Great little house full of charm. The photos don't do it justice! The living, dining, and nicely renovated kitchen are all open to each other, and french doors lead to the great wooden deck, built-in grill, and backyard. The master bedroom is large and comfortable, and the other bedroom was perfect for our two kids. The bathroom is roomy and renovated, and is off the living/dining area. It's an old, old house and it has been so nicely renovated, you will fall in love. It has beautiful wood floors. The location is perfect for getting Rosedale BBQ, driving downtown, or hopping I-35 to other parts of KC. It is right next to I-35, yet there is very little traffic noise. The train whistles are very loud, but they did not bother us at all, and our kids liked to stand on the deck and watch the trains go by. The negatives are minor: street parking only, industrial/old neighborhood. We thought the house was perfect for our little family, and we hope to rent the house again for all our future KC trips.Recommended for: Sightseeing, families with young children, romantic getaway.

I had to give an average rating because my husband and I had different opinions of the place. It just depends on what you like and are comfortable with. So here are our thoughts on the rental. This house was very nice inside; just as the pictures show. The beautiful wood floors are so well waxed that you will want to pack slippers. We had several slips. My kids liked the bunk beds and the teen was very happy that the sofa bed was so comfy. Owner was very helpful, giving directions and recommendations for area attractions and eateries. It was nice that there were a few items in the fridge and cabinets, though we didn't use anything. The kids loved having a backyard to run in. The house smelled a little too nice. The two plug in air fresheners are too much for that small house. Just walking in and out to unload our stuff gave my husband a headache. Luckily the weather was nice so we unplugged the air fresheners and opened all the windows for a few hours. Upon driving down the street to find the house, my husband wondered aloud what I had gotten us into. The homes are older and run down looking. The fence and yard of this home matches the others, but it does have a new looking deck and is clean outside. There is quite a bit of traffic on the street as it seems to be a major cut through. The train is very close and does run all night long, which didn't bother me but did disturb my husband and oldest child. Saturday morning, my husband and 3 kids decided to take a walk on over to Missouri. Upon exiting the house, they found a police officer talking with the neighbor. We have no idea what it was about, but it did not set my husbands concerns about the neighborhood at ease any. Later that night I did a little research on the area my family had walked to. While it was not the worst, it was not a place they would want to be after dark. Overall, I would rate the home and owner 4 1/2 stars. My husband would rate location and surrounding 1 star. We stayed here in July and would have stayed in October if not for the surprising behavior of the owner. We loved the renovation. It's as charming as you could wish, a small house with a sense of space. Our main complaint was the bed. It was a box spring and mattress set an old waterbed frame. You could sleep on it, but, well, nothing else if you didn't want the neighbors to hear a sound much like a Buick in a junkyard crushing machine punctuated by the hammer blows of the headboard on the wall. We had to tighten the screws, shim the frame, and put cardboard under the wheels. Not recommended for a romantic getaway. The internet went down for a day, the owner called back the next day after it was back up, and someone showed up two days later to fix it. The front door safety latched itself behind us. The caretakers live next door, but the owner had neglected to give them a back door key. We waited in the 99 degree heat for a locksmith to open the back door, as the front door was physically blocked from inside by the defective safety lock. Still, we would have gone back. But the owner, after a week, was unable to produce an accurate contract. First, the calendar was out of date and what appeared to be a free block of time was interrupted by two days that she had not filled in on the day I made my request nor the next day. So we took 14 days with a two day break in the middle. This took a week of back and forth, as she took a long time to reply to each email. Finally, she wrote this to me: "Although the subject line has the dates as 10/16/2012 through 10/26/2012, the contract indicates that you will also be staying from 10/26/2012 through 11/1/2012." In fact the contract indicated that we would pay the entire price for only the first 10 days and made no mention of the last four (not 6) days. When I asked her to correct it, she replied, after ONE WEEK, that she now refused to rent to me. Because I asked that the contract be correct. No other reason. I've been using this site for years and never encountered anything like this. My vacation plans in doubt, I started looking again. I found a yet more charming place where we could have our dog AND guests, larger and somewhat more expensive but within my range. I sent an inquiry at 1:00 p.m.. I got a personal call within an hour. By 4:00 p.m., I had a signed and paid lease. I know who I want to do business with.Owner response: I refused to rent to this individual a second time and she retaliated against me in her review. Please read my other reviews and note their comments.

Our family of four came to Kansas City for a wedding. Rather than spend lots more per night for a crowded hotel we found this home to be a much better fit. The finishings are all excellent and the pictures on the site don't do it justice. The owner is extremely efficient, friendly and helpful. The home is located in what we would call a working class neighborhood near an industrial area. We felt safe, secure and cozy during our entire trip. The only knock we have has nothing to do with the house. It is somewhat near the railroad and the trains thoroughly enjoy blowing their horns every couple of hours during the night. All in all, a great vacation for a great price.Recommended for: Families with teenagers, families with young children.

A great place to stay with our 3 kids. We enjoyed the BBQ grill on the deck. And the use of the kitchen. It is located within a minutes from the grocery store and gas station with easy access to the highways. If you like BBQ you have to try the famous Oklahoma Joes BBQ. Our family enjoyed oceans of fun and worlds of fun. It was about a 20 min drive. We also had a good time at the T- Rex restaurant. Younger children would love it! It was a great vacation. We loved the house especially for the price, it was worth it!Recommended for: Families with teenagers, families with young children, adventure seekers.

My husband and I were going to rent a hotel room for a date night, but decided to spend a night at this house instead, as the price was comparable and the location was close to both our work locations. We are so glad we did! The place was tidy, charming, and so much homier than a hotel room. The bed was comfortable and we slept restfully. The decor was charming and everything we needed was there. Next time we are able to get away from the kids for a night we might stay again!Recommended for: Sightseeing, families with young children, romantic getaway.

We came to KC for the Rock the Parkway Half Marathon and wanted to stay in a house rather than a hotel to ensure a better nights sleep. Found this house on VRBO and after reading the reviews and looking at the pics, we decided this was worth a try. We were really pleased with this property and how super clean it is. It is very charming and fit our needs to a tee!! The owner is also excellent to deal with. We have decided this will be our first choice to stay when we visit KC again!!!Recommended for: Age 55+, families with teenagers, girls getaway, families with young children, romantic getaway, adventure seekers.

This is such a lovely little gem in Kansas City. Close to downtown and all the fun things to do. We rented to be cooking for a boys teams and this kitchen and BBQ grill fit the bill to a T. Loved getting directions and information for sights and shopping. The house was so clean and beautiful. Comfy beds, plush and abundant towels, laundry, night lights and a big screen TV. Thanks for making our stay so special!Recommended for: Age 55+, families with teenagers, families with young children.

We traveled to Kansas City for a cheer competition! The location of this home was perfect for getting quickly to the Municipal Building downtown. We enjoyed several restaurants thoughtfully suggested by the owner and a trip to Crown Plaza. (If you love diner breakfast, you've got to try Mama's 39th Street Diner--we ate there twice!) The house was darling inside and super clean! The beds were very comfortable! My daughter spent hours on the hardwood floors making domino trains while we enjoyed some great family movies. The neighbors were very nice and helpful--we couldn't get the lockbox open and they let us use their key! It is worth noting that this home is located within hearing distance of the railroad tracks, also there will be some traffic. We simply turned on some music our second night and didn't notice anything!Recommended for: Sightseeing, families with young children.

I stayed here with my son for the holidays and loved, loved, loved it!!! The location is perfect for site seeing. We felt at home in this cozy, clean house and the beds were very comfortable. We did not go without anything. We loved the neighbors too; they were friendly and lovely to talk to. If we come back and ever need a place to stay; this will be it!!Recommended for: Tourists without a car, sightseeing, families with young children, romantic getaway.

About the owner: I lived and owned in the neighborhood for over 7 years, I had a short commute to work and enjoyed all of the benefits of a large city but still had the charm of a small suburb.
Why the Owner Chose Kansas City:
When I left the area for a new job I didn't want to give up the city life. I enjoy coming back dining in the same restaurants and seeing the shows and museums in the area.
