The important comfort item to be certain to check before you book at Kam Sands is to find out if the bedroom has a separate AC as is the case here with a separate bedroom TV too.
The bedroom is at the end of the hall, which is great for those that wish to stay up late in the Living room/Lanai as the separation is a good noise buffer, but the AC in the living room will not cool the bedroom & trade winds often cease at night.
This unit has the large Lanai, the perfect size for seating up to 8 people for dinner comfortably (bring out 2 chairs). Brazilian granite counters in the kitchen are unusually beautiful, tile floors are cool to the feet, stackable laundry is just off the hall in front of the 2nd bath.
Best recent additions - HDTV + Blu-ray DVD + router so you may access your Netflix type video services. Also 4 inch memory foam mattress topper for the bed, we both enjoy its additional comfort & we have replaced the Living room futon with a fold-out couch we think is more comfortable.
Love the floor plan for that noise separation. The lanai is oriented northwest so the afternoon tropical sun does not beat down on you as it does in west facing Building #1, the only other Building with views that are almost as close to the ocean as our Building. Additional bonus, our lanai faces the sunsets when the summer sun gets toward the horizon!
This is also a good placement for natural cooling with the trade winds as they breeze through with the lanai sliding door open & the security screen door dead-bolt locked (as we often do). Trade winds are much stronger at north Kihei beaches where you'll go to watch kite boarders.
RENTAL POLICIES (Hawaii Tax # W40879888-001)
We're contractually obliged to give resort operator 60 day notice during high season for a direct reservation (30 days otherwise). We must ask permission for direct rentals with less notice which may or may not be granted.
Up to a maximum of 4 guests Additional 3rd and 4th guests free - (17 or under) Additional guest fee of $10 for each person over age 17 All balances payable in US dollars
$200 deposit per week is required to secure your reservation, not secured until your deposit is received which can be quickly dispatched via PayPal. (for longer reservations, please call us) Balance is due 60 days prior to arrival, reservation confirmation code is emailed to you after balance is cleared.
High season (12-15 thru 4-15) we prefer 2 week bookings... Hawaii taxes additional 13.42% (collected by me for the State of Hawaii) A $25 Castle Resort fee ($35 effective Jan 1, 2014) , and a $125 exit cleaning fee will be charged by the Resort, Reservation fee is $30 ($50 Dec. 1). (You may pay these fees directly to the Resort)
A $300 refundable security deposit is placed on your credit card at check-in by Castle Resorts Payments accepted by: U.S. Bank Check, Money Order, Credit Cards - accepted thru PayPal at 3.2% additional cost USA and 4.2% Internationally. Check-in time is 3 p.m. Check-out time is 11 a.m.
CANCELLATION: (12-15 to 4-15/low season) $100 cancellation fee if cancelled more than of 90 days prior to 12-15 to 4-15 or 60 days low season reservation arrival. All Payments non-refundable if cancelled within 90/60 days of reserved arrival.
Canceled trips are often caused by not good news, we have discounted a next stay when this happened to a Canadian guest.

KamSands has really solid walls, sounds from neighbor condos don't penetrate walls or ceilings but can be heard thru open lanai sliders.

If housekeeper places lanai mat on lanai side of slider, it will knock the sliding screen off its track; have had very little success in retraining Houskeepers to place the mat on the L.R. side of the threshold... sa la vie

Park across the street adjacent to excellent skim boarding beach with snorkeling areas of reef at each end of the beach. Very close to Wailea golfing, restaurants, hotels and shopping. Walking distance to Kihei boat launch for some water tours. Maui Dive shop has free pamphlet on best snorkel locations.

Careful, your brain has receptors that Maui fits perfectly. Those prone to addiction-type behaviors are particularly susceptible, this warning is waaay too late for us.

Why the Owner Chose Kamaole Sands: Southwest Maui is special even for Maui as the rainfall is less than 6 inches per year so you enjoy tropical warmth with less humidity & almost no flying insects. On our first trip, off to the nearby Grand Wailea Hotel to order sashimi & a beer at an outside table overlooking the ocean and reclined to watch the waves & drink... 5 minutes later had yet to encounter a fly with raw fish sitting on my plate. Later that trip while hiking through a bamboo thicket on the Hana side we looked down to see our legs covered with mosquitoes, what a wake up! If you ever find tropical warmth with almost zero flying insects that accepts USA dollars let me know as that's the basis of a great vacation.
Maui is such an enjoyable family vacation... watch the tourists reactions at the airport gate when their flight is called to return home... the whining is overt... that can't be my plane they're calling... my Maui vacation is over, Waaaaaaaaaa!
The Unique Benefits at this Condo: We call it condo camping; full kitchen, laundry, internet, TV; we've camped in Yosemite & it's not this comfortable while the warm ocean water is far more fun to play in. Morning is for snorkeling, off the beach by 10 or 11 to avoid sunburn, big mid-day meal at the condo, drive where we want for shopping or sightseeing & back to the beach by 4 or so for boogey boarding which sets you up with a great appetite for dinner. Kihei is a town full of Hawaiian locals mixed with tourists featuring movies, Safeway & shopping while Wailea is immediately south for Golf & upscale shopping/restaurants with a selection of great hotels to explore with a beach walk & more snorkeling opportunities.
Extreme south Kihei is a unique location: the sand is finer, the wind is milder, the rain less, the big hotels newer, the snorkeling is so good that the Maui Dive Shop brochure highlighting the best snorkel locations omits mentioning Turtle-town (the first right turn south of Maui Prince Hotel where their boats go after boring Molikini), or Makena Landing [lost count of the Turtles we encountered last time we snorkeled there, but saw a group of 5 turtles on 6-28-12]... & the rates are very competitive).
