This gorgeous and spacious 1 bedroom apartment is located in The Castro neighborhood of San Francisco. The garden apartment is part of a large Edwardian home that has been renovated with every attention to detail. Crystal doorknobs with brass accents, period glass light fixtures, Berber carpeting and crown molding are just a part of the beauty of this incredible 1908 property.

The apartment has been tastefully decorated and furnished by a professional interior designer and features a King sized bed with memory foam pillowtop, Egyptian Cotton sheets and linens and down comforters. Beautiful artwork, some original, accents the walls and brings a modern feel to the space.

A living room with Queen sized pull out memory foam sofa bed is amazingly comfortable and cozy. The entertainment center includes a DVD player, CD and Stereo System, DVD library and Cable TV with premium channels. Adjacent to the living room is a large dining room area that also can be used as a workspace for guests traveling on business. High speed wireless internet (20mbps) is provided and works throughout the apartment.

The brand new full kitchen with LG appliances, full sized washer dryer and granite counters features Calphalon cookware and Wusthöf cutlery for your culinary creations as well as beautiful china, glassware and silverware located in the gorgeous glass kitchen cabinets. Toaster, blender and Coffee Maker along with other basic essentials are all provided to make sure that you are never without.

A rain shower head is the pampered feeling you want when getting into the stunning fully tiled shower. After stepping out, surround yourself in fluffy 100% Egyptian Cotton Towels or throw on your extra plush cotton robe and make your way out of the double french doors onto the properties beautiful landscaped patio. Relax with a glass of wine or champagne in the rich chocolate colored wicker patio furniture with overstuffed cushions for your comfort. Enjoy the new glass and stone fire/table or maybe make your way over to the gazebo and submerge yourself in the Extra Large 8 person Hot Tub and let the jets and heat soothe away a full day of shopping and sightseeing.

A short walk brings you just about anywhere you want to go!!! You are half a block off Market Street and just a few short blocks from Castro Street where you can catch the famous F street car to Union Square, The Embarcadero, Ferry Building and Fisherman's Wharf or take the subway from Castro Street to anywhere you want to go. Should you decide to walk in the opposite direction....a short 10 minute walk will take you to The Haight Ashbury with it's vintage clothing shops, eclectic restaurants and nightlife, hippies and street musicians. Steps away is Golden Gate Park and The Pan Handle.

San Francisco is world renowned for it's restaurants and you will not be disappointed with the amount of options within walking distance from your door. Also, there is a pamphlet with tips and suggestions on dining, attractions, delivery food services, gyms, shopping and other services that is provided to you in your room at your time of check in.

Although you do not really need a car to enjoy San Francisco, should you decide to drive there is street parking available and private gated parking on the property for an additional fee. Transportation to and from Bay Area Airports is simple on the BART, however private transportation via a car service can be arranged from SFO International Airport, San Jose International Airport and Oakland International Airport for an additional fee.                     The place was lovely, conviently located, and extrememly clean. The hot tub was a perfect end to a day of touring around San Fran. The hosts were incredibly accomidating, allowing us to leave our luggage in the apartment after we checked out because were taking a 9pm flight. A great experience!

                    Recommended for: Sightseeing, adventure seekers, tourists without a car, age 55+, romantic getaway, families with young children, girls getaway.

                    The apartment and the garden are really beautiful and could not be better located. It is very well equiped and tastefully decorated. Metro, shops, restaurants and bars are a short walk away. Yet it is very quiet. The owners are very helpful and discreet. A really great place to discover this amazing city.

                    The apartment is beautiful, clean, with nice furniture and a beautiful garden with a hot tub. It is a 5 minute walk to Castro station and Castro street with all restaurants, bars, shops... Yet it is very quiet. We were a group of 3 friends. On the evening of our arrival, the owner gives us a few recommandations of restaurants in the neighborhood. All were very good. We couldn't have found a better place to stay in this wonderful city. A true San Franciscan experience.

                    San Francisco is, of course, amazing, and Beyond The Palm is an awesome place to stay while you're there. The apartment is very sweet, neat and modern. Just our style! The location is great for getting all around the town. The refrigerator was small (mini) as was the kitchen, but was great for our needs for the four days we were there. We really loved the hot tub every night after our day's business. The owner's are the nicest people ever as well.

                    Recommended for: Sightseeing, adventure seekers, tourists without a car, age 55+, romantic getaway.

                    Hi guys, We had an incredible time at Beyond the Palm. Perfect locatio - we got around easily on foot and the public transportation was closeby. Super clean and spacious - love bedding and the bathroom was spotless (always important!) and everything we needed and more (oh the dryer you hv is super efficient, love it!) The outdoor fireplace and hot tub (tho we didn't have enough time to use the tub) was a great feature to the place. We just sat outside and chatted the night away. was lovely for our girls' getaway. Would definitely come back again the next time we're in town. Would recommend this place in a heartbeat! Thanks so much Dan and Kristoff! And hope to see you guys again.

                    Accommodations for our family were nothing short of perfect! The apartment is very spacious and has charming features, everything you need and more. The patio is gorgeous, private, and the hot tub made for many relaxing evenings after our activities. The Bay area has so much to offer. We went sailing out to Alcatraz and Angel Island, even hiked on Angel Island. We rented bikes and road over the Golden Gate Bridge, spent time in Sausalito, then took a short ferry ride back. We road the cable car down to the wharf, enjoyed many restaurants and took advantage of the many running and hiking trails in nearby Golden Gate Park and Lands End. Dan and Kristoffer were extremely helfpful in terms of recommending activities, showing us how things work, etc. The location could not be more perfect. The surrounding area is extremely upscale and quiet but just a short connection via public transportation to the entire city. We thoroughly enjoyed our stay at Beyond the Palm and look forward to calling it our San Francisco "home away from home". Great place!

                    Everything is exactly as described. The apartment is well appointed with everything you need and more. The hot tub was great after a long day of walking and enjoying all that the Bay area has to offer. Dan was very helpful with showing us how to work the hot tub. The location is perfect for hanging out in the Castro or travelling around the city by connecting with public transportation only a few blocks away. Loved our time at Beyond the Palm and look forward to our next visit to the great city of San Francisco.                     Kristoffer and Dan have created the perfect weekend getaway spot. The unit has all the amenities of home and is very spacious. You can tell they put a lot of thought into making sure their guests are comfortable and taken care of. The location could not be better. It is a short walk to a convenience store, restaurants, several bars and the Muni line. I will definitely be recommending this unit to all of my friends.

San Francisco, CA 94115 TERM: The terms of the rental shall begin at 3pm on the day of check-in and end at 11am on the Day of guest check -out Payment Due Dates: Time of booking - The security deposit of $500.00 is due at the time of reservation. Reservations are not able to be confirmed until the security deposit is received. The security deposit is authorized only and released after check out. 60 days prior to arrival – half of the total rental amount is due 60 days prior to arrival. This amount is non-refundable as we have a 60 day cancellation policy. 30 days prior to arrival – the total rent is due 30 days prior to arrival. This amount is also non-refundable due to the 60 day cancellation policy. ADVANCE PAYMENT: Cashier’s checks should be made payable to Q 6 Productions Inc. and sent to the following address: 130 Ord Street. San Francisco, CA 94115. Owners must receive full payment of the rent due 30 days prior to arrival. Reservations made less than 30 days in advance of arrival require full payment within 3 days. DEPOSITS/FEES: A Cashier’s Check or credit card payment for $500.00 US will serve as security deposit for reservation and damage incurred during duration of Tenants stay, which will be deducted after check out. Cleaning fee is only for post-occupancy inspection and inventory. Security Deposit shall serve as a security & damage deposit and for additional cleaning, if necessary, and is refundable. Owner will return the security deposit within 3 (3) days after the date Tenant delivers possession of the leased premises. CHECK-IN/CHECK-OUT: Check-in time is on or after 3:00 p.m. (PST). Check-out time is 11:00 a.m. (PST) unless revised above. Keys will be given to guests at check in. If late check in is needed and property manager is unable to be at the property at time of check in, a lock box will be utilized. The code to the lock box will be given to guest within five (5) days of check in. Issued key(s) must be returned to our property manager at the time of walk-through, or a $25.00 fee will be charged. Please assure that all doors, sliders, and windows are securely locked, and lights are turned off. Owners are not responsible for items left in the rental home. USE/OCCUPANCY: The premises are to be used only as a private residence for Tenants, and for no other purpose without Owners’ prior written consent. Tenants shall not use the premises in such a way as to violate any law or ordinance, commit waste or nuisance, or annoy, disturb, inconvenience, or interfere with the quiet enjoyment of any other nearby resident. MAXIMUM OCCUPANCY IS 5 PERSONS. (may be revised above) ASSIGNMENT/SUBLETTING: Tenants shall not sublet any part of the premises or assign this agreement without the prior written consent of Owners. RESTRICTIONS: Unless otherwise specifically permitted in the contract agreement no pets shall be allowed on the premises. There will be a $250.00 fee accessed if pets are on the property plus a charge for any damages the pet may cause. If you are allowed a pet, the security deposit may be used if there is a pet accident in the home. NO SMOKING. Tenants also agree that any tenant found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy of these premises. Hot-Tub - Available for use between 9:00am and 10:00pm weekdays and 9:00am and 12am (midnight) weekends (Friday and Saturday nights) Sound Ordinance – Outdoor music must never exceed an ambient level. Outdoor music must be turned off completely by 9:00pm. Indoor music must be at an ambient level after 11pm. As this is a residential neighborhood, the owner accepts no responsibility for noise in the area (ie. Street cleaning, yard or outdoor work, building, pets or children) so long as the noise would be not break any local noise ordinances and/or is within the normal business operating hours of the city. Party Guests – No more than 8 persons (including guests themselves) total, at all times, will be allowed upon the property. All party guests must vacate the property by 12:15am, at which time the overnight occupancy requirements take effect. (If party guests remain in the property after 12:15am, there will be a charge of $50.00 per guest per hour. CANCELLATIONS: All reservations cancelled are subject to a cancellation charge of $100.00. For reservations cancelled less than 60 days prior to scheduled arrival, no refund will be made. No refunds will be made for early departures or if number in party decreases. UTILITIES: Owner will provide cable TV, water, heat, electricity and trash removal. LINENS/TOWELS: Linens and towels are provided for Tenants during occupancy. A replacement fee will be deducted from the security deposit should any towels or linens be removed from the property. KITCHEN USE: Dishware, utensils, cutlery, pots/pans, and appliances are provided for Tenants during occupancy. A replacement fee will be deducted from the security deposit should any items be broken, damaged, or removed from the property. All kitchenware and appliances used by Tenants during occupancy are to be clean at the time of check-out. Additional cleaning fees will be assessed should Tenants not comply. WASTE: All waste must be placed in trash bags and placed in the trash receptacles provided. Tenants may not leave trash in the spa, the property grounds, or in the home. A portion of the security deposit will be kept if trash is not properly disposed. Property Layout – Property consists of 3 levels. The Garden level apartment has a living area with pull out sofa, dining area, bathroom with shower and separate bedroom with king sized bed. There is a kitchenette with stove, microwave, sink, refrigerator and full sized washer/dryer. The unit is equipped with its own entrance at the side of the house through double French doors. Owners retain the main house and upper 2 levels of the property. The carport is closed to all guests as it is used by the owners of the property. However, the carport can be rented as well; please inquire for pricing. (Carport pricing may be revised in RENT section on page one) Parking- Property has available for rent 1 space in the gated car port located on the property directly off of the street. Owners accept no responsibility for loss or damage to the vehicle or its contents while parked on the premises and tenants agree that parking is at their own risk. The gates to the property should be opened for entry and exit only and made sure to be closed directly after entering or exiting the property. Any damage to the gates or car port area will result in a reduction of the security damage deposit refund after check out.                   About the owner: Hi! Kristoffer and Dan here and we want to welcome you. Dan works in Marketing and Kristoffer is an actor on Broadway and television. Having lived in New York, Los Angeles, Chicago and abroad, we have traveled to many countries and love meeting new people. We have always enjoyed the experience of staying in a home or apartment versus a hotel when we travel because of the ability to experience a city more fully. We have always stayed in beautiful apartments or homes with luxurious amenities and felt it was important to offer the same to those travelers who came to stay with us. We love to experience restaurants, bars, museums and everything a city has to offer and have many many wonderful suggestions for you when you come to stay!

                  Why the Owner Chose Castro:
                  We chose to buy this property because of its central location and ease of getting just about anywhere you want to go in the city in minutes. The beauty of the neighborhood and homes that surround was also a selling point to us. We love San Francisco and the fact that in 10 minutes you can be at the beach, waterfront, luxury shopping, a concert, running in Golden Gate Park or relaxing in a sidewalk cafe in any of the cities thriving and vibrant neighborhoods. Napa, Sonoma and wine country are just an hour drive away and you can be skiing the slopes near Tahoe all day long and back home in time for dinner!
