                                The apartment is new, very clean and comfortable. We loved Escambron Beach, it is small and protected from the heavy waves of the open ocean by a coral reef, so we felt that our children were really safe while swimming. With life guards during the day, picnic tables, showers, and a great view of Old San Juan, this beach was just perfect for us. We are staying in this apartment in our next visit to San Juan and definitely recommend it for families and couples.

                                We found the property to be as described, and were pleased with its location and cleanliness. Martin, the on-site "manager" was very helpful, friendly, and pleasant. We think it would be helpful to have a better way (curtains) to reduce the light in the main windows at night. Good to have the outside security lighting, but very bright in the house at night. And...a couple more wastebaskets would be nice. Finally, although it was not a big deal to us, the internet access was slow and spotty. We would consider staying again if we have a return trip. Thanks!

                                We arrived late close to midnight and called Martin, he arrange for us to get access to the apt easily. The listing is accurate in between Old San Juan and Condado. Walking to Old San Juan was only considered during the daytime and we did, you are into 30 to 45 minute walk depending of the pace, to get back we got a taxi ($12). To get a taxi you just have to go up the street a main road to get to Old San Juan. Martin which is the propoerty keeper is very helpful and accomodated us, the property is as described, clean, newly renovated, A/C, wifi. There are a few restaurants around, we only tried a few but decided to do most of our visiting / eating in Old San Juan. We were ther for 3 days only while waiting for a cruise, we did visit the beach, it is a nice beach, but small conpared to other islands or beaches on the other side of the island. We happen to at the beach on Saturday it was quite busy. We received our full deposit back as promised since there were no issues. The booking was easily done and handled through e-mails. I would recommend this home away and Thanks You!

                                We stayed 6 nights and 5 days. The place felt like home, thanks to all the amenities. They even provided a microwave which helped a lot. It is walkable distance to Old San Juan and also to the beach. Thanks to the great location we were able to go to the beach every day. The terrace was nice to wake up to!

                                Recommended for: Sightseeing, tourists without a car, romantic getaway, families with young children, girls getaway.

                                Owner response: We were glad to hear that this guest enjoyed their stay with us. They actually stayed in one of our more expense top floor (2nd floor) apartments which come with private 700 s.f. ocean and bay view terraces. This apartment is our first floor 2 bedroom with private patio. It does not have access to the roof top terraces.

                                I stayed here for 3 nights, and I really enjoyed it. Its spacious, comfortable, and well-located on the island. I was able to walk to Old San Juan easily, and I enjoyed grabbing a burger at El Hamburger. When grabbing a cab to other locations, just give them a call and ask them to meet you at El Hamburger, OR just walk up there and grab one of the ones going by. All in all, if I ever come back to San Juan, I am definitely staying here again.

                                What a great place! We were really glad to be here, it is a very nice apartment with all the facilities you need to spend a great vacation. A good kitchen with all the basic utensils you need, hot water, a very nice terrace, great bathroom, everything new and a place recently renovated with good taste. For the next trip to San Juan we will sure would like to repeat this experience.

                                My coworker, son and I stayed at this property for two weeks and we really enjoyed it. The booking process was seamless and the owner was always available if we had questions. Martin, the local property manager, was very helpful and always only a call or text away. The condo is very clean and the appliances are top notch. The a/c and wi-fi work wonderfully and the location is relatively quiet. There are a few food places within walking distance (El Hamburger, KFC, a Panaderia). We found it easier to take the bus (50 or 75 cents) to surrounding areas for food and the grocery store (Pueblo). We also took the Tren Urbano (Urban Train) several times. One way is 75 cents and you can travel as far as Bayamon. We ventured to Walmart, in Carolina, one day and it took about 3 buses and the train but it was a very nice outing.You can also use your train pass for free bus rides which is convenient. As far as Old San Juan you can either walk or take the bus. We normally took the bus there and walked back. Many sights to see and things to do and there you will encounter other tourists from the cruise ships. The beach of course is a very short walk and the scenery is really gorgeous. The guys on the street who parked the cars in front of the condo were very helpful and friendly to us. We were out and about all times of the day and night walking to events at the beach or the park and we felt very safe and secure and the area around the condo was secure as well. Only people grabbing a bite to eat or walking to the beach were seen on the street by the condo. Nobody hanging out or causing problems. Will for sure book again on my next visit to PR.

                                I stayed in this condo for almost a week and it was amazing. The condo is very beautiful, modern and clean. The location of the condo is great! The beach was really a 5 minute walk from the condo. The parking was also not an issue, I was able to park my rental outside of the condo with no issues. The condo was very close to Old San Juan and its amazing restaurants and nightlife. I recommend this condo to anyone going to visit PR and wants to stay in the Old San Juan Area. Next time I go back to PR I will definitely be renting this property again. :)

                                Our stay in the condo was enjoyable. Parking was vey easy (recommend getting a car) and the beach was a 5 minute walk and lovely (great for swimming, lots of shade from the palm trees). It's situated halfway between old san juan and condado so it was convenient to avoid the crowds. The unit was very clean upon arrival. There was clearly investment into high end appliances (very good AC, washer and dryer, oven, refrigerator). Unlike some other rentals I've stayed in, this one was clearly a vacation rental property (and not a vacation home for someone that they rent out when they're not in town). This can be favorable or not depending on your point of view. There is definitely a minimum amount of furnishings - a table with 4 chairs, a couch, a TV with DVD player, basic set of silverware/plates/cups/mugs, small coffee machine. However, there was a lack of some of the things you might expect if someone was living there - i.e. full length mirror or any mirrors outside the bathroom, a trashcan in the kitchen area, microwave or blender, multiple cutting boards/knives, coffee table, beach towlers/accessories or any of those other little furnishings that someone might have when decorating a home (side tables, additional chairs, book cases, etc). None of those were a deal breaker (though we did find ourselves wishing we had a microwave to heat up some of our delicious leftovers from lechonera los pinos or casa dante - and a full length mirror would have been helpful for sunblock application. We ended up buying some $4 beach towles from walgreens) and overall the unit was sufficient for our needs. I'd recommend this as a very good value for the area with easy access to a lovely beach. It's a good home base for exploring the rest of the island. Just don't expect something that's been dressed up like your own home.

                                Recommended for: Adventure seekers.

We actually have beach towels, blenders, iron and ironing board and a number of the other items that you mentioned you would like to have had. We feel responsible that we did not communicate adequately that these things were available for the asking. To our future guests, please let us know if you would like something that you cannot find in the apartment and if we have it, we would be happy to provide it. Our goal is to make every guest's stay the very best possible.

                                Stayed in the apartment for a week in April to attend a conference at the Caribe Hilton. The hotel rates were too expensive (especially given the mixed reviews) so I decided to look for another option in the area. The apartment was perfect for this: - The location is GREAT. A beautiful 10-15 minute walk with view of the ocean to the Caribe Hilton. Going in the opposite direction, it's also about 15-20 leisurely walk to Old San Juan, and easy to take a cab. - The beach is a 5 minute walk away and is really beautiful - clean, not crowded, plenty of areas to swim etc. - The apartment itself looks completely new and is very comfortable. Lovely decor, well stocked kitchen, comfortable beds, lots of closet space, decent internet, little street noise. - The balcony upstairs is lovely - wish we had had the chance to use it. - As others have said, El Hamburger is a San Juan landmark, and is delicious. There aren't a ton of other food options in the immediate area (there is a deli, a KFC, and a restaurant at the beach that I did not try), but it's easy to get to Old San Juan where there are many delicious options. there is also a grocery store nearby so you could cook for yourself. - Both Gary and Martin were very gracious and easy to deal with. Some things to note/on my wish list: - The apartment is on a small street off of two major roads. It is best to tell taxi drivers to take you to El Hamburger (or get more specific directions from Martin). - I imagine the majority of visitors are not conference goers, but it would be really helpful to get an iron for the apartment for those of us who need to look semi-professional :). - A brief list of resources - bus lines, nearby restaurants, grocery store hours, etc. would be really useful. Thanks!

                              RENTAL RULES AND REGULATIONS #9 San Juan Bautista, Apartment 1A, San Juan, PR 00906, 1. CHECK-IN TIME IS AFTER 3P.M. AND CHECK-OUT IS 11A.M. NO early Check-ins. 2. This is a NON SMOKING unit. 3. Pets are not permitted in rental units under any conditions. 4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE/RESERVATION DEPOSIT - A Security Deposit of $200 is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable with (14) days of departure, provided the following provisions are met. a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All keys are left on the dining room table and unit is left locked. e. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged. g. No kitchen items are lost or damaged. h. NO early check-in or late checkout. i. The renter is not evicted by the owner (or representative of the owner), or by the local law enforcement. 6. PAYMENT - An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rental. Please make payments in the form of traveler’s checks, bank money orders, cashiers checks or personal check payable to Gary Goldberg. We also accept MasterCard, Visa and Payal payments (use e-mail address PlayaEscambron@Gmail.com). The balance of rent is due 30 days before your arrival date, except holidays, when final payment is due 60 days in advance. 7. CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. 8. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Parking is readily available in the evenings in front of the building, and it is advised that you utilize this parking at night. 16. HURRICANE OR STORM POLICY – No refunds will be given unless: a. The National Weather Service orders mandatory evacuation in a “Tropical Storm/Hurricane Warning area” and/or b. A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area, we will refund: 1) Any unused portion of rent from a guest currently registered, 2) Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and 3) Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.
