  Negatives: 1-Construction. We booked a week at this property. I did not know there was home construction directly in front of this property and another 100 yards away to the right. It was so loud we could hear it at the beach. We had to leave everyday and go somewhere else to get away. This defeats the purpose of "getting away" from the city to relax. No sleeping late as they began every morning at 7 am. I would not recommend renting this property until after October when construction is complete (per construction workers). We couldn't use the balconies to sit on and have a simple cup of coffee. 2-Water clarity was very poor. The water is brown in this area of the cape. Similar to waters of MISS, LA, and TX coast. Per the locals the water doesn't get that clear green quality from the curve of the cape to Past Alligator Point. So if you want beautiful green clear water you will have to stay on the peninsula of Cape San Blas or St. George Island. We went to those locations everyday to avoid the noise. The water there was beautiful and clear. Side notes: The master ceiling fan is broken and loud when trying to use. The grill was very small. If you have a family of more than two it makers for long grilling. Positives: 1-The house is nicely decorated and furnished with cooking supplies. The home was clean. I recommend going to the bay side of St. Joseph park. The beaches are stunning. We rented a boat for the day to fish and snorkel.

  Owner response: Sadly, this guest's experience was unlike all of the other positive experiences, as noted in the reviews. There are many things I can fix, that are in my control. Neighborhood new home construction isn't one of them. Some comments about the claims made: 1) The water clarity isn't always "brown" as depicted. The clarity can become murky after storms cause the bayou to discharge brackish storm water. This typically lasts for a day or two. This claim is greatly exaggerated. 2) We were unaware there was anything amiss with any ceiling fan in the home. We always appreciate learning about any abnormality that might occur with the home, and we are always quite quick to fix any and all problems that would arise. 3) While our neighborhood has been experiencing some favorable new home development, the current home being built is located to the left of the home, and the other finished home is more than 90 yards to the right. Neither development is directly in front of the home, as it was suggested. Please scan the other reviews. You'll find that our other guests have had exceptional things to say about Beach House. Any you will too!

  Thank You, Patrick for having a great "Beach" home that was very clean comfortable,well equipped & furnished with great decor...that met more than our expectations. Nice views from the master suite & main balconies, although there is a home directly in frontview...did not spoil the view. This was the first time visit to the area, we usually stay in Panama, where the beaches are crowded, I couldn't believe at times we were the only ones on the beach...which, that was a first for us. Very private & great location!! The beach access was a little disappointment for us...due to no public broadwalk...but, not enough to ruin our vacation, still a great place....we had a wonderful time, great weather...Good variety of food choices in Port St. Joe, which was only short drive...we stayed for 9 nights & did not want to leave....Thanks, again! Patrick for enjoyable vacation.

  Had such a wonderful time. The beach house was perfect...loved the kitchen and the master bed was so comfortable. Truly felt like a home away from home. I miss it already. Cape San Blas and Indian Pass are beautiful areas of Florida. Loved the location of the beach house- Patrick was great to deal with and always answered any questions very quickly. I WANT TO GO BACK! :)

  We loved the spectacular beach house and everything it offered! The beach, the views and the amenities were wonderful and even better than expected. This beach house is very, very nice and well appointed with anything you would need. Everything was clean and we are picky on that... it met ALL of our expectations!!! The washer and dryer is a added bonus. Also, we were extremely pleased and surprised to find the garage area... It was so nice to be able to have covered parking and also to leave all the beach toys and such there each evening. Also, the outdoor shower area was FANTASTIC!!! It really helped to keep the sand out of the house. We enjoyed the small-town atmosphere and the less crowded beaches. We pretty much felt like we were at a private beach... so rare for us!!! This was our first time to this area of Florida- we've always stayed in Destin, FL. Now, we could never go back to the busy beaches like that again... we are spoiled to Cape San Blas living!!! Our stay was extremely peaceful and relaxing. It was definitely the best, most stress-free vacation we’ve ever experienced and we plan on coming back. Patrick was always expedient in responding to any questions or concerns that we had. Now, our problem is getting back to the real world! Thank you so much for sharing your awesome beach home with us for the week! We can't wait to plan our next trip! P.S. We were so surprised to get to see some dolphins in the mornings!!!

  GREAT house,,,,,,Great location,,,,close enough to Panama City Beach and St. George Island for day trips.....great beach, not crowded, we had the beach to ourselves......the eagles was absolutely BEAUTIFUL...had a pair that were right behind the house and right in front of it several times every day...got some great pics of them.....had to go a few minutes east and west for sunrise and sunset views, but not a problems at all...only thing, only half a roll of toilet paper, no soap,,,had to get those and paper towels, but again, not an issue.....HIGHLY RECOMMEND this house,,,,INTEND to come back to it in the future,,,,price was great.....loved the deck on top of the house,,,,,,,

  The beach view from the home is awesome. It's in a small peaceful neighborhood, steps to the beach. The kitchen is well stocked with anything you could need. The home was clean and well maintained. The owner is right on top of things and very responsive. It was a great place to stay. You will not be disappointed.

  This was by far the most well-appointed and clean beach home we have had the pleasure of visiting. The decor was enviable and the kitchen very well-stocked. We were so comfortable here and it really did feel like a home away from home. We were blessed with excellent weather and also spotted a few dolphins during our stay! We look forward to returning!

  My husband, son and I had a wonderfully relaxing stay at this property. Because there were so few people at the beach at this time, we truly had a private vacation. The house was beautifully decorated and very clean. It was a perfect size for the 3 of us. We saw dolphins, sting rays and bald eagles. The water was cool, but we were able to wade in and enjoy. We had a lovely time.

  We recently stayed in the Beach House for an extended weekend and enjoyed it very much! The beach was gorgeous and secluded, and the Beach House was beautifully decorated with a cozy, warm feeling. We loved walking along the beach and watching the dolphins playing in the Gulf!! We would recommend the Beach House and we'll be back again!

  My husband and I stayed at this property to celebrate our 10 year anniversary for 8 days and had an exceptional time. We found the Beach Home to be extremely clean and it had everything we needed to have a comfortable stay including first floor laundry, dishwasher, . The Beach House is beautifully maintained and has an excellent layout with an amazing master bedroom upstairs, with a bathroom and private deck. I loved to sit out there on the Adirondack chairs reading my book while listening to the waves. The beach front was amazing with fantastic sunsets, lovely views from the balconies, and we were even lucky enough to see some dolphins flipping in the water!! Whether you are looking for a romantic getaway or family vacation, I would highly recommend this property! We can’t wait to go back!!!
