Imagine being surrounded by forever views, where you are on a lava point jutting into the surf. You can relax on the 3rd story private Lanai (balcony) and drift off to sleep to the sound of the waves in stereo. Or, you can drink your favorite beverage and watch spinner dolphins and whales.
From the moment you walk in, you are greeted by the ocean breeze and gorgeous views. The layout is romantic, with Japanese Shoji doors opened to expose the fabulous queen-size bed, with the bold tropical cover. From the master bedroom, the view is only of the ocean. The large screen cable TV is viewable from either the living room or can be rotated to be viewed from bed.
The second bedroom, private with a set of twin beds, convertible to a king bed, also has a panoramic view of the ocean, the coast, and Kona Town.
The kitchen, stocked with everything you need, but your groceries, is equipped to handle your gourmet meals and your blended tropical drinks.
The living room has comfortable seating, large screen LCD cable TV, wireless Internet access, Network Printer, DVD, CD player, radio, movies, books, games and an excellent Big Island guide book.
For your convenience, there is a washer and dryer, and all the linens and things you need everyday.

Why the Owner Chose Alii Villas
For a surprise 50th birthday vacation last spring we rented this unit in Alii Villas and totally fell in love with it. Everything else we looked at didn’t even come close to the beauty, setting, views and privacy of this condo. The complex is beautifully landscaped and maintained, there is a heated swimming pool for the days you don’t want to master the ocean waves and a convenient BBQ is for “grill-master” dining. Or just sit out on the very private lanai. We knew this was what we wanted.
Alii Villas is very conveniently located one mile from downtown Kona... great for shopping, restaurants, and night spots. We can walk into town in just 15 minutes. A Farmer's Market has a great selection of tropical fruit, vegetables and souvenirs all at good prices. Best of all, the people are wonderful. Every day, you will find the wide bicycle/walking paths along Alii Drive active with many friendly folks.
All activities including snorkeling, surfing, swimming, outrigger canoeing and shopping are minutes away. In addition, Volcanoe National Park is amazing too, as is all of the Big Island.
The overwhelming reason we bought unit 334 of Alii Villas was for its location... absolutely the best. One unit from the ocean and on the third floor, it is very private. There is no direct hot western sun to overheat the condo. The unit is on a point so views from every window are literally “to the horizon”. The large lanai offers lounging, eating and reading with only the sound of the ocean. There are no human noises... no pool below or street noise... just the stereo sound from the ocean on both sides of the condo. Condos this close to the ocean are not built anymore. This is the ultimate in oceanfront!
In addition to spectacular views the condo is naturally air conditioned by the ocean breezes. The point location means all the air is conditioned by the ocean...perfect temperature! Open the windows and there is a perfect cross breeze too.

The Unique Benefits at this Condo
Again, location, location, location! Being one unit from the ocean end makes it a very private and quiet setting. There is only one other couple sharing the third floor. Amenities within the condo make your outings even more enjoyable. You will find amongst other things beach chairs, beach towels, snorkeling gear, a cooler and a travel guide to point out the best places to go.
Every activity including surfing, snorkeling, swimming, fishing, outrigger canoeing, kayaking, beach relaxing are literally from right in front of the condo (snorkeling, swimming and fishing access right below the lanai in the inlet seen in the photos).
In addition to being mesmerized by the beautiful ocean waves just below the lanai, short trips to the markets or walks up and down Alii Drive make staying here as convenient as one could imagine. Trips around the island to Volcanoe National Park or Hilo with its lush green gardens are easily accessible from this condo.
This is the location...because of being on a point, this condo has views to the north and south...forever!
This inlet has quiet waters most of the time for access for swimming and snorkeling.
Fishermen frequent this area for surf fish...we have seen large fish caught here...30" in length!

We just purchased this little slice of heaven and love to share it with our guests.

We stayed at this nice condo for ten days in November, and liked the condo and the area very much. Another couple shared with us. We had all the amenities and conveniences we needed. The condominium is attractive, clean, and very well kept, and the view is fantastic from the lanai. We watched activites on the water--canoe racing, scuba divers, parasailing, ec, and saw pods of migrating dolphins close by, twice. The grounds at the complex are beautiful and very well maintained. You can't beat the convenience; it is a nice walk to shops , restaurants, etc., and there is a little grocery and convenience store a short walk south. We enjoyed the Thai Rin restaruant; it is not advertised much, but very good Thai food and service. This location is convenient for day trips, too--either south toward the black sand beaches, and on toward Hilo, etc, or northward toward the big luxury hotels along the coast (all worth a visit), and on to Hawi, etc. We would definitely recommend this rental to friends and family and would stay here again when we return to the Big Island. I was in a unique situation when I rented this condo as I had a meeting to attend in Kona but the Kona vacation rental property I own was already booked so I couldn't stay there. Mary and Dennis, the owners of this property, provided good information and communication prior to my stay. But probably like most travellers, I worried about whether the pictures were accurate and whether the place would really be as nice as the description indicated. As soon as I walked in and saw the ocean view, I was quickly able to stop worrying. It truly has a full ocean/shoreline view. The place is immaculate (the owners live locally and clean it themselves between guests). The decor is wonderful -- very Hawaiian in feeling and very comfortable. Anything you could possibly want/need is located in the condo -- condiments and all kitchen supplies and equipment, beach towels, cooler, snorkling sets, and even a printer for your computer (to print out your boardig passes or whatever). And, there is also a washer/dryer inside the condo. Although this is not a big resort property, the grounds are beautifully maintained and flowers are in bloom all over. The location is convenient on Alii Drive but maybe a bit far to walk to "downtown" Kona. The only negative is also a positive. That is, this condo is on the 3rd floor and there is not an elevator. However, that creates a setting that is absolutely private. You will not hear or see guests in other units. I highly recommend this condo and can't imagine anyone having less than a wonderful stay in it.

While searching the internet we found this condo. The pictures were very promising. It turned out to be everything that was promised and more! The condo is in excellent shape, very clean, furnished new and modern and there is really everything you might need during your stay, even spices and condiments to cook a gourmet meal if you'd like to. Sitting out on the lanai, listening to and watching the ocean waves is a treat. We liked the privacy a lot. Also, boogie boards, snorkeling gear and other beach items are provided and make every outing easy and fun. Speaking about outings - walking into beautiful Kona takes only about 15 min., where you find good food, nice shops and fun bars. The owner, Mary and Dennis sure are special people, helping whenever you need help. They are very knowledgable about the area. About that, they even provide a few different travel guides in the condo. We had an awsome time here, visiting Volcano National Park, Waipio Valley, Hilo and a few beaches. Another favorite thing was to just relax out on the lanai, sitting in the shade and enjoy the breeze. Also, the pool area is really nice and enjoyable when you don't want to master the waves of the pacific ocean.

We were looking for a condo on the ocean in Kailua/Kona.... this was the PERFECT place! Just big enough- main bedroom cleverly opens into the great room- kitchen has everything you need .... love the sound of the ocean (although earplugs are provided for those who need total quiet!) .... the view is incredible as is the deck... during our stay we had rain, clouds and sun- and all was delightful! Can walk into town easily- so need to worry about too many Mai Tais :) Owners are flexible and easy to work with. We'll go back for sure.

The Best Stocked Condo Ever!!!!

The description was perfectly honest! As soon as we walked in the door all we could see was the gorgeous oceanfront view!!! And the sound of the ocean filled the entire condo. The unit was impeccably spotless and attention was given to every detail: spices and seasonings, ziplock bags, saran wrap, suntan lotion, first aid kit, plenty of TP (smile) . . . We just had to go to the grocery store and purchase what we would eat!!! This is one of the premium units at Alli Villa as it is on the third floor so there is a lot less foot traffic by your door. There are a lot of steps if one had disabilities but good exercise for those young at heart! And the view is absolutely wonderful. The unit also came with boogie boards, an ice cooler, beach chairs! The Mihalkas' are perfect hosts and very helpful! The only bad thing is that the time went by too quickly and our vacation was over! We will return to this exact spot with no hesitation.

I am very late in reviewing this condo (over a year), but we were the first guests here since the owners bought it. They promised us the best views in paradise, and wow! were they ever right! We were completely astonished with this condo and its location and spent every minute we could on the balcony soaking in the view of the ocean and dolphins. Everything was immaculate, clean, and thoroughly enjoyable! We made some amazing memories here and cannot wait to go back! The grounds at the Ali'i Villas are amazing as well and you are just far enough from town to have quiet, but close enough to get there quickly. You'll never go wrong with this condo, though I'm a bit worried now that we'll never get in again because the calendar is so booked. :) Sincerely, Jamie and Bill H.

My family and I stayed at this property in April 2010, and what an experience! The unit has been recently remodeled and is beautiful. The lanai is so big, it's like having another room. If you were any closer to the ocean, you would need a swimsuit and fins. We actually saw dolphins and whales from the lanai while eating breakfast. The Alli Villas complex is meticiously maintained and is a wonderful location, very close to town. I know this will be our first choice when we return to Kona.

When we arrived at the condo we were very happy and loved that it was right on the ocean side so we could hear the waves crash at night and put us to sleep instantly! The location and condition of the condo were both great and the weather was excellent. If we come back to Kona we will definatly stay at this condo again! We did a zip line tour on the Hilo side and it was really fun and beautiful. The guys golfed at the Country Club up the street and really liked it. Thank you so much for a wonderful trip!

The pictures of the condo were great but it was better than we imagined when we arrived. Although we were able to see dolphins, whales, and outriggers from the Lanai we really needed more time to enjoy sitting out there. We were able to hit most of the attractions (Beaches, surfing, snorkeling, and shopping at Ross's) but by the time we got back to the condo we hit the bed pretty early. The people at the condo complex were very friendly and we felt very welcome there.
