This historic property on the three-way border between Tuscany, Umbria and Lazio is the perfect setting for travelers who seek the peace, aesthetics and traditions of Italian town and country. Owned and restored by a Canadian couple, La Cappella has retained its old world charm at the same time as it is fully equipped for modern convenience. With spacious living and dining areas, a gourmet kitchen, three (or four) bedrooms, three bathrooms and a grapevine-covered terrace, La Cappella easily accommodates eight people.
The Property: No one knows for certain why the house was called La Cappella (the chapel). The popular theory is that in days gone by, there was a religious structure on the site that French pilgrims used as a wayside chapel en route to Rome. Perched on a volcanic cliff with 360° views, the property is like a two-acre park—with a a storybook view of a medieval castle, caves, countless mature trees, perennial rock gardens, an orchard and an old oak road. Surrounded by rich agricultural land and oak forest, the only exceptions to the silence are the sounds of cicadas, birdsong and distant hunters and their dogs. The property is a garden lover’s delight. The grapevine-covered pergola provides deep shade for lunch on the terrace. Strategically placed lanterns and garden lights create just the right ambiance for elegant dinners.
The Location: La Cappella is located twenty minutes west of Orvieto, a wondrous hilltop town with a magnificent gothic cathedral, a well-served train station and many five-star restaurants. Orvieto is also home to the internationally famous Umbria Winter Jazz Festival. The volcanic Altopiano dell’Alfina is an undiscovered zone of stunning landscapes, friendly locals, excellent food at local prices, clean air and temperate nights—and yet, it is within commuting distance of Rome. The property is five minutes from Torre Alfina (recently voted one of Italy’s 100 prettiest villages) and five minutes from the thriving market town of Acquapendente.
At the crossroads of three regions, guests can sample three famous Italian cuisines at local prices and in villages that are not tourist showcases. The zone is also host to some of Italy’s most famous vineyards: Orvieto Classico, Rosso di Montepulciano, Chianti, Brunello di Montalcino.
On the edge of a large nature reserve and within easy range of Mediterranean beaches, thermal spas and a volcanic lake, La Cappella appeals to nature lovers and sport enthusiasts. In the heart of the Alta Tuscia—rich with castles, fortresses and pilgrimage routes—the location is also ideal for Etruscan and medieval history buffs.
Why change hotels every few nights? At La Cappella, guests can take day trips to Rome, Florence, Pienza, Montepulciano, Siena, Todi or Assisi, and be home in time for dinner on the terrace and a good night’s sleep in the peaceful and refreshing Italian countryside.
The Interior: Attention to detail and loving care distinguish La Cappella from other villas: fine linens, fabulous bathrooms, antiques and pieces of art from around the world. The house has traditional terracotta floors, original stone walls and wood-beamed ceilings. All windows have screens. All bedrooms have fans. Given the altitude (500 meters) and the thick stone walls, the interior of the house stays deliciously cool all summer long. Even at the height of summer, guests need a sweater or light jacket for evenings on the terrace and are grateful for their quilts at night.
The house is spread out over three levels. The main floor includes spacious living and family rooms and a country kitchen—all of which open directly onto a large grapevine-covered terrace. The living room includes a sofa and chairs clustered around a fireplace and an upright piano. The gourmet kitchen has the full range of modern appliances and is properly equipped with stainless steel cookware, table service and linens for gourmet dining. Its natural light and size make the kitchen ideal for cooking lessons. The kitchen also includes the original wood-fired pizza oven, a table that can accommodate up to ten people, and cookbooks. Completing the main floor is a family room with sofa bed, a full bathroom with bath/shower, and a utility room with an extra sink and toilet.
The bedrooms have independent heating, screens and fans. All beds are furnished with North American-standard mattresses, fine linens and good reading lights. Il Mandorlo (The Almond Tree) is an upper bedroom with a king-sized bed (or twins), an ensuite bathroom with shower, and a view of rolling hills and the castle. Il Nocciolo (The Hazlenut Tree) is an upper bedroom with a king-sized bed (or twins), an ensuite bathroom with shower, and a view of rolling hills, the terrace and the rock garden. Il Noce (The Walnut Tree) is a two-bedroom suite on the lower level, with direct access to the garden and the orchard. One of the rooms has a queen-sized bed; the other has twin beds. The main floor bathroom with tub/shower is dedicated to the Il Noce Suite. Should a fifth bedroom be required, there is a comfortable sofa bed in the family room. The bathrooms are tastefully finished with unique tiles and modern fixtures.
Amenities: Many guests say that having access to Jude and Richard is the best part—whether it’s which train to take, how to trim an artichoke, or how not to make a brutta figura! Jude manages the rental and is on hand to help with travel planning; but her policy is to be as invisible or as helpful as guests desire. The guesthouse has its own entrance, terrace and gardens, so privacy is not an issue. Guests are greeted with a glass of prosecco, fresh local delicacies. Jude can arrange for a professional chef to cater or give cooking lessons in the comfort of the La Cappella kitchen. Weekly cleaning is included in the cost of rental.
The resident Miniature Schnauzer welcomes all children and (friendly) dogs.

We were a party of 4 from Sydney, Australia. My husband, brother and sister-in-law on separate holidays around Europe, meeting up for 7 nights in Tuscany. Truly the Tuscan villa people dream of. From the moment we drove up to the large gates oohs and ahhs and wow's were all we could manage. The villa poses a magnificent first sight. The grounds and gardens were magical even in autumn. Richard and Luna met us with a very warm welcome and immediately made us feel as though the villa belonged to us for the week. Unfortunately, Jude was away at the time so we did not have the pleasure of meeting. However, her help in the organization of our stay was nothing short of fantastic. Richard left us to settle in for an hour before returning with a welcoming tray of cocktails. The perfect start to our stay. We sat around the beautiful dining table together while Richard gave us a very helpful orientation of the villa and surrounding district before leaving for Rome. The 10 or so daily itineraries which have been thoughtfully compiled, even down to the GPS coordinates, saved us hours of time. Over the next few days we very happily worked through each one, visiting the most wonderful medieval villages. My personal favourites were Orvieto and Civita. We struggled with the decision to purchase local food at the markets and cooking in the gastronomic kitchen and dining under the grape wines, or trying out every restaurant Jude and Richard recommended. Yes, a difficult decision but somehow we struggled on and managed to do both. We even squeezed in the most memorable afternoon and evening on an Italian cooking course at Il Castello di Proceno. We have never experienced such generosity anywhere we have previously stayed. The kitchen was stocked with beautiful cheeses, cold meats, wine, fruit, crusty homemade bread and all the basic staples for our arrival. The rooms themselves were filled with the most intoxicating smell from vase after vase of exquisite roses from the garden. Outside, there were several outdoor settings to enjoy a coffee or a glass of wine and admire the different views. I was very taken with the whimsical brass chandelier hanging from a limb of the magnificent tree standing in the centre of the villa's front garden, so much so, I bought (a much smaller version) from a flea market in Sorano, which now hangs in our own small garden ! We were a group of six adults (brothers, sisters and in-laws) who had the privilege of staying at La Cappella for one week at the end of September. It was an experience that we did not want to end! First and foremost, Jude and Richard are warm and welcoming and are always ready to provide helpful information - they were a sincere pleasure to meet and spend time with! The location of the villa is quite practical with the lovely city of Orvieto and the train station just a short drive away and easy access to the surrounding areas. As for the facilities ... of all the villas we stayed in, we can honestly say that La Cappella was one of the most well maintained and most well-appointed. We could have unpacked and moved in ... as is! The 'Welcome Basket' provided upon arrival was such a pleasant treat - a heartwarming touch that highlights the attention to detail and the thoughtfulness of our hosts. The house is scrumptious and the property is a dream; herbs for the cooks and lavender lined walkways and rose gardens for the romantics. We have such wonderful memories of cooking in the fantastic country kitchen surrounded by laughter, eating by candlelight on the terrace with grape vines overhead while drinking the delicious local wine, all in the company of family and friends. La Cappella is truly a home-away-from home that we hope to have the pleasure of returning to very soon! Villa Cappella exceeded all our expectations -- it was better than we could ever have hoped for. What a setting! What a house! What a host (and his dog)! And mamma mia, what a kitchen! In no particular order, the house is drop-dead gorgeous and very welcoming. It's hard to pull oneself away from one stunning decorative detail to move on to the next. The beautiful furnishings (don't even get me started on the bedding and linens, by the way) are tasteful and comfortable and the house is arranged in a way that offers just the right mix of places to gather and places to retreat. And the gardens! Wandering the grounds with coffee cup in hand was a brilliant way to begin each day. The landscaping shows an eye for design -- and plenty of hard work, I'm sure. And beyond the gardens are stunning views of one of the most beautiful parts of Italy. And the herb garden right outside the kitchen door is well-conceived and was much appreciated. And the kitchen -- I've never seen a kitchen like it in Italy. The pictures can't capture its size and warmth. It was an absolute joy to gather in and to work in, and the very thoughtful welcome basket gave us the basics (and delicious extras) we needed to eat very well at home. Although I could sing Villa Cappella's praises all day, I'll end with our thanks to Richard for hosting us with such grace, good humor, and kindness. He made us feel right at home, answered all our questions, and helped us out at every turn. He (and his ever-cheerful companion Luna) were delightful vacation companions. Ever so charming, comfortable beds, perfectly furnished, squeeky clean and has everything you could possibly need in a kitchen. Jude and Richard's attention to detail is over the top. Six of us stayed in the villa and every one of us thought was perfect, and this was coming from some who usually vacation in 5 star properties. We loved to eat on the patio and the photos just don't do it justice. My brother in law said he could stay on that patio all week and never leave. We used LaCapella as a home base and went out for day trips and we just skimmed the surface. Jude and Richard were more than eager to help with the day outings, always promptly answering our questions and giving suggestions on where to eat, where to park. We also recommend having a meal cooked for you, the pasta couldn't be any fresher and it was nice to have a great meal with lots of wine and not have to drive back home. We stayed at 2 other villas and we had to furnish everything, so it was a bit of a shock after LaCapella. The welcome basket came in so handy, and we wished the other villas would have done the same. Jude and Richard even provided us with a GPS, a cell phone and free long distance to Canada. And like other guests said, they are only there when you need them, and it was helpful to have them closeby. So, if you're looking for a charming place in a country setting for a group of people, this place is for you. Loved it.. Nous avons fait un voyage familial. Nous étions 3 couples et aucun n'avait loué de villas dans ses voyages antérieurs et nous étions un peu craintif. Nous avons tout simplement été charmés par cette villa tout à fait impeccable. Elle était spacieuse, propre et toutes les chambres étaient confortables et douillettes. Le welcome basket a été fort apprécié !. La terrasse extérieure est parfaite pour les déjeuners et les soupers. La maison est bien située à environ 30 minutes d'Orvieto qui est une ville splendide ! De plus, les propriétaires ont été forts gentils en nous donnant toutes sortes d'informations sur la région. Nous allons certainement essayer de retourner à La Capella en famille un jour. C'est une villa à retenir vraiment :-). Cette villa en vaut vraiment la peine,. We stayed at La Cappela for our 25th anniversary. Our host, Richard, was gracious and helpful as we oriented ourselves at La Cappela and Lazio. Situated in an stunning location, we were in awe of the history and traditions of the area. The villa, situated over an Eutrician cave, is delightfully and tastefully appointed by the owners. Each room has it's own character and invites exploration. The villa was a perfect base for exploration of the area. We returned each evening with local cheeses, breads and wine and basked in the magnificent sunsets. I would highly recommend this location for anyone or group wanting a private but well located holiday in a charming area steeped in history. We are keen cyclists and next time we come we will be bringing our bikes.Recommended for: Girls getaway, families with young children, sightseeing, age 55+, families with teenagers, adventure seekers, romantic getaway.

Richard and Jude have created an idyllic retreat - La Cappella has all of the charm that you dream about in your central Italian vacation, but with all of the conveniences that you thought you left behind at home. They are warm and welcoming hosts, and their little canine ambassador, Luna, was our favourite part of the vacation. A car is essential, but you'll have access to a GPS and a list of possible itineraries to explore the area. We consulted their Welcome Book for recommendations, and had some truly exquisite meals at the restaurants in the area, and a lovely dip in natural hot springs on one of the few cold and rainy days. We've already recommended La Cappella to several friends, and can't wait until we can visit again!Recommended for: Girls getaway, pet owners, families with young children, sightseeing, age 55+, families with teenagers, romantic getaway.

La Capella is a masterfully renovated traditional farmhouse that perfectly balances the modern comforts (what a kitchen!) with a traditional atmosphere from the warm stone tiles to the thick stone walls that keep the house so cool in the summer heat. We stayed there in July 2011 with 8 friends, and all of us fell in love with our respective rooms - each en suite and decorated with care and taste. I enjoyed spending time lazing around La Capella - in the shade of a huge walnut tree or under the grape vines on the patio - as much as I enjoyed exploring the area, as far afield as Montepulciano and Pienza. The nearby towns of Pitigliano and Sorano, perhaps less well-known, are fascinating and an easy afternoon drive. The nearby lake and the Mediterranean coast - just over an hour away - offer other options for relaxing. Jude and Rich and Luna the dog make everyone feel at home. Jude and Rich have collected a wealth of information about local sights, restaurants and attractions, and are unobtrusively welcoming and always helpful. Loal food and wine is of course wonderful - and Jude and Rich's reasonably priced local house wine selection fits the bill perfectly when dining at home. A car is pretty much a necessity, but can easily be rented in Orvieto and the driving is no problem. I recommend La Capella without hesitation to anyone I know who is thinking of a vacation with family and friends - and I certainly hope we will find ourselves back there one of these days.Recommended for: Girls getaway, pet owners, sightseeing, age 55+.

Of course it had something to do with the occasion, the first meeting of our long-running book club outside Canada. And the people, eight good friends, plus Richard, the most natural of hosts, who was able to join us for part of the week. And the rustic romance of the setting, a long view to a castle rising out of distant trees past fields of ripening wheat. After spending three or four months of each of the last 20 years travelling the world, Brenda and I have rarely felt more happily and peacefully at home, or more pampered, than we did during our time at La Cappella. I can't imagine how it could have been better: Daily adventures to hopelessly picturesque nearby towns for cappucino, gelato, long lunches and walks. Even longer candlelit dinners under the grape arbour on the terrace, A sense of slipping back in time amid the wooden beams and centuries-old stone walls of the villa while living with all the modern comforts, excellent beds and showers, Internet hook-ups, a chef's delight of a kitchen, and everywhere wonderful places to read. It was all just so perfectly right; a place of dreams, and wonderful to remember as another long Canadian winter sets in.Recommended for: Girls getaway, pet owners, families with young children, sightseeing, age 55+, families with teenagers, adventure seekers, romantic getaway.

My family and I have travelled a good deal, staying in hotels, B&Bs, rental homes and with friends. I don’t know that we have ever been made to feel so welcome as when we arrived at La Cappella. When we first researched La Cappella we thought we’d sacrifice privacy having the owners nearby. They turned out to be the most valuable asset of the house. We interacted mostly with Jude, as Richard works in Rome during the week, but he was equally helpful. They know their area intimately and helped with trip planning, directions and getting acquainted with Italy and it customs. Jude made pancakes with Canadian maple syrup for my two young boys, loaned them her own grown children’s books and Legos, she told us about charming untouristed nearby villages, suggested local restaurants, bought toys for them. She and Richard shared their “nocino,” a homemade walnut liqueur. Their darling miniature schnauzer, Luna, was a welcome daily visitor. Let me note that for all their help and input on our trip they were never intrusive, they were only there when needed. We liked having them nearby, however. In the evenings, we enjoyed sharing our day and a glass of wine with Jude and on the weekends including Richard for dinner. There are many things that distinguish Central Italy. The food and wine are simple, earthy and fabulous. The slower-paced lifestyle is enviable to us driven Americans. The art is unrivaled. The history is mind boggling. But ultimately it is the people that make the experience. Everywhere we went we encountered friendly, helpful, welcoming locals. About the owner: We are Canadians who have been resident in Italy since 1999. Rich works for the UN in Rome, and Jude travels extensively with her work in international development. We come and go between Rome and La Cappella, where we have private quarters at the back of the property. When 'home', Jude willingly plays host and helps guests with travel planning.
Why the Owner Chose Acquapendente:
When our younger son went off to university in 2002, we needed a project to fill the empty nest. The restoration of La Cappella was a five-year labour of love... and the best thing we ever did.
