The four of us (2 couples) came for an event in Hutchinson. We loved staying at the house. It was like staying at a relative's or good friend's house. There were many homey items including suggestions on shopping in Florence and homemade goodies waiting for us. We enjoyed our stay very much!

Recommended for: People with disabilities, sightseeing, age 55+, romantic getaway, families with young children, girls getaway.

Owner response: We strive to make your stay enjoyable! There is nothing like small town hospitality. The whole town will make you feel at home!

My friend and I are getting ready to stay at Phoebe and Steve's marvelous house in Florence for the third time this year, and it's high time I posted a review. We can't recommend the house and owners enough. The house is huge! It's a warm, charming, somewhat rambling farmhouse style home of perhaps 1920s vintage. There are two floors, and the bedrooms range from average to large size. It would easily accommodate 10 adults and a couple of kids. The house has a feeling both of open space and plenty of privacy. The bathroom downstairs is totally modern, and the upstairs charmingly vintage, with a claw-foot tub. The dining and living room open into each other to create an unusually large living area. The kitchen is smaller, but perfectly adequate with plenty of counter space for our needs--and we cooked almost all our meals. The only caveat is that you have to get your groceries from Newton or Emporia, because there is no nearby grocery store. The bed in our favorite bedroom was fabulous--big, with a high bookshelf headboard, and very comfortable. Lots of blankets and comforters for any weather, lots of dresser and closet space for your stuff. The upstairs bedrooms are themed--jungle, sports--fun for kids, but with beds appropriate for adults. You can opt to close off the upstairs if you are a small party (the stair has a door!) but it's way fun to explore the entire space. We came for the hiking at the Tall Grass Prairie Preserve (saw buffalo up close--they don't bother you if you don't bother them) and the many photo opportunities in the surrounding countryside and small towns, but now we also look forward just as much to seeing Phoebe and Steve again. Last time there, we got to visit their goat farm and see the babies, even feed them, and we left with a gift of artisan goat cheese. The feeling, both from the owners and the house, is friendly, relaxed and comfortable, and the price is right.

We spent the weekend in this home. It is an older home; very clean and spacious. Plenty of room and comfortable beds. Quiet neighborhood. The owner is extremely nice. She made home made bread and rolls for us. The only thing that I would suggest is perhaps a larger TV, but all in all....you really can't beat it. It is well worth the money! Highly recommend!

About the owner: My husband Steve and I (Phoebe) are retired teachers and live on a small farm near by. We raise fainting pygmy goats and have a couple horses and a few chickens. We have raised four children and have 7 grandsons and 1 granddaughter. We have hosted exchange students and have had foster children. We currently have a foster daughter. Our son is a police offier, one daughter is a nurse practioner, another daughter is a stay at home mom who taught school for several years, and another daughter who does foster care and works as a paraprofessional. We are just plain people who enjoy the rural life and are enjoying our retirement. The house we have to rent is a property that we acquired and hoped to use it to help the community.

                      Why the Owner Chose Newton:
We bought the house to provide a place for people to stay who come to the area. We are located in the middle of the US.

The Unique Benefits at this House:
Peaceful rural community life with people who are friendly. Two small town restaurants with local flavor, a unique Mercantile building and a museum. There are several parks in town and the Flint Hills are beautiful. There are places to hunt in Marion County and fishing at the Marion County Lake which is 8 miles away. Bring a good book and relax, WIFI is provided and cable TV. There is NO PHONE at the property, you must rely on a cell phone.
