This property was not well maintained. The water in the hot water heater had been sitting a long time and smelled of sulfur. We found out that the condo had not been occupied in three years. The toilet in one bathroom would run at times. The sink faucet in the other bathroom was dripping. The vertical blinds did not work well. The front door hinges were loose and the door sagged making it hard to close. When we tried to turn on the heat one cold night, it did not come on. The carpeting was very dirty with large stained areas. A representative of Florida Power and Light came out to turn off the electricity due to non-payment of a past bill by the owner. Since we were renters and leaving the next day, he did not turn off the power. While there we received a letter from a law firm that we may be evicted since the owner did not follow procedure of the Homeowners Association to rent his property and had not paid the fees. When contacting the owner about the problems, he was "surprised" at the problems but did send out a Handyman to repair the leaking toilet, dripping faucet, vertical blinds and front door. It took a few weeks before the Handyman came out. The owner assured me that he would take care of the electric bill and the fees to the Homeowner's Association. I asked the owner for a rebate of our rental fee. We have not received our damage deposit or any rebate.

Owner response: Im surprised by this review. I have rented this place since i bought it in 2005 and never had any complaints like this. When the unit is rented the first time of the season, the stagnant water needs to be run for a few minutes to get rid of the odor. The minor repairs were completed in a reasonable time. I have a contract with the installers of the heater and air conditioner. The carpets were thoroughly clean prior to their arrival as I was told by them that everything was fine initially and that only after some time after their stay did these problem areas manifest. The problem areas manifested during the stay. I contacted and had Clean-Rite Carpet and Fabric Care clean the carpets. What he told me was that prior to his arrival, too much carpet cleaner was used in the areas that manifested later. He said that when carpets are cleaned with too much carpet cleaner and is not totally rinsed with hot water, these problems manifest and actually act as a magnet and attract more dirt. That's why after time these areas manifested during the visitors stay. The electric was not turned off. The HOA does have a $25 fee that I learned when someone rents the unit. The damage deposit has been sent back along with a credit to the tenants for their troubles. Throughout my divorce, this property was maintained by an assistant with all paperwork etc. I have been through alot over the past few years personally so i hired an assistant to handle some of my affairs. I am now on top of all the paperwork. As I mentioned earlier, I'm surprised by this review. Over the years I have not only stayed there with my family, but rented it consistently without incidents. I even have a friend that lives down there and keeps an eye out on my property and helps with transitions/problems. I just showed the property yesterday and here's the email i received: "Dan,Our friends visited the condo today and called with rave reviews. So if it is still available we are interested.". Anyone who sees this property loves it. Nothing is perfect, but we sure strive for it! I would show this property to anyone without reservation at any time. Anyone interested and would like more photos of the unit, please contact me. Thanks.
