We are a Belgian family and stayed in the villa for a week during the easter holiday season in Europe. We were eleven in total, our daughters with their husband and 4 grandchildren from 2 to 7 years. The house really has it all, enough privacy for the 4 families and yet displayed to enjoy fully a family vacation.The kitchen is totally equipped and much bigger than shown on the photos. The swimming pool is just right sized and a real playground for the kids. The garage has been turned int a play area and we often enjoyed the pool table during the evenings. Our grandchildren catched their first fish in the lake behind the house. It was really fun. Overall location is excellent, close to shopping and all attractions the area has to offer.You cannot find a better place to spend a family vacation in the Disney area. Linda has been very accurate and exemplary in here communication, she is a top landlord. Jaco

Fantastic property and great service

I highly recommend this property for any large group travelling to and from Disney or Universal. As travel writers we tell our families to get to park opening and come home mid day for a break. This house allows you to do that with great ease. I don't think any of our 4 kids played with electronics the whole time we were staying at the house, between the pool and games room they were entertained! Linda was very helpful and quick with her responses and our deposit was returned within 3 days. Don't pass up this gem! Chantale Ottawa, Canada

This is our second stay at this wonderful home. We stayed two years ago at Christmas time and went back this year for Thanksgiving. Reviews from family members from 1year old to 80 are Five Stars!! Everyone had a wonderful vacation. The house is comfortable, clean, well stocked with everything needed to have a great vacation. The one year old loved the box of toys and the comfortable crib, high chair, walker and stroller. The 80 year old loved the pool and lake! Having the second master suite away from all the action was also an added plus. There's even fishing gear to add to the fun. We will be back again to use the Villa. The heated pool and sun deck was a big hit as was the wonderful game room! Being minutes from Disney was another plus. I can't say enough about the owners of the villa or the property manager. The service we received was excellent. Thank you Linda for another wonderful vacation!!

Excellent Villa

This villa is more than perfect. The views from the pool are stuning, there is so much room around the pool. Plenty of chairs, loungers and tables for sitting relaxing in the sun which you have from sunrise to sunset, which is amazing to say the least. Fishing is fab in the lake behind the house my husband and son caught many fish, It was fun to watch when your lazing by the pool. You can take your ipod and have music piped around the house and even out to the pool. The pool was so warm it felt like you were in the bath. There is even a stand to dry your washing which we have never had in any other villa. The house is so big two families can stay here and have plenty of space. The house is very well maintained and has everything you can think of to make your holiday special. The games room is huge and well equipped. There is even extra buggies and booster seats for the children if needed. The location of the villa is fab only a couple of mins to the shops,bars, restaurants and ten mins from Disney. Formosa Gardens its self is a beautiful estate and well maintained. The management company are only a phone call away if you have any problems and a pleasure to talk too. Our families had a fab time and can't wait to return. A huge thankyou to all.

What a beautiful house, very well decorated and maintained. All amenities you could possibly wish for. Owner and management company very friendly and helpful to deal with. Formosa gardens nice quiet area to be in house location very private. Pool and spa heating beyond sufficient. Our group had a wonderful vacation in this home. Highly recommended!! What you see is what you get.

Our 13th visit to Florida and our luckiest find ever for accommodation. The house sits in the most wonderful position overlooking the lake from the pool area, so tranquil and relaxing. We thoroughly enjoyed our stay at Linda's house, you could not ask for more

Fantastic as always

We have just returned from another brilliant holiday at American Dream, our 4th to date. Since our last visit there have been many upgrades, including a new 58" Panasonic HD TV, the addition of a TV on the lanai, new bedding and re-decoration. Our party included 4 children from 3 months to 13 years, all were supremely well catered for, with the games room being used daily by all but the youngest. There was plenty of equipment for our baby including a cot with bedding, changing mat, strollers, walker and baby monitor. The pool and spa are great with large areas for both sun lounging and relaxing in the shade and for the more playful - a huge storage box with lots of pool and beach toys. The kitchen is extremely well equipped with everything you could possibly need, a lot of thought has been put into this. The property’s location is ideally placed for Disney World only a few minutes’ drive away which is perfect having young children in our party. The area is very quiet and secure with cameras and gates at the entrance and the house is also fully alarmed. We really can’t wait for our next visit which is already being planned.

Ripped Off!!

Looked on website of home and thought it was extremely nicely decorated, which it was. Had a nice time when we were there, gone a lot with normal attactions in Florida area. Paid the deposit. After returning home was charged over half of the deposit for cleaning and damages. Home was not immuculate when we arrived with stained furniture, bedding, carpets, dirt in corner of floors, etc. I was charged for extra cleaning that was not done prior to arrival. Charged for a shirt on a stuffed animal that a child had removed and was somewhere in the home. I was charged for heating of spa that did not work properly. Charged for a stool that was broke before our arrival. If you stay in this home plan on losing deposit if you do not tip the cleaning people!!!! Beware!!!!

Owner response: Clearly this reviewer was upset by the fact that we charged her security deposit for necessary extra cleaning, repairs and recertification of fire equipment following her party’s stay in our villa. Fortunately it is extremely rare that we have to do this since most guests treat the villa well. We believe that the other independent 5 star reviews posted in 2011 on VRBO more fairly reflect what we provide in terms of accommodation and service to our guests both from ourselves and our management company.

I have to share with you that this was a wonderful residence for my family! We all enjoyed everything. The home was clean, spacious and close to anything you would be interested in doing on any given day. Plenty of large rooms and comfortable beds made this a very relaxing trip for us. We enjoyed coffee out by the pool in the morning and really loved the stereo throughout the home. I would definately rent this property again and would recommend it for families. Quiet, safe neighborhood.

my family recently stayed in the American Dream Villa. The villa was beautiful and everything was very well kept. There were eleven in our family and we had plenty of room!!! We would recommend staying here! We had a great time and will definitely stay there again. The villa was so close to Disneyworld we had no problems going and when the little ones were tired we were back to the villa in no time. Highly recommend staying in this villa!!

Dream Home

This home is unbelieveable. This is the second home we stayed in belonging to Linda and WOW what a luxury vacation we had here. The location, the games room, the master suite is totally awesome. The 6 bedrooms allows for family with children or just family and friend adults to hang out. You do not feel like sightseeing the area you just want to stay and relax. Again Linda has done an excellent job on the decorating, you would never believe that this home is a rental. The rental of Linda's properties are without a doubt the most efficient and courteous we have ever dealt with in our 16 visits to the Orlando area. If you do not try this villa you do not know what you are missing, believe me.

Wonderful Home for Disney Vacation

My husband, five children ages 4 through 11 and my in-laws stayed at this lovely home in March 2011 for a week while we did the "big" Dinsey vacation. The home was even nicer than the pictures. It was spacious and accomodating, more than we expected. It has all the amenities of home. The pool and spa were very nice, especially for my in-laws, who stayed at the house to relax and enjoy the sun. It is very close to the theme parks (about 10 minutes from Disney's "Main Gate"), shopping and restaurants. Working with the owners was always comfortable and easy. Linda is extremely responsive. I highly recommend renting this home.

Perfect Vacation

We stayed here with extended family Christmas week. We had a fabulous visit. Villa was exactly as described on the website. House had everything we needed for a comfortable stay. The pool area was well used as was the game room. We found the house in perfect condition on arrival. We had some questions on the cable system in the house. The management agent came straight over and helped us! They were fantastic! Formosa Gardens is a great area. Very quiet and secure. The patio overlooking the lake was so peaceful. The location was perfect for Disney visits. We used a transport company to get us back and forth to Disney. Not having to trek through parking lots was a big plus.

My family and I recently stayed at the American Dream in Kissimmee. It was absolutely amazing. Not only was the house perfect, but the owners did an excellent job of keeping in touch and helping us arrange everything. The pool is just to die for. My brother-in-law caught a large mouth bass right off of the patio in the back pond! Fishing equipment is included! The house has EVERYTHING you could possibly need! Thank you again for such a wonderful time!

Hi Lin: How are you doing? I just wanted to take a minute to let you know about our recent experience we had in your "American Dream Home" on Oct. 1-8/05. First of all we had a bit of an idea of what to expect from the pictures we viewed online as well as the info you had shared with me back and forth. However once we arrived and opened the doors we were amazed at how much more beautiful the villa was in person. The games room was a huge bonus for our families. When we were not at Disney or outside swimming the kids were always in the gameroom amusing themselves. They could not wait to get back to the villa to play there. The pool area was was a more than adequate in size with a large amount of very comfortable loungers. We love the layout with the steps down to another sitting area. Something we did not see alot of in other houses surrounding us. The interior decor was absolutely gorgeous. Everything from the colours that were chosen to the furnishings that were used was more than we had expected in a rental property. Some of the little extras such as very high quality bedding and mattresses to the deluxe kitchen appliances small and large were amazing. The extra features such as the T.V. in each bedroom with the V.C.R. were great. After staying at your villa we can clearly see that you definitely did not miss a single detail.

Unfortunately we had to cut short our holiday due to an emergency back home and we returned to the UK. However we did have a lovely holiday and your home was beautiful RUDDICK FAMILY
