Sleeps 4. This elegant two bedroom apartment is quietly situated yet minutes from the buzz and action of Britain's most cosmopolitan seaside town.
Occupying the entire ground floor of a listed Regency townhouse (built c 1830) the apartment is located in one of Brighton's prime conservation areas. There are sea views from the front room and the private south-west facing deck provides a tranquil space for relaxing in the afternoon sunshine. The excellent shops, cafes, pubs and restaurants of Kemp Town are moments away and the historic Palace Pier and Brighton Marina are both about a 15 minute walk. Everything is accessible on foot – there is no need for a car in Brighton.
There are four steps from street level to the front door of the apartment, which opens into a hallway with entryphone. To the left is a comfortable, fully carpeted lounge with 3-seater sofa, two armchairs and a dining table in the bay window. The room has high ceilings with ornate cornicing, a grand marble fireplace and features the original wooden shutters that are used instead of curtains. High windows flood the room with morning sunshine and provide an ever-changing view of the ocean, moments away at the bottom of the street.
The kitchen is open plan, with a hardwood counter top, modern fan-assisted oven, gas hob, fridge, toaster, microwave and dishwasher. Here you will find everything to prepare a light snack or a full meal. There is a charcoal BBQ in the garden.
Technology-wise there is free wif-fi, a flat screen HD television, satellite TV, DVD player, digital radio, CD and MP3 players.
The bedrooms and the modern bathroom lead off the hallway where you will also find a utility cupboard which houses the automatic washing machine. Bedroom 1 has a King size double bed, Bedroom 2 has a single bed which converts into a comfortable double bed. Both bedrooms are fully carpeted and look out towards the private deck. The beds have comfortable mattresses, memory pillows and luxury cotton sheets. There is a fitted wardrobe in the main bedroom and hanging space in bedroom 2. There is also a hairdryer.
The family bathroom has a WC, bath with a good shower over, sink with mixer tap, heated towel rail and shaver socket. Large soft towels and bed linen are provided. Towels and linen are changed every 7 days. Constant hot water and central heating are also included.
Brighton is a year-round holiday destination with a reputation for fun and culture. From the stunning heritage of the Royal Pavilion and the Regency architecture to the traditional seaside fun of the famous Palace Pier and pebble beach, it offers something for everyone. The historic Lanes is a fabulous maze of twisting alleyways offering an extraordinary mix of antiques and jewellery shops nestling alongside specialist contemporary and designer boutique fashion. Buskers often liven up the streets, making the Lanes a great place to grab a coffee and soak up the atmosphere to the sounds of some live jazz. Besides its eclectic range of theatres, art galleries and nightclubs Brighton also has more restaurants per head than anywhere outside of London. A major arts festival is held here in May but there is something happening in Brighton every month of the year.
Brighton is the ideal base for exploring the south of England, with its lovely gardens, castles, stately homes and national parks. The county of Sussex boasts numerous theatres and arts festivals, golf courses, horse racing, ancient churches and buildings plus walking and mountain-biking on the beautiful South Downs and in Ashdown Forest.
Central London is easily accessible by train in less than an hour. London Gatwick airport is 30 minutes away by train or taxi, Heathrow airport is about an hour away. The ferry to Dieppe in France is also close by in Newhaven.
Rental cycles are available nearby as well as numerous bus routes. On street parking costs £4.70 for 24 hours.

Booking policy
I require a £200 deposit upon booking to reserve your dates and request full payment plus a £200 breakage deposit 4 weeks before your stay. The breakage deposit is refunded within 14 days of your departure (less any damage if incurred). I accept payment by direct bank transfer, UK cheque or credit card via Paypal (which currrently attracts a 3.4% fee). For Paypal and international bank transfers I ask that you pay all charges or handling fees.
Change-over day is flexible. Check-in after 3pm, check-out by 11am.

We love Brighton and have been many times over the past few years. This apartment with sea views is the best place we've stayed. For the 3 of us it was just perfect; rooms were spotlessly clean, warm and comfortable, the sitting room was perfect for relaxing with dinner and wine. We loved the area too, Kemptown is fun and friendly with masses of places to eat and drink and shop. I think we've found our bolt hole in Brighton.Recommended for: Tourists without a car, sightseeing, romantic getaway, age 55+, adventure seekers.

Gorgeous apartment. Very well located in Kemptown. Walking distance to Brighton and the Marina (if you like walking) but there are also plenty of buses. Tastefully decorated, very light and spacious, clean & well maintained.It's a lovely place and I would definately recommend staying here. The Brighton "Eye" is a great attraction and the Lanes of Brighton are always wonderful. Thank you!!Recommended for: Tourists without a car, sightseeing, families with teenagers, romantic getaway, age 55+, girls getaway.

This apartment is bright, clean, welcoming, beautifully decorated with lots of art work, with the bonus of an outside patio. Loved staying there with my husband for a long weekend. A bit of a walk to the centre of Brighton but local shops and restaurants round the corner. For long stay parking, go down Duke's Mound towards Madeira Drive. It is not sign posted as a parking place but nowhere is in Brighton!Recommended for: Tourists without a car, sightseeing, romantic getaway, age 55+, adventure seekers.

My son and i stayed at this delightful flat conveniently located to all amenities in Brighton. It was elegant, spacious and immaculately kept with every appliance/equipment that we should need. We loved this very stylish, elegant and comfortable apartment in a great location. The apartment is decorated with great flair and is very well-equipped. Only two minutes from the seafront, it's also just round the corner from a street with wonderful cafes and shops. We loved the breakfasts at Ground, and afternoon tea at the bric-a-brac shop/cafe and the excellent local bookshop which also has a cafe. It's a glorious 15 minute walk along the sea front to the Lanes and all of Brighton's amenities. We'd also recommend Terre-a-Terre, the award-winning vegetarian restaurant in the Lanes. We'd definitely recommend the apartment to friends and family and look forward to staying there again. in the Lanes.Recommended for: Tourists without a car, sightseeing, families with teenagers, romantic getaway, age 55+, families with young children.

My husband and I stayed here for a week and had a really wonderful time. By mere chance, we arrived during the Brighton Festival and enjoyed theatre, music and comedy all for a fraction of London prices. We used the local busses to get about. There are a couple of great restaurants within easy walking distance of the apartment. And the bed was really comfy! The apartment is well set out with all you could need for a relaxing holiday. Highly recommended.Recommended for: Tourists without a car, sightseeing, romantic getaway, age 55+.

Just spent a week there, it was lovely. In 5-10 min walking distance the nicest places to have breakfast/lunch/dinner or just to hang out. The seafront is even closer: 1 min, once you locked the flat's door behind you! Very relaxing. Parking no problem, the inner city only 15/20min per pedes away. It is even more charming than the pictures show with its high ceilings and the comfortable and modern furnishing. It was clean with a very nice touch, had free WiFi, a well fitted kitchen - for that night when one did not feel like going out. I hope to come back in the summertime; would be nice to have breakfast in the little courtyard. A convenient location to explore not only the coast but also to start trips into the big city London from. Can only recommend it!Recommended for: Tourists without a car, sightseeing, families with teenagers, romantic getaway, age 55+, adventure seekers, families with young children.

When I viewed this apartment it was love at first sight, it has real character and is my favourite place to relax and unwind
