The location is excellent, the layout is very good and the pool was great. However the inside was not up to standards. Carpet soiled, terrazzo floor had many holes, furniture old and worn, kitchen Ok except for the bugs we had to evict from the cupboards.Bathrooms were OK but the door were peeling the veneer on the bottom both inside and out.. The outside was a mess. The socalled housekeeper had junk evrywhere, broken motor cycles, broken bikes, broken scooters etc etc. poll chemicals in jugs everywhere, we were afraid for our grand children. Front yard a died up disaster, not a plant taken care of or a retaining wall fixed. This has true potential with just a minimum investment in elbow grease, carpet cleaners and some new furniture. If the owner fixes it up we would consider renting again but not in the current inside/outsed condition. I have several pictures to show what I am talking about if the owner is interested. This could really be a show place with justa little elbow grease and a trip to the furniture warehouseRecommended for: Age 55+, families with teenagers, pet owners, families with young children.
Owner response: The carpet has been cleaned, the chipped paint has been repainted, the pest company has come, and the yard has been cleaned up. We wish the renters would have told us during their stay so we could have addressed it immediately. We apologize for that, our goal is for everyone to have a pleasant vacation.

This is our second booking for this property this year. We enjoyed it so much during our two week stay in May that we booked it for a month this time. My wife, myself, two adult children and two dogs were very comfortable in this home. This property has a large swimming pool with a new heater. The dock is also very nice. This location is great for boating and fishing. You can fish right in your own backyard or head out to Lemon Bay or the Gulf. This is pet-friendly home with a large backyard. The owners were very accommodating and responded to any concerns or issues quickly. This home also has a separate living area / bedroom with its own full bathroom, AC unit and refridgerator and is ideal for the kids or others who enjoy their privacy. We will definitely try to reserve this home for our next visit to Manasota Key.Recommended for: Sightseeing, age 55+, families with teenagers, pet owners, romantic getaway, families with young children.

The home has lots of room. The air conditioning needs to be replaced. Did not cool off at all. Also the grill needs to be replaced. We made due with what was there. Also there were not but a couple of wash clothes so I went out and purchased more. I'm sure other renters take off with those type things so it wasn't a big deal. Home was clean! Just minor things that could be fixed that I listed above.Recommended for: Age 55+, families with teenagers.
Owner response: The air conditioning has been fixed. We wish our tenants would have let us know about the issue while they were there, we would have gladly taken care of it. The grill has also been changed.

Our family of 5 thoroughly enjoyed our stay at your home. It was clean and perfect for our time together. Our 19 & 17 year old teenagers enjoyed having a little privacy at the other end of the home with their own large bedroom and bathroom to use. We loved the spacious shared living areas, especially the open-air sliding doors that joined the large screen room. The surroundings were quiet and just a short walk to the white-sand beach. We loved spending time fishing, reading, looking for manatee, or just talking while sitting on the dock. The water is so beautiful and serene to look at. We can only suggest that it would be an enhancement to see the water from the house if the tall plants didn't block the view. Also, those guests who have dogs with longer fur need to be careful of small burrs throughout the back yard.Recommended for: Families with teenagers, pet owners, families with young children, girls getaway.
Owner response: The dog burrs in the yard have been cleaned up. In Manasota Key the mangroves are protected and are allowed to be trimmed only 3 feet per year. It is part of what preserves Manasota Key pristine and beautiful. Mangroves are rich food for the Manatees that swim up to the dock and the beautiful bird life that can often be spotted on the property.

What we enjoyed most about this home was the dock out back. We went out to the dock almost every morning. And one morning we saw a manatee swim right up to the dock! The sun rises on the dockside every morning. And the lenai is also on the sunrise / west side of the house as well. A wall of sliding patio doors leads out to the lenai/deck and pool. The house had everything we needed. The bathroom had plenty of towels. The kitchen had plenty of pots and pans and dishes, etc. We hope to stay here again someday!Recommended for: Age 55+, families with teenagers, pet owners, families with young children.

Comfortable home, pool, sliding doors that gives outdoor living even on cooler days, screened pool no bugs. I had a Zodiac boat tied up at the private dock right out the back door, and with a short walk across the road you are on the beach. Fished from the dock. We will go back. Great place. Brian, who lives in a side/upper apartment was very helpful and helped us get to know the area.Recommended for: Adventure seekers, tourists without a car, age 55+, families with teenagers, families with young children, girls getaway.

SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by and between (“Homeowner”) and (“Traveler”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property. The property is located at: 2655 North Beach Road, Englewood, FL 34223 This is a NON SMOKING unit. 2. Rental Party: The rental party shall consist of Guest and the following persons: Traveler and family 3. Maximum Occupancy: The maximum number of guests is limited to 7 persons. 4. Term of the Lease. The lease begins at 3 p.m. on the Checkin Date and ends at 11 a.m. on the Checkout Date. 5. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 6. Pets are permitted in rental unit. All pets must be leashed at all times. Pet owners are responsible for cleaning up any/all pet refuse in the house and the yard, if not we are happy to hire a service and the fee will be deducted from your damage deposit. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up-to-date on rabies vaccinations and all other vaccinations. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. All items above are the sole responsibility of the pet owner. The Homeowners assume no responsibility for illness or injury that humans or pets may incur while on the premises. 7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 8. Rental Rate and Fees a. Deposit: A deposit of $300 is due with this rental agreement. Please make payments via online credit card or personal checks payable to Marina Mar LLC. (mail to: 5035 Hammock Lake Drive, Coral Gables, FL 33156) The deposit is applied toward the rental fees. b. Rental Rate. Payment in full of the following fees shall be due within 45 days of the Check-in Date. Please make payments via online credit card payment or personal checks payable to Marina Mar LLC. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: 100% if cancelled in writing 60 days prior to the Check-in Date Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full reservation deposit. Cancellation or early departure does not warrant any refund of rent unless we find a renter for the same rate and same dates. 10. RATE CHANGES – Rates are subject to change without notice. The rate for these dates is locked in with the acceptance of this contract. 11. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 12. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 13. INCLUSIVE FEES – Rates include a one-time linen & towel setup. There is NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We do not permit bath towels or linens to be taken from the units, but we provide extra beach towels for your use. 14. Insurance: We encourage all renters to purchase traveler insurance. Below are some references you may contact to purchase such insurance: Travelex Travel Insurance, Travel Guard Insurance 15. Guest acknowledges and understands that each and every guest or guardian is solely responsible for any property damage, accident, injury or loss sustained to any person while in residence and the owner does not accept legal or financial responsibility. Guests and guardians assume all risk of injury or other loss resulting from a recreational activity and will hold the Homeowner harmless with respect hereto. Guests hereby agrees to indemnify and hold Marina Mar LLC, employees, officers and/or the property owners harmless from any claim, including those of third parties, arising out of or in any way a result of the guests use of the premises or items therein. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Marina Mar LLC and/or the agents acting on its behalf are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Homeowner cannot be held responsible for: The failing of any other company due to said company’s error or service interruption (i.e. electricity, water, gas, satellite, cable etc). Acts of neighbors such as: Construction, road repair, and maintenance or act of God (weather). However, owner agrees to do all that is humanly possible to remedy any issue as quickly as possible. 16. Hurricane or Storm Policy No refunds will be given unless: The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or a "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: o Any unused portion of rent from a guest currently registered; o Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and o Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. 17. Payment: Acceptable payment methods are credit cards or personal check made out to Marina Mar LLC. By paying a deposit, I agree to the rental agreement and that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance.
