A executive superior luxury villa with a lakeside location in the prestigious gated Formosa Gardens Estate.
It is very conveniently located just off Route 192 only two miles from the Disney World property and two minutes from the Formosa Shopping village with its supermarket, shopping and family restaurants. Several golf courses are located within a few minutes drive.
Furnished to a very high standard this home has been set up with all the facilities required for a real family vacation.
This spacious (3100 square foot), non-smoking villa is on two levels with tall, airy rooms and includes six themed bedrooms, four bathrooms, a family room, formal grand room, a formal dining area, breakfast nook and fully equipped kitchen and a well appointed games room.
The family room includes a feature fireplace and the main entertainment system comprising a 58 inch Plasma screen Hi def TV with theater sound system DVD/VCR combination. In addition there is a CD stereo system linked to several rooms including the pool deck. TV/DVD or TV/VCR combinations are installed in each of the bedrooms. There are a selection of DVDs and Videos available in the villa for both adults and children

The extra large air conditioned games room features a full size pool table, air hockey, foosball, darts, Playstation 2, 42" Plasma TV linked to a NINTENDO Wii system with games which include Disneys Toy Story Mainia, Playstantion 2, traditional board games, fishing equipment and a range of books.
This room also contains a sleeper sofa for two people.
The large luxury pool (35 foot by 18 foot) enclosed within an over-sized screen room (60 foot by 34 foot), on two levels, gives plenty of room for enjoying the Florida sunshine on ample deck furniture provided. There is also a TV in the lanai so that you can catch the news, a late evening game or your favorite program without having to go inside.
The pool enjoys the denefit of solar heating which can be supplemented in the winter months by additional heating if requested.
A large spa with waterfall feature is set at one end of the pool. The spa can be used at any time of the day by the simple turn of a switch.A covered lanai area provides shade for alfresco dining while looking out over the lake. The deck is completed with a sound system.
For the smaller traveler a full size cot with bedding, highchair and stroller along with other items are provided.
The villa is fitted with both a pool and house security alarm system. A local management company resolves any problems on a 24/7 basis.
This home really does contain everything you need for a luxury holiday for the entire family.

Why the Owner Chose Formosa Gardens Estate
We previously owned another rental villa close to Formosa Gardens and chose to move to the estate due to the uniqueness of the larger plots and in particular with our property the wonderful south facing lake view.
The Unique Benefits at this Villa
Before we owned our own villa we stayed in several hotels, apartments and rental villas. We found the rental villas to have only very basic amenities especially in the kitchens. So, when setting up our own villas we wanted to make them feel like a home away from home. We stay in both our villas regularly and enjoy updating the decor and equipment within them.

We stayed here with extended family Christmas week. We had a fabulous visit. Villa was exactly as described on the website. House had everything we needed for a comfortable stay. The pool area was well used as was the game room. We found the house in perfect condition on arrival. We had some questions on the cable system in the house. The management agent came straight over and helped us! They were fantastic! Formosa Gardens is a great area. Very quiet and secure. The patio overlooking the lake was so peaceful. The location was perfect for Disney visits. We used a transport company to get us back and forth to Disney. Not having to trek through parking lots was a big plus.

We have just returned from another brilliant holiday at American Dream, our 4th to date. Since our last visit there have been many upgrades, including a new 58" Panasonic HD TV, the addition of a TV on the lanai, new bedding and re-decoration. Our party included 4 children from 3 months to 13 years, all were supremely well catered for, with the games room being used daily by all but the youngest. There was plenty of equipment for our baby including a cot with bedding, changing mat, strollers, walker and baby monitor. The pool and spa are great with large areas for both sun lounging and relaxing in the shade and for the more playful - a huge storage box with lots of pool and beach toys. The kitchen is extremely well equipped with everything you could possibly need, a lot of thought has been put into this. The property’s location is ideally placed for Disney World only a few minutes’ drive away which is perfect having young children in our party. The area is very quiet and secure with cameras and gates at the entrance and the house is also fully alarmed. We really can’t wait for our next visit which is already being planned.

Looked on website of home and thought it was extremely nicely decorated, which it was. Had a nice time when we were there, gone a lot with normal attactions in Florida area. Paid the deposit. After returning home was charged over half of the deposit for cleaning and damages. Home was not immuculate when we arrived with stained furniture, bedding, carpets, dirt in corner of floors, etc. I was charged for extra cleaning that was not done prior to arrival. Charged for a shirt on a stuffed animal that a child had removed and was somewhere in the home. I was charged for heating of spa that did not work properly. Charged for a stool that was broke before our arrival. If you stay in this home plan on losing deposit if you do not tip the cleaning people!!!! Beware!!!!
Owner response:Clearly this reviewer was upset by the fact that we charged her security deposit for necessary extra cleaning, repairs and recertification of fire equipment following her party’s stay in our villa. Fortunately it is extremely rare that we have to do this since most guests treat the villa well. We believe that the other independent 5 star reviews posted in 2011 on VRBO more fairly reflect what we provide in terms of accommodation and service to our guests both from ourselves and our management company.

I have to share with you that this was a wonderful residence for my family! We all enjoyed everything. The home was clean, spacious and close to anything you would be interested in doing on any given day. Plenty of large rooms and comfortable beds made this a very relaxing trip for us. We enjoyed coffee out by the pool in the morning and really loved the stereo throughout the home. I would definately rent this property again and would recommend it for families. Quiet, safe neighborhood.

my family recently stayed in the American Dream Villa. The villa was beautiful and everything was very well kept. There were eleven in our family and we had plenty of room!!! We would recommend staying here! We had a great time and will definitely stay there again. The villa was so close to Disneyworld we had no problems going and when the little ones were tired we were back to the villa in no time. Highly recommend staying in this villa!!

This home is unbelieveable. This is the second home we stayed in belonging to Linda and WOW what a luxury vacation we had here. The location, the games room, the master suite is totally awesome. The 6 bedrooms allows for family with children or just family and friend adults to hang out. You do not feel like sightseeing the area you just want to stay and relax. Again Linda has done an excellent job on the decorating, you would never believe that this home is a rental. The rental of Linda's properties are without a doubt the most efficient and courteous we have ever dealt with in our 16 visits to the Orlando area. If you do not try this villa you do not know what you are missing, believe me.

My husband, five children ages 4 through 11 and my in-laws stayed at this lovely home in March 2011 for a week while we did the "big" Dinsey vacation. The home was even nicer than the pictures. It was spacious and accomodating, more than we expected. It has all the amenities of home. The pool and spa were very nice, especially for my in-laws, who stayed at the house to relax and enjoy the sun. It is very close to the theme parks (about 10 minutes from Disney's "Main Gate"), shopping and restaurants. Working with the owners was always comfortable and easy. Linda is extremely responsive. I highly recommend renting this home.

My family and I recently stayed at the American Dream in Kissimmee. It was absolutely amazing. Not only was the house perfect, but the owners did an excellent job of keeping in touch and helping us arrange everything. The pool is just to die for. My brother-in-law caught a large mouth bass right off of the patio in the back pond! Fishing equipment is included! The house has EVERYTHING you could possibly need! Thank you again for such a wonderful time!
