Poggio Riccio, Breathtaking Views on the Maremma Area.

Poggio Riccio is an attractive farmhouse on a hilltop overlooking the most beautiful area of the Maremma, from Manciano to Monte Argentario. The house, dating to the beginning of the 20th century, was completely renovated in the first decade of this century, maintaining the characteristics of Tuscan farmhouses like the terracotta floors and the exposed beams that blend well with the pastel coloured furnishing. Its position allows guests to enjoy a unique panorama and to completely unwind from their hectic lifestyle. Poggio Ricco also offers the opportunity of a holiday devoted to culture, relaxation and sport. In fact the most important tennis courts in Tuscany are easily reached from here, as are the splendid little towns of Pitigliano and Scansano, renowned for their wine production, and the baths of Saturnia where they can regain their forces. 30 metres from the house is a building not yet done up and not practicable but well secured.


Interior
The house is disposed on two floors connected internally. The main entrance leads into a hallway with access to the living room, to a double bedroom with ensuite bathroom with tub, to the TV area and, from this, down 2 steps, to the kitchen/diner. From the living room and from the kitchen French windows lead out to the large pergola. Opposite the front door is a toilet whilst on the right are the stairs that lead up to the first floor, composed of a sitting room/hallway, a twin bedroom with ensuite bathroom with shower and a double bedroom also with ensuite bathroom with shower.

Park
The completely enclosed property measures slightly less than 17 hectares, most of which is constituted by woodland, arable land and pasture. The terraced garden surrounding the house is covered by lawn with many types of plants such as oaks, maples, rosemary, mastic, myrtle, wisteria, helichrysum and olives. Under a large oak tree is a comfortable wooden table with benches where guests can relax whilst the best place for enjoying the panorama, while tasting the products of the region, is the large pergola furnished with table and chairs.

Swimming Pool
The pool is about 15 metres from the house and is on a lower level. In a panoramic position it is reached by a flight of stone steps and also along a natural ramp. Rectangular in shape and with access to the water by large steps, it measures 12 x 5 m with a varying depth from 1.10 to 2 m. It is lined in grey PVC with a border in Santa Fiora stone and has a remote controlled cover. The solarium area is lawn and is provided with sunbeds and coffee table. A cold water shower is present. The pool is open from the first Saturday of May until the last Saturday of September.

Location
The Manciano territory is among the most beautiful and evocative of the Maremma: your eyes can roam from Monte Amiata to the Flora valley, from Talamone to the beaches of Montalto di Castro, from Monte Argentario to the islands of Giglio and Montecristo. One of the major attractions of the area are the thermal baths of Saturnia and the impressive waterfalls of Mulino del Gorello. The area of Manciano is also the ideal place for golf lovers as the golf clubs of Saturnia, Punta Ala and Monte Argentario are just a short drive away.
