  My husband and I went to Provo over the Christmas holiday and staying at Palm Cottage was the best decision we made! The private location was perfect, and the amenities in the kitchen made it easy for us to cook during our stay. The screened porch was our favorite place to hang out and play games or read a book, and we played music through the speakers they provided and enjoyed lounging in the pool as well. We walked the 5 minute jaunt to the beach every day, and were able to walk to local restaurants and shops in the area. Palm Cottage is highly recommended and I would definitely stay here again!

  We loved Palm Cottage. We have never felt so at home in a rental property. The decor, the landscaping, the pool, the screened porch, all wonderful. The bed in the master bedroom was very comfortable.The kitchen was well equipped and user friendly for people who love to cook as we do. The nights we stayed home and cooked we ate on the screened porch under the light of the chandelier. We loved the privacy the beautiful landscaping provided. The pool was great for the days we felt lazy and did not want to walk the 5 minutes to the beautiful beach. Shopping, restaurants, a bakery, deli, ice cream shop were all only minutes away and within walking distance. We would love to stay here again.

  We had an absolutely wonderful time staying at both Coral and Palm Villas from August 15 to 29. All together between the 2 cottages we had 2 families with 4 teenagers total. Both cottages are lovely, clean, well-appointed, close to everything (walking distance), and about a 2 minute walk to the best area of the best beach in Provo. The photos of the properties actually don't do them justice - they are even nicer than they look in pictures. The kitchen has everything you need to cook full, gourmet meals. There are gas barbeques with extra propane tanks as well. There is a huge, screened porch with lounging furniture and a full dining set on each porch. At Palm Villa, there is an iPod dock with speakers that was nice to use in the evening. Each home had a full security system (though the area is entirely safe - I felt comfortable walking around by myself at all times, and I felt comfortable leaving the kids at the houses without us there, too). There is a master bedroom with the most comfortable mattress and bedding imaginable, and another bedroom containing 2 comfy twin beds. Fully functioning air conditioning is present in every room. There is internet service & house cell phones - amazing! The property management company - Coldwell Banker & Linda Erlich - is awesome & was available night & day to respond to any questions we had about the properties or the island. I would recommend either the Coral or the Palm Villa to stay in to any of my friends, family and colleagues. It was a very pleasant and comfortable stay in a great location with superb owner and property managers. For local attractions, I'd definitely advise trying out Sky Pilot parasailing - they are safe, fun, competitively priced and really nice guys. Jimmy's Dive Bar is crusty on the outside, but full of personality, terrific food and good prices - I'd recommend this for anyone, even families. Don't let the inside bar part throw you off, just eat outside with all of the other customers!

  We took a week respite to T&C;'s and discovered this perfect cottage rental on Providenciales; ideally situated with only a 5 min walk to the famous and spacious Grace Bay Beach!! The Grace Bay Cottage provided us and our Toddler with the perfect place to start and end our days after our beach outings and exploration of other parts of the island. We also enjoyed peaceful parts of our days at the cottage relaxing on the porch with our little one or at night eating, sipping wine while enjoying the perfect temperatures. All the amenities we needed were present and the Property Manager made sure we had just what we needed to enjoy our stay at the cottage. We see ourselves coming back here again and perhaps next time we will seek the larger cottage that has a pool!!

  We stayed for a week in July of 2007 and had a marvelous stay. It was our first visit to the Turks and loved every bit of it. The Villa is a very short walk from one of the most beautiful beaches in the world. We snorkeled just off of the beach and saw plenty of amazing tropical fish. The Villa itself is lovely, fully equipped and has a very nice and refreshing pool. And while centrally located, it feels like it is tucked away in a private and secluded setting surrounded by a lush garden. We would love to visit again.

  I have had an amazing holiday, what a fantastic place! Secluded, peaceful, but very close to Grace Bay resort and beach. We were met at the airport by Linda who was very helpful. I picked up our rental car without any fuss and before we knew it we were lazing by the Villa’s warm (and clean!) pool, with a cocktail or two... There is a very good supermarket close-by – plus shopping, dining etc – but most of the time we just relaxed at the Villa or wandered down to the beach for a walk/jog. To cap it off, there was free WiFi so we were able to Skype our friends back home and make them truly jealous! Can’t wait to go back"

  My vacation in the Turks was one of my favorites. I loved the large screen porch with everything you need to have a dinner party. There is a new grocery store located within walking distance that has everything you would need. The house was clean, quiet, and equipped with everything you would need. The beaches and water are the best in the world. I highly recommend this for your vacation!

  Before making my way to the Turks and Caicos Islands, I had experienced what I thought was paradise. Not only did the island completely exceed my expectations, but staying at these villas was the icing on the cake! Only a minute walk away from one of the most beautiful beaches in the world, this Caribbean style home away from home was just what we needed. Clean, comfy, and complete with an amazingly relaxing patio. The pool was perfect for days when we didn't want the sand, and the free Wifi was great for skyping friends back home. This will def be our new yearly vacationing spot!

  I loved staying here. It was convenient to everything - diving, Graceway Gourmet Grocery, banks, bakery, beach, everything! You don't have to have a car to stay at this place but, I did rent a scooter and a car for a couple of days. Its just tucked away enough that its very peaceful. the home has everything you need - the outdoor living/dining area is great! The wifi and VOIP phone was handy. I would definitely stay here again!

  What a beautiful place!! We loved the seclusion and privacy as well as the easily accessible Grace Bay beach and resort. We were able to go out and eat at the wonderful restaurants that were close by, yet we could also shop at the grocery store and cook in the house for a quaint romantic evening in. Absolutely perfect...looking forward to returning!!

Check out time is 11:00 a.m., and must be observed to permit sufficient time to ready the property for the next guests.

REFUNDS

If you cancel more than 60 days prior to your arrival, there is a full refund of your monies on file (minus a 10% administration fee).

Cancellation policy:

ARRIVAL AT THE AIRPORT A representative from the property management company (Coldwell Banker - see below) will contact you before your vacation to arrange to greet you at the airport or at the property. (Please note if the representative meets you at the they are not airport permitted to take either passengers or their luggage in the representative’s vehicle). If you are part of a group arriving at different times, you will be met at the airport once - for the earliest arrival. It is then your responsibility to meet the rest of your party. UPON ARRIVAL AT THE ESTATE The representative will give you a brief tour of the villa(s). If you have any questions, please try to ask them before the representative leaves. The representative will ask you for a imprint of your credit card, as a damage deposit. PROPERTY MANAGER The estate is managed by Coldwell Banker. The person to contact there is Linda Elrick. Her office telephone number is (649) 946-4969 and her cell telephone number is 649 241-1309. (No need to dial 649 when on the island). DAMAGE DEPOSITS Guests are responsible for any damage to the property beyond normal wear and tear, and also for the costs of long-distance telephone usage. To acknowledge this liability, guests are required to sign a Statement of Liability Form, providing credit card information and authorization to charge any such costs. CLEANING The property is professionally cleaned in advance of your arrival and upon your departure. It is also lightly cleaned mid stay. Additional cleaning services can be arranged for an additional fee, and should be requested before your arrival. WATER / ELECTRICITY Fresh water on the island is a precious commodity (for example, island water costs are about 10 times those in the US!). Therefore, we ask that you be a little conservative in your usage. Similarly, electricity on the island is also very expensive (approx. six times the cost in the US!). Again, please conserve its use: for example, remember to switch off fans, air conditioning and lights in rooms when not in use, and also exterior lights during the day. The electric meter will be read upon arrival and departure. If the usage exceeds $100/week the overage will be added to the rental charge and will be collected by the property manager. TELEPHONE The villas are equipped with cell phones (prepaid with $10 credit). Each villa has high speed internet service. The service is generally very reliable but we cannot avoid (or be held responsible for) periodic outages. There is also a VOIP telephone connected to the internet from which you may or receive call FREE to/from the U.S. and Canada. Again, however, the quality of this service varies beyond our control (it seems to be best in the morning and late evenings). GETTING AROUND THE ISLAND We generally recommend renting a car for your stay. Let us know in advance of your arrival and we will happily assist you in doing so.
