Beautiful, spacious and comfortable 3/4 bedroom 'guest house' located 15 minutes from both Sugarbush and Mad River ski areas. It is located on a 15 acre private parcel 3 miles north of the Waitsfield shopping areas and one half mile off a Route 100. There is a 4000 square ft home near the guesthouse in which a retired couple and caretaker reside. Parking for 2-3 cars is conveniently located right next to the guest house.
You enter the property via a lovely blue stone patio that is covered by a large overhead deck There are ski and storage racks for your equipment as you enter the property.. The entry room has a sofa bed and can serve as an additional sleeping area if needed. There is a 15 ft hallway where coats, shoes, etc can be stored, There is also a full bathroom that is located along this hallway.
At the end of the hallway is the main living area of the ground floor. A huge room (approx 20ft x 36ft is divided in to two separate sleeping/living areas. These rooms are separated by a wall with 3ft openings at each end. There is A new full size high quality bed in each side of these rooms. The initial room you enter has a wall unit that houses a bar with sink and small refrigerator. There is also a flat screen High Definition television (Direct TV provided). This room has a 9ft french door window unit that opens to a magnificent blue stone patio with fountain. This area can be used as a second private entry to the guest house. If needed a twin size bed can also be placed in this room.
The adjacent second sleeping area has a new full size bed, two large closets as well as a large dresser area. There is a door from this area that leads to the aforementioned hallway and bathroom. It is a terrific space for parents (particularly those who want to keep an eye on their young children. ( particularly if they will be sleeping in the adjoining room)
A wide set of stairs leads you to the upper level of the guest house. At the top of the stairs is a full kitchen. There is a counter at which 3/4 people can sit. Perfect for light snacks. The kitchen has two smaller sized refrigerators, a full sized stove/oven, dishwasher, microwave, toaster oven etc. There is more than sufficient dishes, cookware, etc to meet all of your needs.
The kitchen is part of an open space that houses an entertainment area. A full sized leather couch a two leather chairs face a built in wall unit. The wall unit houses a large (42 inch) flat screen high definition TV (again Direct TV provided), stereo, dvd player, board games, etc. There is a direct vent fireplace in this entertainment area which provides additional ambiance to the room. Opposite the entertainment area are two built in closets. In one closet are the laundry facilities (washer and dryer) and in the other closet there is a freezer and additional room for storage) There is a nice full sized bathroom (4 ft large shower with seat) adjacent to this area.
In the back of the second floor is a set of French doors leads you to a separate space (approx 8ft x 30ft) This space serves as a separate bedroom and office area. Excellent sunlight permeates this room. In the center there is a 6ft window and at each end are 4ft windows. (There are two twin beds (part of a day bed unit) that can either be put together or separated. At one end of this room there is a built in desk (perfect spot to put your computer) with a window that overlooks the blue stone patio and provides lovely mountain views(south east exposure) WiFi service is provided throughout the building. A printer and fax machine is provided for your convenience. Free local and long distance service is provided as well. (please no calls outside the United States) Please note cell phone service is not available from the property.
On the opposite end of the second floor (adjacent to the kitchen and to the left of the stairway) is a dining room. There is a table that can comfortably seat 8 people. There is a 5 ft slider from the dining room that leads to a deck area with the lovely southeastern mountain views described previously. A large charcoal barbecue (charcoal is provided), as well as a patio dining table and chairs on the deck. A new two person Hot Springs hot tub is located here as well The upstairs of the guest house also has a large air conditioner. This unit keeps the entire building cool on those rare days it is needed.
The guest house is located on a 15 private parcel of land.There is a brook that runs year round approximately 100 ft from the guesthouse. After a nice rain the brook provides a soothing and tranquil background that can clearly be heard from the deck and from inside when the windows are opened. A beautiful property to stroll any time of year. The hilly terrain of the property makes it ideal for children to sleigh ride (or now shoe) during the winter. Sleighs are provided. (plastic type good for young children)
This is a quiet private property. Located in Waitsfield, it is ideally situated. Away from the hustle and bustle of the ski areas (yet just 15 minutes away from skiing and 5 minutes from shopping). A wonderful property to visit any time of year. Quiet, peaceful and just 40 minutes from Burlington, 30 minutes from Stowe and 20 minutes from Montpelier. We are also located 35 minutes from Northfield University There is a full time property manager available to address any needs your family may have.

THERE IS A STRICT NO SMOKING AND NO PET POLICY. PLEASE DO NOT ASK FOR ANY EXCEPTIONS TO THIS POLICY. NONE WILL BE MADE. A $300 SECURITY DEPOSIT (CASH) WILL BE REQUIRED AT TIME OF ARRIVAL. ANY PETS OR SMOKING FOUND ON PREMISES WILL MEAN FORFEITURE OF SECURITY DEPOSIT. SECURITY DEPOSIT WILL BE RETURNED 24 HOURS AFTER VACATING PREMISES.

*** WE WOULD CONSIDER A STRAIGHT EXCHANGE OF THE GUEST HOUSE (FOR USE OF YOUR HOME/CONDO) FOR 2-4 WEEK PERIODS IN MONTHS OF MARCH, APRIL, MAY, AND NOVEMBER AND FIRST TWO WEEKS OF DECEMBER. YOUR HOME/CONDO MUST HAVE MINIMUM OF TWO BEDROOMS AND PREFERABLY TWO BATHROOMS. WE PREFER LOCATIONS OUTSIDE THE UNITED STATES.

Year Purchased: 1997

Our family moved to the Mad River Valley in 2000 from N.Y.C. We are both retirees with three children in college.We always enjoy hosting out of town friends and family at our home. We now have the opportunity to offer our home to others.

Why the Owner Chose Waitsfield

Enjoyed the peace and tranquility we always felt when visiting the Mad River Valley. After two years of using our home as a summer residence, we decided to move here in 2000 The valley is a fantastic community to raise children and to live year round. Fantastic location for outdoor sports and activities. Golf course nearby, two health clubs that offer tennis, many swimming holes and the mad river for swimming, canoeing, etc. Two ice skating facilities nearby. Just about every service and amenity one needs is available.

The Unique Benefits of this House

It is just peaceful and quiet. The house is very large with a nice floor plan that allows you to flow from one room to the next. Our children always had friends visiting and sleeping over. They could occupy the Lower/ground level of our home and we would never hear them. We also enjoy just walking around the property and looking at the beautiful landscaping and nature. The brook which borders the property is very soothing, especially after a good rainfall. Our home is a very inviting place to visit. We strive to make our guests comfortable. We try to address any special needs you may have. The beautiful outdoor spaces, (patios deck etc), beautiful landscaping, and available property at your disposal, enhances your vacation experience. We are in an excellent location that enables you to conveniently access ski areas, shopping and surrounding towns and cities.
