people coming in and out. The apartment was lovely and clean, there were plenty of towels, sheets, blankets for the extra beds & travel cot and the kitchen had everything we needed. Flavio was nice and easy to deal with and was very patient with our late arrival due to traffic. The valet parking which is the only option if you have a car was $18 per night so must be budgeted for - but it was very convenient. I would recommend this apartment to anyone and will book it again myself when returning to South Beach

  My friends and I had a great time staying here. The rate was very reasonable. The location is great! The Flamingo complex is awesome. There are 2 pools, a jacuzzi, on-site parking, pool-side bar. I will definitely stay here again!! The room was also very clean, and came with all amenities that you need!

  My friend and I went mid-August and enjoyed our time in South Beach. Flavio is very respondent in texts when we communicate. I have no complaints about the apartment. It is in a very good condition, very spacious. It has a very nice view of Miami downtown and the pools were very nice (both South and North Towers) Like the others says, it was very secured and there were security guards at the gates 24 hours. (a little minor setback was the only one pass that you were handed) My friend and I were able to make it work and you also need to get yourself known by the security guards (be friendly). I had a rental car and was able to leave the car at valet parking (they only offer valet parking) for 18 dollars a day. It is within walking distance to the beach (15 mins) and close to shopping area (Lincoln Road) and lots of restaurants. I was able to walk around very conveniently. I had the opportunity to look around and go to different areas such as Miami Beach, North Shore, Bal Harbour Beach, and more... I think South Beach is the best area where you can walk around, shop, dine and more. Flamingo complex is a very nice complex, you can relax at the poolside, enjoy the water, view and more. I would come back and stay at the apartment again.

  I came down to the Flamingo during Miami Music Week 2011 and had a fantastic time. We did not want to leave! The Flamingo is a safe complex with plenty of security which was nice. The pool areas were lots of fun and were full of friendly people. The unit was clean and was spacious. We had 5 adults during our stay but there was room for more if needed. The location is good as well, in South Beach but away from the main strip. Close walking distance to stores and restaurants. Hoping to stay at Flavio's condo again next year!

  Our stay at the Flamingo was great. The condo building itself was very nice and well kept. Our room was clean and spacious for the 6 of us staying there, the only issue we had was that we were only given one key card for the entire group, which made it difficult to access room at times as it was needed to get into the building and use the elevators. The location of the Flamingo was perfect for us as it was close enough to amenities and the local attractions. I would definitely stay at the Flamingo again upon my next visit to Miami!

  Overall our stay was excellent. The 2nd floor apartment we stayed in was very nice. The Flamingo itself is amazing!! 2 gorgeous swimming pools, jacuzzis, a tiki bar, and a convenience store. All the amenities and the grounds were clean and well kept. Flavio was a pleasure to deal with. The only reason this didn't get 5 stars is the keycard system. There were 5 of us and we were only provided with 1 keycard (which you need to get on the grounds and into each tower). Parking was expensive, but that was expected for South Beach. Will definitely stay here again next year!

  My wife, daughter and her fiance stayed in this condo in the Flamingo. The apartment is a spacious 2 bedroom with a modern kitchen, and the flamingo is a set of condo buildings with terrific grounds, an enormous swimming pool, and great sunset views. This is a great apartment and, as we learned through research, a great price for it, and the landlord is very responsible....e.g. responsive, timely return of security deposit, etc. Only reason this is 4 star rather than 5 is that the couch and the double bed are a bit soft....fixing that would make this apartment perfect.. We plan on returning.

  My friends and I stayed at Flavio’s condo at the Flamingo for 8 days and 7nights. Prior to our arrival we requested additional photos of the unit so there would not be any surprises in the appearance of the condo unit when we arrive. The photos depicted the true image of the unit. The unit was very clean and spacious. Flavio made himself available to us round the clock. We encountered a few problems at the beginning of our stay, we contacted Flaivo and within less than an hour he took care of the problems. The unit is located on the second floor of the south tower. From the balcony, there is a great view of the pool and the watefront. The unit was equipped with all basic utensils and linens (e.g coffee maker, pots, pans, plates, bowls, knives, forks, napkins, toilet paper, paper towels, comforters/blankets, towels, washcloths etc.), basically, it was equipped with everything that a person would need to make their stay away from home comfortable. I noticed that on the last review the person mentioned that there's a long walk to the valet which took 15 mins, that's untrue! It took us less than 5mins to get to valet; the elevator was literally 10 steps away from our door and a short walk to valet. We were also given 1 pass and 2 keys; there were 3 of us and we made our way in and out the Flamingo hassle-free. We would definitely stay at this unit again and would also recommend anyone looking for a place on South Beach to Flavio’s Condo. The price was a steal and Flavio allowed us to stay passed our check out time, which we thought was really nice of him.

  I went to Miami with a group of people this summer and stayed at this condo. Check in and check out was easy. Everyone who works there was very nice and always very helpful. The people who live there are all very welcoming as well. The condo is beautiful. The furniture was very nice and the beds were comfortable. There are plenty of extra sheets, blankets, pillows, tons of towels and wash clothes, and plenty of the kitchen stuff too. It was nice to have a dish washer so we didn't have to take time out of our vacation to wash dishes. It was also nice to have a washer and dryer so no one had to go home with dirty clothes. The water pressure was good and the hot water never ran out which is rare in South Beach because a lot of the buildings are old and not up to date. This one is for sure. There's a view of the pool and the bay from the balcony. The pool and hot tub area is nice. There's a restaurant on the ground floor which you can order delivery from if you'd like. Or if you want to eat down there it's nice too. There is a pool table inside. Another awesome thing abut this place is that they have cheap parking. Overall our stay was stress free and enjoyable. I would definitely stay there again.

  This place was great!!! Very clean, modern and spacious. Good location, great view of the pool and bay. It faces Star Island, so as ur relaxing in the pool you can stare at Star Island. The people at the Flamingo are very nice. Check-in and check-out was no hassle and soo easy. I would highly recommend this place to anyone that wants a great place for vacation.   I have been to many different hotels/condos/apts in South Beach. On this specific trip my collegue and I went to South Beach on a business trip and stayed at the flamingo because it was located near the Miami convention. The pictures that Flavio provided did NOT give an accurate description of the apt we stayed in.. We had to stay in the uglier tower, (the south tower) and had to walk at least 15 mins to get to the valet parking which we had to pay for EVERY time we used, as there was no other parking optio.n.. we were on business and had boxes to carry and this was an extremely expensive inconvienience .You have to use a pass to get in anywhere..We were provided with one pass and there were two of us so we had to stay together all the time as you can't get on the elevator or in the pool or even to your car without a pass. The passes provided to us did not work in all ofthe buildings so we had to walk to the center tower , to cross over to the north tower to go up and then down the elevator to cross a skywalk to get to the south tower. Our apt had a leak in the master bedroom bathroom ceiling and the bathtub looked as if it had never been cleaned plus it was extremly slippery. The toilet goes on automatic and keeps flushing continously for a looongg length of time. There was no dishwashing liquid, no hand washing soap, and we were left with 2 rolls of toilet paper. No mats on the bathroom floor. The walls of the apt were dirty and the carpeting had strange stains.. the balcony had a beautiful view if you could overlook the chipped ,cracking peeling paint.. The washer in the room fills up with water and then doesnt work..so we had to hand wash our clothes and hang up to dry. as the self pay laundry room on our floor was out of order as well. The TV's in the room are tiny old fashioned TV's that have bad reception. There is no blender and there was no coffeepot.. (one was provided after I complained) and the utensils & plates were very dirty. There were ants crawling on the counter. The light fixtures in the living room were detached from the ceiling as if they would fall any minute.. Overall.. I would never recommend this place to anyone or stay in this establishment ever again.. although it was walking distance from many shops ..the apt really lacked the beauty of South Beach..Maybe if I wasn't on a business trip and I would have been drunk the entire time I would have been able to overlook the nastiness and inconvienence of the parking in this place..

  Wonderful location in Miami! Very easy to communicate with the locator via email. Deposit refunded fastly 2days after the departure. Great view, pool in front of the bay, market and laundryin the resort, Lincoln road so close! Air conditioned working well. I recommend strongly this building!

  This was an incredible value; the apartment was beautiful, and it was in the nicer of the two Flamingo buildings. We received our deposit back just as promised. I would definitely rent from these people again!

  So the 4 ( mum dad and 13 & 7 yr old) of us flew down from New York after having a short breaouth Beach there before coming to the Flaming and the Florida sunshine. We stayed in North beach in August '09 and I promised that if we returned to Miami it would be to South Beach and what a good decsion it was. LOCATION; Fantastic, overlooking Key Biscoayne and beautiful sunsets. Whilst Ocean Drive and Collins are terrific, they're in t he shadows by late afternoon. The Flamingo is just 2 blocks ( 1 min) from Alton Road and a 3 min walk from the great Lincoln Mall. The wonderful South Beach with the kids was a proper 20 min walk, but safe and no problem provided not done in 90 degree heat; we had a car,were on holiday so were lazy and drove over to the beach. THE CONDO; Just as described and to be frank very large; we had 1 night in a suite at the Sagamore on Collins Ave and the condo was three times as big. It had all the amenities as described and the pool area was blissful. The kids had their own big room with beds each and their own bathroom, the same for us save for it being a double ( if slighlty soft) bed. FLAVIO; was a pleasure to deal with and was able to provide any assistance we needed( couldn't find the safe to start with but he directed us the right way). THINGS TO DO: Plenty!! we love Miami as do the kids and there's always something new to discover. South Beach however appeals to all ages from those retired to young children. It really is a melting ot of cultures and always felt safe.If you do choose the Flamingo as a base then you're perfectly located for the Sea Aquarium, Jungle Island, Bayside etc. Miami was humming when we were there as it was the Miami Open final with Andy Roddick in it and also Paul ( or Sir Paul) MacCartney was playing. WOULD WE STAY THERE AGAIN?: YES WHAT WE DIDN'T LIKE: Having to leave on 8th April and return to the UK s off Alton Road, everything you needed was nearby and everyone very friendly. Lincoln Road

  This is the perfect place to rent! Flavio was excellent with returning all emails and he did so within 24 hours. The deposit was also returned within two days after returning. When we arrived, parking was easy and the room was awesome. Everything was provided, including towels, kitchen supplies, pillows, extra blankets, even toothpaste and shampoo. The apartment was very clean and air-conditioned. The location was perfect. It was a short walk to the beach, but the property is located on the bay which was beautiful day and night. There were two huge pools, one of which was heated, and many hot tubs, which my friends and I made great use out of. The night life in Miami is unbelievable and all the people staying at Flamingo were able to provide great places to go. I definitely recommend staying at Flamingo! It was the most perfect vacation and we wish to return next year!

  Very nice place to spend some days in Miami. Excellent location, 4-5 blocks away from Lincoln Road and walking distance to South Beach. Also, relatively close to grocery stores and places for breakfast. Clean apartment and very confortable. Although the weather was not that great, the building has an amazing view and swimming pool. Flavio was very helpful with everything we requested and we received the deposit back almost immediately. Parking is also available if you have/rent a car for an extra fee. Valet parking available. Would definitely rent again from Flavio.

  My family and I really enjoyed our vacation. The place is so convenient, all what is required is available, clean and spacious. The location is ideal as well as close to so many attractions, no time to get bored. And the owner is very helpful, answers all inquiries so quickly. We had a really fun, relaxing vacation:)

  Stayed at Flamingos for a week, had a great time. Apartment was well equped, lovely and spacious with some nice views. The complex was beautiful, situated right on the bay. Both pools were clean and not over crowded. The owner Flavio was great as well, really helpful and we had no problems getting our deposit back. Would rent from him again and recommend to anyone.

  The property was exactly what I expected. The building and apartment were in excellent conditions, the owner answered in detail all of my questions and gave me back the deposit the second day after my departure. The apartment was big enough for my husband and our 3 children, very confortable and well equipped. Very nice pool and fantastic view. With no doubts it's a perfect place to stay with your family.

  My friends and I booked a weeklong trip for late April. Flavio was wonderful, all our correspondence was done over email and paypal for extra security and he usually responded within 24 hours. When we arrived Katey was there to greet us and made sure we had everything we needed before she left, she even offered to take us to the store. She gave us plenty of information about the local stores and restaurants and we felt at home the minute to walked in. All the passes worked and we never had any problems getting into the building. it was an AMAZING vacation and I can’t wait until we get to come back. Also our deposit was returned within 2 days which was great! The location was close to everything only a few blocks from the beach and best of all it was QUIET. Although we like to go out we also wanted to sleep in and there was virtually no noise in the entire place. Flavio was great defiantly an A+++++ renter. Thanks again!
