The courtyard villa is a spacious 2 bed, 2 bath, car and golf cart garage. The split floor plan of the bedrooms makes this an ideal get away for 1 or 2 couples. Living area has tall vaulted volume ceilings for a spacious feeling with a open floor plan.The Villa is open and really comfortable, warm and inviting. We purchased this home in April because it is a located in a unique area of The Villages. The entry into the neighborhood is surrounded by golf courses.

Home comes with a golf cart, new furniture, fully furnished in a ideal location. Just minutes from town square. The villa features up-scale, professionally decorated furniture and furnishings. Beautifully decorated and designed to make you feel like your on vacation in a resort and not some dark and sparse furnished rental property.
The villa has a enclosed lanai with dual entry off the living room and master bedroom. Enclosed lanai is furnished with patiowicker furniture for your relaxation and comfort. In the morning you will enjoy stepping out to your lanai and enjoy your coffee and read the newspaper. In the evening, it is a perfect spot to have a glass of wine and enjoy the sunset.
Nicely landscaped courtyard in back and side yard provides privacy fencing and textured concrete wall. Private front with textured wall and landscaping.
The spacious master suite has a King bed, flat screen TV, walk in closet, walk-in shower, double sink vanity and all towels included. The guest suite has a queen bed with it's own seperate bathroom complete with tub/shower.
HDTV flat screen with DVD in family room.
Home has wireless wifi to keep in touch with friends and pay bills online.
A fully-stocked kitchen has all of the needed utensils, glassware, dishes, flat wear, pots and pans, coffee pot (with filter), toaster, etc., and an all-electric glass-top range, dishwasher, refrigerator with ice maker. Included is a full compliment of linens, towels, blankets, cleaning supplies and equipment.
90% of your travel while in The Villages will be done by high speed golf cart. From restaurants, golf courses, shopping, professional services, swiming, post office, rec centers, tennis, pickleball, or any outside activity. You'll enjoy tooling around in your golf cart everywhere you go. Golf cart has rain enclosure and lights for night driving.
All utilities, HiDef Cable TV, High Speed Internet, trash, and basic local and long distance phone service are included.
Plus 9% Florida lodging tax.
Rental Policy:
$500 to $1000 Security Deposit depending on length of rental.
Professional cleaning service is hired upon leaving. The standard charge is $100 for cleaning services.
Option to purchase a temporary resident ID. $50 per couple. All homeowner amenities will be transferred to you the guest which includes NO green fees on any of The Villages 29 executive courses and a special discount on any of the championship golf courses. Your visiting guests can receive a free 'guest pass' to enjoy any of the activities.
This is the premier, gated, active adult community in the WORLD. It is sometimes better known as 'Disney World for adults', 'A little slice of paradise' or 'Florida’s friendliest hometown'. The Villages is well known for it's on-site free nightly entertainment and dancing in The Villages two Town Squares of Spanish Springs and Lake Sumter Landing seven nights a week.
Young visitors are allowed for limited time periods.

My wife and I stayed for two months in this brand new villa. The listing was exactly as described and, the place was great - everything was provided and the everything was exceptionally clean. The furnishings were very comfortable. The bed was exceptional. We used the included golf cart to travel around the villages, it was easy to get to the pool and actually used it to visit all three town centers. We wound up needing to stay longer and the owners were great and did their best to accomodate us.Recommended for: Age 55+.

About the owner: Cindy and I fell in love with the location of the villa. It is literally surrounded by golf courses when you drive in. There are so many golf courses very close by, plus it is less than 10 minutes from the downtown square of Lake Sumter Landing.
Why the Owner Chose Pennecamp:
I visited countless retirement communities throughout the country when I retired in 2005. None came close to matching the lifestyle that The Villages offers.

We spend a lot of time on the golf course. Walking and biking are also our favorite activities due to the great Florida weather.
