Germantown house description

Spend your vacation in a stately historic hudson valley home ! Historic architecture, modern comfort, grand yet intimate, beautiful grounds - ideal for a family group, special occasion, or simply as a getaway!

History
Schoolfield (originally known as 'The Orchard') was built in the 1850's by a prosperous local farming family, descended from the original Palatine settlers of Germantown. The large, square brick Italiante home was modeled as a smaller, modest version of some of the nearby Livingston 'Manor homes' along the river. The farm's property, which predates the house by about fifty years, originally stretched down to the Hudson River and back to well beyond what is now known as route 9G. Though parts of the property have been sold off over the years (the neighboring homes and farm buildings were all part of the original property), The remaining 8 acres of lawn, meadow and woods, large early barn, stone walls, and small 'schoolhouse' lend the property a very rural feel.

House
The large house with it's graciously proportioned rooms and funky 60's back entry is elegantly yet comfortably furnished with a blend of antiques and contemporary art and furniture, including many family heirlooms belonging to the current owner. Aside from the large kitchen and dining room, 4 additional sitting rooms allow for both large gatherings and privacy for individuals. The downstairs game/tv room has a large selection of dvds, plus popular board games such as Monopoly, scrabble, and Trivial Pursuit for guests to enjoy, as well as playing cards, a poker set, etc. For the reader or book lover, the owners library consists of over a thousand volumes, including large sections of biography and literature, plus an extensive selection of art, historic architecture, landscape and gardening titles. There is an antique baby grand piano as well.

Setting and Gardens
A front porch with rocking chairs, large gravel seating area with fountain, ancient maples, and expansive lawns provide a beautiful setting for relaxation. The gardens, which have been featured in the book 'Gardens of the Hudson Valley', are the owners hobby. Thousands of daffodils in mid to late April give way to fragrant lilacs, lily of the valley, viburnum and forget-me-nots in May. June sees an explosion of peonies, spirea and roses, while the rest of the summer brings a colorful show of phlox, daisies, and annuals. Autumn is when the Maples shine, as well as the asters and mums. There is plenty of room to play horseshoes or the vintage croquet set, both to be found in the house.

Location
The property is located on a scenic road half way between the popular tourist destinations of Rhinebeck and Hudson. It is located right outside of the village of Germantown, close enough to be convenient to the town's amenities, but far enough out to feel like one is in the 'country'.

Hiking, scenic drives, state parks, historic sites, apple picking, antiquing, boating, golf and plenty of other activities near by.

Local farmer's markets, and many regional restaurants offering everything from comfort food to fine dining.

                    The house was lovely and cozy, and was perfect for a group of 10 people. Lots of good spots for playing games, cooking and eating, and hanging out with friends. Conrad was great - totally responsive, flexible, and relaxed.

                    Great and comfy place to stay in an incredible old house. It's a quiet location but close enough to the main road. Germantown has a terrific little grocery (great informal breakfast spot and terrific coffee) and small-town variety store. The house is spacious and homey; big yard; easy driving distance to Hudson, Rhinebeck, Hyde Park and all kinds of small towns.

                    Recommended for: Girls getaway, age 55+, families with teenagers, sightseeing.

                    We were really worried about where to put my sister "Happy Traveler" and her large family when they came to the Hudson Valley for our wedding. Most places in the area were either too small or already booked. Schoolfield was such a great find, there was plenty of room for their family (two parents + five 13-21 year-old siblings + one girlfriend = 8), and enough bedrooms that everyone got settled in with minimum fighting over accommodations. It was even large enough that the rest of our family (8 more of us) could join them there to cook and share a family dinner (chilie!), take a break between the ceremony and wedding dinner (champagne and opening gifts) and host an early morning pre-hike coffee. The house is very large, clean and well-appointed with comfortable and plentiful furniture in all of the rooms. The first floor has a large eat-in kitchen, stately dining room with lots of polished wood and candles, an enormous double parlor, a music room / library (with baby grand piano and several comfy couches where we spent most of our time), and a study (the only room we barely used). Upstairs were bedrooms and at least two very nice bathrooms (the master bath was particularly nice). The lower level, which is a little below grade but has windows onto the garden, had two more bedrooms plus a family/games room with a large TV and video games. As far as the location, if you are reading this you already know what a great quiet jewel the Hudson Valley is, and Germantown is right in the middle of it all. We've had a (small) house nearby for years and there is never a shortage of things to do. I'm a very picky person and it can take a lot to impress me, but this house did. It could not have been a better experience or a more comfortable place to spend time. My sister's family was thrilled and the owner bent over backwards to accommodate our party. We had a wonderful time!

                    Love, love, loved the house! Had lots of room for different family and friends who visited over the 2 weeks we were there, The setting is very relaxed in a quiet hamlet but close to many historic sites in the middle Hudson Valley. Well equipped kitchen allowed us to cook at home and enjoy summer feasts in the formal dining room and the informal kitchen area. Lots of nice walks. Really nice deli/market and general store close by. A lovelyholiday all around,

                    We stayed at Schoolfield while attending the wedding my brother and his fiance, who live nearby, but couldn't accommodate our large family. We arrived to find the house even better than was billed in the description: beautiful, large, clean, well appointed, very comfortably furnished with rich, cozy layers of textures, and decorated with tons of art mixed with collections, clearly acquired over a well-traveled life. This particular house was chosen to not only accommodate our family of 8, but also as a place for the rest of the extended family to gather over the long weekend. 14 of us spent countless hours hanging out in the red sitting room listening to my brother-in-law play the beautiful baby grand piano, reconnecting, rehashing old memories and making new ones. The grounds were beautiful, well kept and provided ample space for family get togethers, or moments of quiet relaxation.

                    We stayed in this grand home over the New Year weekend with a group of friends and it was a wonderful experience. The house is absolutely beautiful, updated and extremely well maintained, stocked with everything you need, and fully decorated with great furniture and an amazing art collection. It is a huge home and the layout is perfect for a group (we had 3 families with small children). Much loving care has been taken to make each room comfortable, stylish and warmly inviting. The grounds are beautiful and nicely maintained. This is a true home, rather than the basic "rental" properties you often encounter. The owner is super lovely, helpful, and completely easy-going. We have rented many places over the years and this was one of the best for sure!
