Our 900 square property has a private bedroom, full bathroom, large eat-in kitchen, spacious living room, huge outdoor living/dining/BBQ area, private garage and extra parking.
The light and airy living room features six windows with custom drapes, a wood burning fireplace flanked by built-in book cases and wall sconce lighting, wood flooring, crown molding, carefully chosen reclaimed furnishings, convertible sofabed, Cable TV, DVD, VCR and WiFi.
The romantic bedroom has a queen size iron frame bed centered between two garden windows looking out to the private side yard and flower boxes, antique dresser, built-in closet, two spa robes for use during your stay and a collection of bedside reading. For cooler evenings and warmer afternoons you'll find an electric heater and fan to add to your comfort.
The full remodeled bathroom offers a cast iron tub plus subway tile surround shower, hexagon tile flooring, pedestal sink and storage cabinet. Complimentary paper supplies and toiletries are provided for your convenience.

I would definitely return to Newport and stay here again! The location is perfect, a block walk to the sand and right across the street from a grocery store for a quick trip. It was a cozy beach cottage, perfect size for my family(myself,husband,son & grandma). The decor is charming and you feel like you are at the beach. The house has a patio out front with a bbq and table/chairs that was great for bbqing and having a nice dinner outside. Also, the house is pet friendly which was a plus for us with our 2 little dogs. It was hard to find a place for a reasonable price/good location, I was surprised to find this one. The rental was clean upon our arrival and it was nice that we had the option to clean ourselves on departure and save some money. Overal, I would recommend this rental to anyone who is looking for a nice beach getaway. The owners made everything very easy and accomodating! Will return again, hopefully soon!Recommended for: Romantic getaway, girls getaway, pet owners, families with teenagers, tourists without a car, age 55+, sightseeing, families with young children.

First of all, Robert and Terese were great to work with and excellent hosts. The option to do your own cleaning and bring your own linens/wash the provided linens saved us some money, which was greatly appreciated. The garage is great since the street parking can be a little inconvenient at times. The location of this rental is GREAT. Right across the street from a nice grocery store, places to eat, and a great gelato shop (Whimsical). About a two minute walk to the beach. The house itself is as it looks in the pictures. It is old but good. If I were to be picky I would say 3 things that would have made it "excellent" for us would have been: (1) A new TV. You don't go to Newport to watch TV but when you do watch something it's nice to have a good TV to watch it on. (2) Curtains/Blinds. The window coverings in the rental didn't provide as much privacy as we would have like (3) Water Heater. Hot water isn't the problem. The water heater isn't behind a door in a closet. It is exposed in the hallway. It is noisy and wouldn't be too hard to cover up. Overall it was a good stay. We definitely recommend it to others looking for a more affordable option.Recommended for: Romantic getaway, adventure seekers, age 55+, families with young children.

NOT BEING TOO FAMILIAR WITH NEWPORT BEACH THIS BEACH COTTAGE WAS IDEAL. PLENTY OF ROOM FOR THE 2 OF US AND VERY CONVIENENT TO THE BEACH, GROCERY STORE, AND MANY RESTAURANTS SURROUNDING. ENJOYED THE PRIVATE PATIO AND THE ACCOMODATIONS AVAILABLE TO US.. NOBODY LIKES CLEANING AFTER A NICE STAY AT THE BEACH BUT TO SAVE A CLEANING DEPOSIT N CLEANING AFTER YOURSELF WAS WORTH THE TIME. ALSO GOT BACK MY FULL DEPOSIT! IVE ALREADY CALLED TO BOOK ANOTHER VACATION!!Recommended for: Pet owners, families with teenagers, tourists without a car, families with young children.

this was the perfect little home for us to stay at! we loved everything about it! i am surprised to hear others werent fans of the place, sounds like they just needed to clean up after themselves. it was the perfect size, perfect location, and perfect feel. we cant wait to stay there again!!!Recommended for: Romantic getaway, girls getaway, age 55+, families with young children.

I stayed in this unit for several days in March. The unit was ideal - plenty of space and a comfortable bed. Since I was splitting my time between the Balboa Beach Club and the beach, the location was perfect. There are plenty of restaurant and shopping options nearby and the outdoor patio was a great way for me to start my day with a cup of coffee. A great alternative to the hotel!Recommended for: Adventure seekers, tourists without a car, sightseeing.

We would not recommend renting this unit. Upon our arrival the place was dirty with left over crumbs on the stove and grimy floors with cobwebs under and around furniture. The fuse blew while we were there and the stove must be from the 1950’s and leaked an odor of gas. The wiring was the old knob and tube so we had to wait for a new fuse to be installed to bring our power back. Upon our move out we thought we would do the landlord a favor by having a professional maid come to clean at our expense to remove all the cobwebs and deep scrubbing the floors however this leasing agent decided to attempt to make money off of us by charging us for towels and wash cloths that were taken to be laundered by our maid and returned the same day to her neighbor whom is also a renter of hers. She also charged us 5 dollars for an air freshener because she thought there was a garlic smell under the sink. She also charged us an additional 40 dollars for cleaning 3 dishes which she identified as being dirty. Her charges amounted to approximately 90 dollars. We suspect that she has a policy of making money on the back end by creating ridiculous charges. Sadly, none of the extra money she makes goes back into maintaining or upgrading the fixtures within the unit. Overall a poor level of accommodation and adding insult to injury was the absurd charges.Owner response: "Thank you for a fabulous stay! We will be back in a few weeks, if your place is available we'd love to come back." The above personal hand written note was left on my kitchen table by these guests. When these guests arrived, I was in fact cleaning up after a prior guest who had not left the home clean enough. They watched me mop the floors. These guests showed up with a 3rd adult and a dog which was not approved. They opted for our self clean program which meant they were to clean in order to save money by not paying the $175 cleaning/laundry fee. They put dirty dishes in the cabinets, dog hair had to be removed from rugs and linens had to be replaced. They used a high wattage hair dryer which blew a fuse. There are extra fuses in stock. They took our linens of the premises instead of using our facilities and never returned them. The pilot lighton the stove went out and was re-ignited. This collectible stove, which bakes to perfection sells for over $2000.

Our Spring 2013 Special is from April 20-May 23 Sunday-Thursday mid week $399 for 3 nights or Friday-Saturday weekend $300 for 2 nights based on cash/self cleaning policy.
Summer bookings are from Sat-Sat only at $1225* per week.
The week of June 29-July 6 (July 4th) is $1450*
Rates quoted above are based on payments in cash or check. Credit card payments accepted with additional fees.
Cancellation Policy: Refunds will be made on payments received ONLY if we can rebook for same rate & date. A processing fee of $45 applies for refunds, cancellations and re-bookings.
Check-in is after 3pm. Check-out is between 11am- 1pm* subject to cleaning options.
Additional Fees and Taxes:
Sales taxes, city taxes and processing fees are waived for cash or check payments. Otherwise these fees are applied to credit card transactions.
A $300-$500 refundable security/pet/damage deposit/ cleaning/laundry fee is required prior to check in.
Early check-in and late check-out is avaialble based on availability for an additional fee of $88.

About the owner: We are local residents who own and manage several rentals in the Huntington Beach area as well as Big Bear. We are avid sailors and are members of two private yacht clubs. We have raised children and dogs.
Why the Owner Chose Balboa Peninsula:
As 48 year residents of Corona del Mar and Newport Beach, we wanted to own a piece of 'Authentic' Newport Beach. We plan to retire soon, travel the world and sail the Caribbean. We plan to make 'Balboa Beach Bungalo' our home base. We like the village feel of the Balboa Peninsula where we can walk or bike just about anywhere.
