The Bates house was built in 1928. It has large and plentiful windows leading the eyes out to the light and the landscape. Sited on the crest of a ridge with outstanding views of both the beautiful coast from the front and the valley to the rear of the property, this residence embodies the free and easy living of old California made modern.
Each bedroom has its own en suite bathroom, luxury linens, and offer views of the surrounding gardens and fruit tress that dot the lush 3 acre property. Wood burning fire places are located in the large living room, spacious master suite, library, and outside in the private courtyard, which boasts stunning views of the Los Padres National mountains. The 1/3 acre front lawn is perfect for family gatherings or games with 180 degree view of the water and a unique opportunity to view the famed Rincon Point from directly above, just as Steve Bissell captured it in 1973 for Surfer Magazine.

About: I am a local Realtor in Carpinteria. I love managing the Bates Ranch House because the peace and beauty it exudes is unparalleled. Carpinteria is a wonderful town with a little something for everyone... Horse riding on the beach, hiking, fishing, shopping, great restaurants, surfing, great spas, and all the charm of a small little beach town.
Why Carpinteria: In 1882, Dr. Charles Bell Bates purchased a portion of an original Spanish land grant totaling 1200 acres, including most of Rincon Point. Dr. Bates was one of the first doctors to practice medicine in Santa Barbara, making house calls on a unicycle. His son, R.W. Bates was a volunteer ambulance driver in WWI, working along side Ernest Hemingway. Unfortunately, he was wounded during the war - but his luck took a turn for the best when his nurse in Paris became his future wife. Having spent years along the French Riviera, the newly married Mrs. Bates was very impressed and excited about a future at Rincon! R.W. could not have imagined that reality coming to pass.
Together in 1928 they built the Bates Ranch House of handmade adobe bricks with large rooms and plenty of light. The house surrounds a sheltered inner courtyard with mountain views. R.W. Bates developed the ranch with beans, lemons, avocados, flowers and other crops. He planted large eucalyptus trees lining the roads. Initially, before Lake Cassitas water was available, he hand carried buckets of water to keep the trees alive.
During World War II, the Army installed military barracks adjacent to the Bates Ranch House. Soldiers observed and monitored the Southern California Coast at Rincon Point for Japanese invasion ships. At this same time, close friends of the Bates family were forced to relocate because of their nationality. R. W. Bates took over the running of The Ota Farm to ensure its safety until the owners were able to return.
Today the Bates Ranch House continues to be a cherished family home surrounded by three acres of beautiful gardens. In front of the house a huge lawn over looks Rincon Point and expansive views of Santa Barbara and Ventura coastlines. Bates road exit on 101 was named after R.W. Bates. The Bates family now invites you to share your happy memories here in this lovely setting!
