                    Absolutely magnificent ocean/beach views from the living room, master bedroom and balcony. Randy, the owner, was very responsive to our needs. Great layout in condo. We have two small dogs and felt very comfortable walking them in the area and were welcomed by the other tenants/owners in the very well maintained complex.. Lovely area with lots to do. Beach is best in area.

                    We had a wonderful stay at this condo. The view from the balcony was amazing. The furniture was very comfortable. There were plenty of linens, etc. The owner was very easy to work with. We will stay here again.

                    I loved staying in this condo. Spacious, gorgeous view, wonderful condo community. Owners easy to work with. This condo community is great fun. Lots of nice and personable people. This condo is located as close to the beach as you can get. Easy access. Pool is easy to get to too. Parking is easy. Moving in and out was easy. If I come back for an extended stay, I will try to stay here again.

                    The property was described perfectly and the photos were great. The property was clean and any deficiencies were identified to us by the owner. The owner was great and we would recommend the property. Some great restaurants in the neighbourhood (within a 10 minute drive) are Thai Thai in Cape Canaveral, Siam Orchid and Brano's in Cocoa Beach. Brano's Sunday brunch was wonderful.

                    The facilities at this condo were wonderful. My kids loved the central pool area. Cleanliness is always a big issue for my family. I recieved nothing but praise from them over the week. We felt safe, well cared for, and very relaxed during our visit. Would definately rent this condo from Randy again. The condo is a littled dated, but in very good condition. We have stayed in this area four times. All stays have been in what I would call an "equivalent" advertized location. This was our best experience, they have all been good. Thanks again for a great vacation. I hope we can get back soon.

                    We were nervous about staying at a place we had never seen before. The owner promised there would be a playpen and high chair for our one year old. My husband was stunned by the spectacular ocean view and well maintained spacious unit. I was so relieved to find the portable crib and high chair since we did not pack these items. The owners did indeed keep their word so if they tell you something; it is true! Hurray! The drive to Disney was an easy drive from this place. We now have a photo book full of pictures of our son at Magic Kingdom. I recommend this vacation rental unit to anyone traveling with children. Dreams really do come true!

                    This was our very best experience renting an ocean front condo. From the moment we walked in the unit we could see the breath taking view. The place was spotless and the owners were very accommodating! This gated condo was much larger than any we had previously stayed in and was cheaper than our last rental. The pool, tennis courts and workout room were in great shape. The owners were easy to reach too. My only regret is it took us 10 years of vacations to finally find our dream vacation spot. We are planning our next trip to Florida and have already requested a repeat stay.

                    We have stayed in Cocoa Beach/Cape Canaveral for 11 years now and this was by far our most unhappy experience as well as the most expensive! The kitchen was dirty and there were dishes in the dishwasher and dirty pans in the cupboards. The carpets were dirty and spotted (the owner did send in a cleaner after we expressed our unhappiness) and the bedding was not very clean. All in all an unpleasant 3 months!

GENERAL INFORMATION A-1. Important Notices Building Structure The building is a column supported flat plate structure. The columns are constructed of concrete reinforced with rebar. The floor/ceiling slabs are of concrete reinforced by a combination of rebar and steel cables. This is known as "post tensioned" construction. The cable supports are within 3/4" of the top of the slab in some areas (near the columns) and within 3/4" of the bottom of the slab in others (mid-span of columns). The reason for this explanation is to caution you that YOU MUST NOT DRILL INTO THE FLOORS OR CEILINGS (OR ALLOW ANYONE ELSE TO DO SO) WITHOUT FIRST CONSULTING SHOREWOOD MANAGEMENT. The cables are under great tension and a drill bit could fracture a cable causing considerable damage. Such damage is very expensive to repair and the origin of the failure can be easily traced. If you wish to install hurricane shutters or any other items requiring drilling of more that 1/2" into the concrete slabs, you or whomever is performing the work must receive approval and instruction from Shorewood Management regarding the location of the cables. Balcony Floor Coverings All common area walkways and private balconies have received a "kool-deck" coating. This is the same type coating that is used on swimming pool decks. This finish gives an aesthetically pleasing finish to these areas, as well as affording a water-resistant coating. It has been proven in recent years that carpeting of any type has a very detrimental effect on exposed slabs (balconies and walkways) such as we have at Shorewood. Carpeting tends to hold water for an extended time and this water will seep into the concrete slab and cause the steel supports (rebar) to rust. This rusting necessitates expensive repairs over the years. DO NOT INSTALL ANY TYPE CARPET OR TILE ON BALCONIES OR WALKWAYS. Should you do so and such installation causes any damages to the building, you will be held responsible for the cost of repair of the damages. Fire Sprinkler System Your Unit is equipped with an automatic fire sprinkler system. The sprinkler heads are heat sensitive. In the event of a fire in your unit, only the sprinkler heads closest to the fire will be activated. The system is completely automatic. The flow of water through a sprinkler head will activate the fire alarm and notify the Fire Department. There is a valve on each floor of each stairwell which is for the use of only the Fire Department. Opening or tampering with these valves will also activate the alarm system and notify the Fire Department. You should be aware, and be sure any guests or renters are aware, that there are severe penalties and liabilities associated with falsely causing the activation of any fire alarm system. Your primary responsibility in the event of a fire is to ensure that all occupants of your home SAFELY EXIT THE BUILDING USING THE STAIRWAYS, NOT THE ELEVATOR! It is also suggested that you purchase and maintain a fire extinguisher in your home. Most fires that occur can be extinguished in the early stages, prior to activating the sprinkler or alarm system. Page 4 of 22 A-2. Keys and Locks Should you have your apartment re-keyed, it is imperative that you give management a new key that may be used in case of emergency, such as a plumbing leak or fire. The Condominium Documents state that the Board of Directors must have access to all units. A-3. Mail Boxes All mail boxes are located inside your building lobby opposite the elevator. The Post Office will not deliver your mail if the unit number is not included in your mailing address. An example of a correct mailing address: Mr. & Mrs. Happy Resident Your Building Address & Unit Number (i.e., 609 Shorewood Drive, #210) Cape Canaveral, FL 32920 A-4. Rentals If you are renting your unit, you, as the owner, are responsible for the actions of your renter(s). All renters must abide by the rules and regulations as set forth in the Condominium Documents. a) Each unit may be rented provided the occupancy is only by one lessee and members of his immediate family, guest and his servants. b) NO rooms may be rented and NO transient tenants may be accommodated. c) Timesharing of unit(s) is prohibited. d) Ownership of a unit on a monthly or weekly timesharing program is prohibited. e) The minimum rental period shall not be less than Thirty (30) Days. f) Subleasing of any unit is prohibited. g) A copy of any lease must be provided to Shorewood Management so that they are aware of who occupies the unit and for what length of time. h) See Appendix for a sample Shorewood Lease Agreement. A-5. Pest Control a) All units will be sprayed by a pest control service which is provided by the Association. b) Schedule for each building is posted on building bulletin board. c) Animals must be confined while service person is in unit. A-6. Garbage and Trash Disposal a) All garbage must be in sealed plastic bags. b) Use bags no bigger than 13 gallons for trash chute. c) Do not use chute on garbage pickup date. Schedule for each building is posted on building bulletin board. Page 5 of 22 A-7. Recycle Bins a) Recycle bins are provided for all residents in the enclosed area in front of the Shorewood office. A-8. Dumpster a) All cartons and boxes must be flattened before depositing in exterior dumpsters. Page 6 of 22 B. SECURITY AND SAFETY B-1. Your Security Adequate protection for you and your property is a great concern to all residents and management. Your security begins with your own actions. Be sure to make use of any locks and other security devices provided to ensure that "uninvited" persons cannot gain access. Close and lock your door at all times. Be suspicious of unexpected deliveries of flowers, telegrams, etc. These are some of the tricks used by professionals to gain entry into the building. The patio and balcony sliding glass door(s) should be securely locked since this is a favorite means of unlawful entry. A board cut to the length of the patio door can help to restrain illegal entry. Although we have industry-approved lock systems, all security devices can be over-ridden by a professional. The best security is the individual concern of each resident for the safety of himself and his neighbors. Report "suspicious" persons to the police and Shorewood Management. If you wish service or delivery people admitted to your condominium when you are away, Shorewood Management requires that you give written permission in advance. Specific written instructions must always be given to management when you wish to have anyone admitted into your condominium for any purpose. Shorewood Management cannot neglect other duties to accompany people to your home. At time of closing original owner was given two (2) radio controls that allow access to the entrance gate, and also the overhead garage doors in your building. If for some reason you do not have your radio control with you, simply punch in the given entry code on the control board at the gate and the gate will open for you. The gate control board has all residents listed and will scroll the names at the touch of a button. Your guest will dial the code number behind your name causing the phone to ring in your unit. When you answer the phone, make sure you recognize your party before dialing the number “9" on your phone. Once you do this, the access gate arms will open. Note – The gate control panel will not work unless it is initialized with "Welcome to Shorewood" on display. B-2. Vacations It is advisable to notify the mailman, newspaper carrier, and all other routine delivery people when you plan to be away from your home for an extended period. The Post Office or a neighbor can hold your mail and other deliveries until your return. A growing pile of newspapers lets too many people know that you are absent. Before leaving on vacation, cupboards should be checked for unwrapped foodstuff. The garbage should be emptied. Keep all windows closed during your absence to prevent rain damage to draperies, carpeting, etc. Check all electrical appliances, i.e., range, coffee pot, etc., to be certain that they are unplugged or off. An economical timer connected to a light and/or radio will often deter a potential intruder. It is advisable to notify Shorewood Management if you will be away for an extended period of time. Please turn off main water valves prior to leaving town. Page 7 of 22 B-3. Fire Precautions Store all items safely. Empty waste and trash containers daily. Dispose of newspapers and magazines regularly. Store all matches in tightly-closed metal containers away from the range. PLEASE DO NOT POUR GREASE INTO SINKS OR TOILETS; store grease only in a metal container for disposal with your bagged garbage. NEVER store your grease container near your range or open fire. Keep curtains, towels, potholders, etc., away from cooking range top. Never use combustible cleaning products or solvents indoors. Please refrain from smoking in bed. Have plenty of ashtrays for smokers to use. Have worn and frayed electrical cords replaced immediately. Avoid overloading electric wiring circuits. Use a thermal insulating pad under toasters, grills, and other appliances. The best way to stop fire is to prevent it before it starts. Please report any fires to the Fire Department immediately. Always give an accurate and understandable address to aid fire units in locating the fire. Storage of kerosene, gasoline or other flammable agents must be in approved NFPA containers, however storage of these items are discouraged. B-3. Power/Pump Rooms These areas are OFF LIMITS, except to authorized personnel. Page 8 of 22 C. MAINTENANCE SUGGESTIONS C-1. Plumbing Water overflow or a sewer stoppage can be very damaging and costly especially in multi-family dwellings. Please take extra care in making sure that you adhere to the following guidelines. C-2. Commodes/Toilets The sewer system is sufficient to handle all normal drainage. The following items may cause damage: paper towels, facial tissue, cotton swabs (Q-tips), disposable diapers, sanitary napkins, etc. These and similar items must NOT be flushed. Never store items on top of the commode tank. Care should be taken to avoid dropping foreign objects, i.e., deodorant cans, combs, etc., into the commode. Should your commode overflow, immediately lift the cover off the tank, reach inside and push the flapper firmly into the hole on the bottom of the tank. Water supply to your tank can be turned off by turning the handle located under the tank in a clockwise direction. Stoppage repairs caused by you will be charged to you by the Association. Your commode has been installed according to the new water saving plumbing code which allows only 1½ gallons of water per flush. There will be a time when you have put too much paper in the bowl, so a second flushing will be needed. It is highly recommended that you purchase a plunger to help force excess material into the drain outlet. C-3. Food Waste Disposal A disposal is a trouble-free unit if used properly. It should not be loaded too heavily. The safety overload on the motor will kick out it if is overloaded. To reset the safety overload, wait three or four minutes for the motor to cool and then push the red button on the motor (in the cabinet under the sink). Any time the disposal is being used, the COLD water should be running as fast as possible. Even after the disposal is empty, it is wise to let the water run a few seconds to clear the line. If the motor will not start, check the reset. NEVER PUT YOUR HAND DOWN THE DISPOSAL WHEN IT IS TURNED ON. With the above care, your disposal will give good service. How to Operate your Food Waste Disposal: a) Turn cold water on to fill waste disposal. b) Push food refuse through the splash guard into the disposal. DO NOT STUFF!! c) Turn switch ON. Allow disposal to operate until shredding sound ceases. d) Turn switch OFF. e) Run COLD WATER a few seconds longer, then turn off. Water is necessary to wash the food waste down the drain. Cold water, besides being economical, is necessary because it prevents overheating of the disposal motor. A MIXED LOAD of hard and soft textured waste is the secret to optimum service from the disposal. When the disposal grinding sound diminishes and becomes a humming sound, the grinding operation is over and food waste is flushed away. Page 9 of 22 DO NOT DISCARD THE FOLLOWING ITEMS IN YOUR DISPOSAL: Metal, glass, plastic, grease, paper, cigarettes, bones, banana peels, oyster or clam shells, tea bags (metal staple), dish cloths, celery, corn husks, potato peels, etc. Just remember, if you can't chew it, neither can your disposal! If a spool, bottle cap, or other foreign item should get lodged in the disposal, make an attempt to retrieve it, but not when the disposal is on. The disposal is self-cleaning. Do not use caustic drain cleaners at any time. A lemon/orange rind or baking soda will keep it odor free. It is recommended that the cover be kept on the drain when not in use to prevent foreign material from accidentally dropping into the disposal unit. C-4. Air Conditioning and Heating a) When changing a thermostat setting from Heat to Cool, or vice versa, always put the switch on the OFF position - pause five seconds – then move the lever to Heat or Cool setting; otherwise, permanent damage may result. b) If Heat or Cool cycle does not respond to thermostat setting, check breakers in the electrical wall panel and the switch on the exterior air conditioning unit. Make sure they are ON. c) Do not obstruct air intake unit in any way. d) Check air filter visually to see that it is clean. The filter should be cleaned/changed on a regular schedule. A clean air filter will aid in energy conservation and increase the efficiency of the heating and air conditioning system. The filter is located on the bottom of the interior unit. Before cleaning, turn the dial on the thermostat to the OFF position. e) Registers are balanced to provide efficient heating and cooling. During seasonal changes, they may be adjusted, bearing in mind that the warm air rises while cool air falls. f) Try to seek a desirable thermostat setting; then leave it there. If your unit is unoccupied for a given period, such as a working day or weekend, let the system operate in your absence. You should not allow the room temperature to fall below 55° or rise above 80°; otherwise, damage to your personal property and unit property may result. It is important not to turn the heat completely off during cold weather while on vacation or otherwise not in your unit for a period of time. Likewise, in hot weather, mildew and mold damage to your furnishings and unit property may result if the air conditioning is completely turned off. C-5. Electricity Your unit has its own electrical panel box. The function of each breaker switch has been labeled. Should one of your electrical items not function, check the panel box first to see that the breaker switch is on - sometimes you have to switch the particular breaker back and forth to activate. Certain receptacles in "wet" areas (kitchens and baths) are equipped with a ground fault interrupter (GFI) for protection in case an electrical cord or an appliance is dropped into water. The GFI looks like a regular outlet except that it has two buttons. If an appliance stops while in use, check the GFI. The top button may have popped out and all you have to do is push it back in. Check the GFI occasionally by pushing in the test button - the top button should pop out. Page 10 of 22 C-6. Elevators The passenger elevators are completely automatic. You have only to press a button in the lobby or walkway to call the elevator and press a button in the car to indicate your destination floor. You will notice the floor location by the red number above the floor selection panel. The elevators are serviced on a regular basis by a professional maintenance company and checked periodically by state inspectors. There may be times when the elevator will malfunction. If this should happen and you are in the car, just follow these simple instructions, bearing in mind that you are in a completely safe environment: a) Check to see that the red button or switch marked EMERGENCY STOP is in the RUN position. Passengers will sometimes hit this accidentally when pushing floor buttons. b) Push button marked DOOR OPEN. This will open door if you are at a landing and the automatic opening circuits have failed. c) Push the button marked ALARM. This will sound a loud bell and indicate to others that the elevator is stalled. Sound the alarm at about two-minute intervals until you receive assistance. d) Try to open the car by hand. It is held closed by a spring and should not be too difficult to pull open. If you are at or very near a landing, the landing door will also open and you can safely exit - the elevator cannot run with the door open. e) While waiting for assistance, DO NOT attempt to leave the car by the emergency exit in the ceiling, without outside assistance. The safest thing to do is to remain within the elevator until help arrives. Sit down on the floor and relax. f) The phone in the elevator is hooked up directly to a 24-hour answering service. Page 11 of 22 D. ENERGY CONSERVATION Energy conservation results in lower utility bills which benefit both you and the Association, regardless of who directly pays the utilities. Energy conservation is also consistent with the nation's goals. The following are some simple steps which you can take to conserve energy: D-1. Water a) When operating the food disposal, use cold water. This reduces hot water usage, saves on gas usage and eliminates maintenance problems. b) Immediately repair a leaky faucet or running commode. A leaky water faucet dripping one drop per second can waste as much as 650 gallons of water per year. c) Use the shower rather than the tub since an average shower bath uses only 5 gallons of hot water while a tub bath uses almost 10 gallons. D-2. Air Conditioning and Heating a) Decide on desired temperature and leave thermostat there rather than constantly adjusting it. b) Be sure obstacles do not block the return air grille which is located by the air conditioner. c) Maintain thermostat controls for cooling at not less than 75° during the cooling season and heat controls at not more than 72° during the heating season (but not less than 55°). d) Adjusting drapes, blinds or shades can act as insulation. For example, during the winter, keep them open and let the sunlight warm the air and cut the heating system's load. On summer days, close the drapes on the sunny side to cut incoming heat. e) Keep the doors to the outside shut when either the air conditioning or heat is on. f) Appliances give off heat which the cooling system has to counteract, so during the hottest time of the day, minimize their use. D-3. Laundry a) Do more wash with cold and warm water cycles to save energy since the major cost item in washing clothes is hot water usage. b) Both the washer and dryer operate more economically when used with a full load. c) To avoid heating up an iron several times a day or week, iron large amounts of clothes at one time. Each warm-up consumes energy. D-4. Miscellaneous a) When no one is watching TV or listening to the radio or stereo for a period of time, turn them off to conserve electricity. b) Turn OFF lights when not needed for a period of time including the inside garage light. A 40-watt bulb burned for 10 hours uses 4,640 BTU's. Page 12 of 22 E. AMENITIES E-1. Swimming Pool and Whirlpool Please observe the following rules which are designated to make your pool use enjoyable and safe: Emergency phone located on East wall of clubhouse. a) Anyone using the pool does so at his or her own risk and responsibility. b) No diving. c) Pool hours are from 6:00 a.m. to 11:00 p.m. d) Pool capacity is 33: Whirlpool capacity is 11. e) Shower before entering pool or whirlpool. f) Pregnant women, small children, people with health problems and people using alcohol, narcotics and other drugs that cause drowsiness should NOT use the whirlpool without first consulting a physician. g) Maximum use of whirlpool by an individual is 15 minutes. h) Only toys and floatation devices approved for swimming pools are allowed in the pool. i) Please be considerate of other residents when inviting guests to swim in the pool. The pool is for residents and their guests only. Guests not accompanied by the resident may be asked to identity themselves, and the resident’s name with whom they are staying. j) Children under 12 years of age and non-swimmers should be accompanied by an adult (who can swim) at all times. No babies with diapers or non-toilet trained children are allowed in the pool at any time without proper swim diapers or elastic pants. k) Furniture may not be removed from pool area. l) No running inside the pool enclosure. m) Glass objects and animals are NOT allowed in the pool area. Food or drinks are not allowed in the pool or on the pool wet-deck area. Please put all trash in the containers provided. n) Only proper swimwear is allowed in the pool and whirlpool. No cut-off jeans. o) Remove tar from your feet before using pool, whirlpool or exercise room. Remove suntan oil by showering before using pool or whirlpool. Towels should be placed on chairs/loungers if suntan oil is used. p) Please remember to keep the gates closed. E-2. Tennis Court Play at your own risk. a) Hours of operation are from 7:00 a.m. until 11:00 p.m. except during the turtle nesting season. During turtle season, hours are from 7:00 a.m. until 9:00 p.m. Hours are posted at the courts. b) Be considerate of others. If someone is waiting while you are playing, please limit your session to 60 minutes. Page 13 of 22 c) Tennis shoes must be worn at all times while on the court. d) No eating or smoking permitted while on the court. e) Children under 12 years should not play tennis unless accompanied by an adult. f) Always observe the common rules of courtesy on the court. g) Turn off all lights and lock the gate before leaving tennis court area. h) No bicycles, other wheeled toys, or pets are permitted on tennis courts. E-3. Shuffleboard and Horseshoe Pit Areas a) Hours of operation are from 7:00 a.m. until 11:00 p.m. b) Shuffleboard and horseshoe equipment may be picked up and returned to the rear lounge area of clubhouse. c) Clean off all equipment after use and before returning it to clubhouse. E-4. Sauna and Exercise Room Before undertaking any type of exercise program, consult with your physician. You will be exercising at your own risk and we urge caution so that you do not overexert yourself. PLEASE observe the following policies to increase your enjoyment and safety while using the sauna and exercise room: a) Hours of operation are 6:00 a.m. to 11:00 p.m. b) Florida law prohibits smoking in either room. c) No food of any kind allowed in either room. Water or sports drinks are okay d) All exercise equipment MUST remain in place. e) Please read and understand all directions for exercise equipment and operation of sauna f) Children under 12 should not be in the exercise room or the sauna unless accompanied by an adult. g) Shower before entering the sauna and do not use suntan oils or lotions on your body. Please use a towel in the sauna. h) Upon leaving, please turn off all lights, and the sauna, if used. i) If you have lowered the air conditioning, please return the thermostat to 78°. E-5. Club Room a) Hours are 6:00 a.m. to 11:00 p.m. b) Towel dry before entering from the pool area. c) Club room may be reserved by residents except when condo functions are scheduled. d) Reservation application forms are available in the Shorewood Office. Present completed reservation application to Shorewood Management for approval. e) A $100.00 deposit for security against damage and cleaning costs is required one week in advance. Page 14 of 22 f) Facilities must be left clean and in order; lights, fan and water must be turned off and all doors locked. g) Furniture or equipment may not be removed without Board permission and a deposit. h) The host presiding over any event must be present in the club room until all guests have departed and is responsible for guests' conduct. If alcoholic beverages are served at a party, the host is responsible for the actions of guests. Children under the age of 12 should not be in the clubhouse without adult supervision. i) The clubhouse must be cleaned no later than 9:00 a.m. the next day unless prior arrangements have been made. j) Nothing is to be attached to any of the walls or surfaces unless approved by the Board Page 15 of 22 F. GENERAL POLICIES The purpose of these policies is to allow each resident to enjoy his or her unit and to allow the entire community to better ensure the safety of residents and the appearance of the community. As a resident in a condominium community, you necessarily assume certain responsibilities which go along with the many benefits of the condominium lifestyle. Basically, these common rules of etiquette are designed to make Shorewood more enjoyable for all residents. F-1. Children You are responsible for the supervision of children residing or visiting in your unit at all times. F-2. Pets a) Two (2) pets, neither of which may exceed thirty-five (35) pounds, shall be allowed in any single unit. b) Remember, your pet must be on a leash at all times when on the condominium grounds. c) CLEANUP AFTER YOUR PET IMMEDIATELY AND PUT IN A DUMPSTER!! d) NO FEEDING OF ANIMALS WILL BE ALLOWED ON THE COMMON AREA (STRAYS INCLUDED). e) FEEDING WILD BIRDS FROM BALCONIES IS PROHIBITED. f) All pets must be registered with Shorewood Management F-3. Disturbances Social and friendly gathering of residents and their guests are welcomed and encouraged - provided that such gatherings do not become boisterous, obscene or generally objectionable to the other residents. Noticeable drunkenness will NOT be tolerated. Residents are entirely responsible for the conduct of their guests. Stereos, radios, and televisions are to be kept at minimum levels between 11:00 p.m. and 7:00 a.m., so that neighbors are not disturbed. Nothing should be done in or about the buildings which interferes with the rights, comfort or convenience of other residents. For unlawful disturbances, please call the Sheriff at (321) 868-1212. For emergencies dial 911. F-4. Automobiles a) Great caution should be used when driving. A slow, safe speed is to be used on the condominium grounds. Please obey the 10 MPH speed limit. b) Each unit has been assigned one space inside the covered first level garage. One open space is available for a second car or guest parking. Illegally parked cars may be towed at the owner's expense. c) Please park in a manner which allows other cars easy access in and out. Don't "double park”. Park only in designated areas as other areas have been reserved to provide for adequate fire lane or facilitate trash removal. d) All cars must be drivable. Vehicles found on the premises in a "junk" condition, with flat tires, on jacks, supports or bare wheels, will be removed at the owner's expense. We also ask that residents perform only minor repairs on their cars. Page 16 of 22 e) Handicap Parking is by permit only. Remember - unauthorized parking in a Handicap Parking spot is against the law and will be enforced by the police. f) All boats on licensed trailers, motorcycles and recreational vehicles are to be parked only inside your covered first level garage as designated by your Board of Directors. UNDER NO CIRCUMSTANCES IS THE PARKING AREA TO BE USED FOR OVERNIGHT CAMPING IN RECREATIONAL VEHICLES. g) For security reasons and appearance, ALL garage doors shall remain closed unless in use. h) Backing into spaces is prohibited. i) There are designated spaces in front of the guardhouse (with Shorewood Management approval) for short term parking of RV's and other vehicles (including boats). Maximum usage is for 72 hours. j) All license numbers must be on file in the office. This is required by Florida Law. k) For all residents - I.D. stickers must be displayed on front windshield. l) More than two (2) vehicles must be approved by the Board. m) Please keep the car rinse and car wash areas clean and re-hang the wash hose on the catch post. F-5. Community Appearance Since this condominium community is your home, we ask that you treat it that way. We are proud of Shorewood and want and need your pride in the community as well. In this way, it will be an attractive and safe place to live. We ask that you abide by the following policies to maintain an attractive community, a safe environment and protection of our property: a) Window coverings should be attractive in the surroundings. Sheets, blankets, aluminum foil and other such materials are not acceptable window coverings. b) Window sills should be kept free from all personal property. Any exterior additions, such as screen doors or hurricane shutters must be approved by the Board of Directors prior to installation. c) Mops, brooms, or other clutter are unsightly on your patio, balcony or breezeway and cannot be stored in those areas. d) Sidewalks, entrances, passages, courts, vestibules, stairways, corridors and halls should not be obstructed or encumbered or used for any purpose other than entering and leaving your unit. e) The front lawns of all buildings should be kept clear of furniture, bicycles, and other personal property. f) No signs, advertisements, notices or other lettering should be exhibited, inscribed, painted or affixed by the resident on the windows of the outside or the inside of the condominium. g) Do not allow anything whatsoever to fall from the windows, doors or balconies of the apartment, and do not sweep or throw dirt or other substance from your unit or balcony onto the halls, walkways, or elsewhere in or off of the building. Use a dustpan when sweeping your balcony. No clothing, rugs or other items may be hung on or over balcony railings. Page 17 of 22 h) Trees and shrubbery are a vital and valuable part of the community and you will liable for damages for any mutilation or defacing for which you are responsible. i) Any expense incurred by the association as a result of mistreating of the common areas will, insofar as necessary, be assessed against the resident (s) responsible. This applies to the owners, their renters, their guests, and their children. j) Ocean access is via the boardwalks between the C & D and D & E buildings. Please remember it is illegal to walk through the sand dunes. k) Do not use charcoal grills on your balcony. Use of gas or electric grills is permitted. No open flames allowed on balconies. F-6. Garages a) All doors must be closed and all lights are to be turned off when not in use by the resident. b) Continual use of any electrical appliances in your garage (such as freezers, fans, etc.) will be subject to a monthly fee paid to the Association. Rates are determined by charts from Florida Power. F-7. Special Notes a) Please remember to close the gates when going to or coming from the beach. b) A sound barrier must be installed under all replacement floor coverings except carpeting. Please see Shorewood Management for recommendation. c) No personal generators are allowed to be used on Shorewood property. d) The Shorewood Association will periodically inspect the condition of your Association-covered hurricane shutters to monitor their storm worthiness and minimize special assessments due to their failure. e) There are wooden wedges available from Building Reps in case a resident accidentally sets off a sprinkler head (accidentally breaking the red glass tube). Note – The water comes out at 70 gallons/minute quickly flooding the unit and neighboring unit(s). f) For your reference, there is a listing in the Shorewood Office of local Suppliers that installed items within each unit Welcome to Shorewood - created in the spirit of kindness, love and consideration for our neighbors - a beautiful place you will call home. Use Restrictions Below is a copy of our Shorewood Use Restrictions, as recorded in our condominium documents. These cannot be changed without a vote of the owners and must be followed by all residents. Please abide by the following: A. Each unit is hereby restricted to residential use by the owner or owners thereof, their immediate families, lessees, guests and invitees. Each one-bedroom unit is restricted to no more than two (2) occupants, each two-bedroom unit is restricted to no more than four (4) occupants and each three-bedroom unit is restricted to no more than six (6) occupants, without the Association's consent. There are no restrictions upon children. B. The unit may be rented provided the occupancy is only by one (1) lessee and members of his immediate family and guests. Leasing of units for a period of less than thirty (30) days is prohibited. No rooms may be rented and no transient tenants may be accommodated. No lease of a unit shall release or discharge the owner thereof of compliance with this Section X or any of his other duties as a unit owner. Time sharing of units is prohibited. Ownership of a unit on a monthly or weekly time sharing program is prohibited. Subleasing of units is prohibited. All leases shall be in writing and shall be subject to this Declaration, the Articles of Incorporation, By-Laws, and the Rules and Regulations of the Association and shall be approved by the Association. C. No nuisances shall be allowed to be committed or maintained upon the condominium property, nor any use or practice that is the source of annoyance to residents or which interferes with the peaceful possession and proper use of the property by its residents. All parts of the property shall be kept in a clean and sanitary condition, and no rubbish, refuse or garbage allowed to accumulate, nor any fire hazard allowed to exist. No unit owner shall permit any use of his unit or use of the common elements that will increase the cost of insurance upon the condominium property. D. No immoral, improper, or offensive use shall be made of the condominium property nor any part thereof, and all laws, zoning ordinances and regulations of all governmental authorities having jurisdiction of the condominium shall be observed. E. Reasonable rules and regulations concerning the use of the condominium property may be made and amended from time to time by the Board of Administration of the Association as provided by its Articles of Incorporation and By-laws. F. The Association has the irrevocable right of access to each unit during reasonable hours, when necessary for the maintenance, repair, or replacement of any common elements or of any portion of a unit to be maintained by the Association pursuant to the Declaration or as necessary to prevent damage to the common elements or to a unit or units. Page 20 of 22 H-1. Use Restrictions (Cont’d) G. No sign, advertisement or notice of any type shall be shown on the common elements or any unit. This restriction on signs, advertising and notices shall not apply to the developer or any institutional lender. No exterior antennas, aerials or satellite dishes shall be erected except as provided under uniform regulations promulgated by the Association. The Developer or the Association, after transfer of control of the Association to unit owners other than the Developer, may grant permission to record unit owners to install radio antennas or DDS satellite dishes which are presently approximately 18 inches in diameter. The Developer or the Association after turnover may grant written permission to the record unit owner and if granted shall designate the location of the radio antenna or DDS satellite antenna in writing prior to the installation of the radio antenna or satellite antenna. The record unit owner shall be responsible for all costs related to the installation, maintenance, repair and replacement, as the case may be, of the radio antenna or DDS satellite antenna and shall indemnify and hold the Association harmless therefore. Upon the sale of the unit by the record owner of the unit the radio antenna or DDS satellite antenna may be removed, at the owner’s expense, or it may be transferred to the purchaser as part of the sale and purchase. In the event the radio antenna or DDS satellite antenna is not removed by the record unit owner at closing then, by acceptance of the deed of conveyance by the purchaser, the purchaser shall be deemed to have assumed the responsibility for the maintenance, repair and replacement, as the case may be, of the radio antenna or DDS satellite antenna, together with the costs and expenses thereof, including the obligation to indemnify and hold the Association harmless therefore. This provision shall be deemed a covenant running with the land and shall be binding upon each successive owner of any condominium unit utilizing a radio antenna or DDS satellite antenna. H. An owner shall not place or cause to be placed in the walkways or in or on any other common elements and facilities, stairs, or stairwells, any furniture, packages or objects of any kind. Such areas shall be used for no other reason than for normal transit through them. The Association may permit a unit owner to place small potted plants near the front doors of the unit so long as the potted plants do not protrude into or block access to the common walkways. The Association reserves the right to restrict or prohibit the placement of potted plants on the common elements. I. It is prohibited to hang garments, rugs, etc., from the windows, patios or balconies or from any of the facades of the buildings. J. It is prohibited to dust rugs, etc., from windows, patios or balconies or to clean rugs, etc., by beating on the exterior of the buildings. K. No auto parking space may be used for any purpose other than parking automobiles, vans and non-commercial pick-up trucks which are in operating condition with a current license tag. Other vehicles such as commercial trucks, trucks, motorcycles, recreational vehicles, motor homes, trailers, and boats, shall be parked in parking areas, open or enclosed, designated by the Board of Administration. In the event boats, motor-homes or recreational vehicles are permitted to be parked in designated areas, overnight camping in these vehicles is prohibited. No parking space shall be used by any other person other than an occupant of the condominium who is an actual resident or by a guest or visitor and by such guest or visitor only when such guest or visitor is, in fact, visiting and upon the premises. All owners and residents of the condominium are restricted to two (2) permitted vehicles without the association's consent to bring additional vehicles on the premises. All vehicles shall be parked in the open parking spaces or garages except when loading or unloading vehicles. Page 21 of 22 H-1. Use Restrictions (Cont’d) L. Until the Developer has closed all the sales of the units in the condominium, neither the other unit owners nor the Association shall interfere with the sale of such units. The Developer may make such use of the unsold units and common elements as may facilitate its sales, including but not limited to maintenance of a sales office, model units, the showing of the property, and the display of signs. The Developer may not be restricted in the use of the other common elements or areas, including but not limited to, lobbies, exercise rooms, or the sales office in the recreation building by anyone until the sale of all units is completed by the Developer. M. Two (2) pets, not exceeding thirty-five (35) pounds each, shall be allowed to be kept in the owner's unit. All pets must be kept on a leash outside the owner's unit. Each pet owner shall be responsible for cleaning up after his pets in the common elements. Pets shall not create a nuisance. N. No unit owner shall allow anything whatsoever to fall from the window, patio, balcony, terrace, porch, or doors of the premises, nor shall he sweep or throw from the premises any dirt or other substance into any of the corridors, halls, patios, balconies, terraces or porches, elevators, ventilators, or elsewhere in the building or upon the grounds. A unit owner shall not place, store or use any item, upon any patio, balcony, terrace or porch without the approval of the Association, other than standard patio chairs, tables and furnishings. Gas or electric grills and potted plants are permitted on balconies, but charcoal grills are prohibited. O. When a unit is leased, a tenant shall have all use rights in the Association property and those common elements otherwise readily available for use generally by unit owners and the unit owner shall not have such rights except as a guest. Nothing in this subsection shall interfere with the access rights of the unit owner as a landlord pursuant to Chapter 83, Florida Statutes. The Association shall have the right to adopt rules to prohibit dual usage by a unit owner and a tenant of Association property and common elements otherwise readily available for use generally by unit owners. P. All electric lights shall be turned off when the garage parking space is not occupied and all garage doors shall be kept closed at all times except when parking or removing cars from the garage. Q. The Association reserves the right to levy a charge to any unit owner using the enclosed parking garage to store appliances, dehumidifiers, table saws or any other type of devices that use electricity. R. Carpeting of any type on individual unit balconies or any common walk-ups is prohibited and the Association shall not grant permission to install carpet on the individual unit balconies or walk-ups.
