This property’s location is very unique in its many natural beauty features and privacy. The house is designed to accentuate the setting with over sixty feet of panoramic windows, open plan living spaces, an eight skylight cathedral ceiling, breathtaking views from living spaces, upper bedrooms, and a completely private 1100 square foot sundeck overlooking the dunes, bay and unobstructed sky.
The property sits on a hill with panoramic views of Cape Cod Bay, Pilgrim Lake and the National Seashore giant sand dunes. In the morning, watch the unobstructed sun rise over the dunes and Pilgrim Lake as the rays bathe the house in light. Pilgrim Lake is the actual first landing of the Pilgrims when the lake was actually a natural harbor. Mayflower Heights was named after the actual vessel by those that settled in Provincetown.
HISTORY OF PROPERTY
The neighborhood was originally built to support the railroad with a post office, general store, and living quarters. These buildings were then converted to studios for painters, potters and other artists who utilized the spectacular morning and late afternoon sunlight and sand dune views. Several successful painters lived in the house over the years and a pottery studio was built in the 1970s that included the stone walls used to create courtyards to display pottery. In keeping with the history and artist setting, the current owners imported pottery from the current Thailand studio of the potter’s teachers. The stone walls are the same design as the Thailand studio. The owners imported stone from Thailand to complete the walls. The artwork was commissioned by the owners to reflect the unique nature of Ptown and the sand dunes. The mahogany lighthouses were made in Thailand to resemble both Cape Cod and the exotic resorts in Asia. The entry bell is reminiscent of a ship captain’s house.
NATURAL SETTING
The sand dunes and forest surrounding the house are walkable with many paths. The views from the sand dunes include a desert-like landscape with panoramic Atlantic Ocean and bay views. Bird watchers love the diversity of life around the property. A short five minute walk brings you to the bay beach where, at low tide, the tidal pools and sand bars stretch out for hundreds of yards. Bike ride along Shore Road and enjoy a long beautiful beach and harbor on the way to and from the center of town. Sunsets illuminate the sand dunes and bay to create the picturesque lighting that has made Provincetown artists famous. The property is on a major bird migration path where hundreds of sea gulls fly home from the sea during every sunset. The pink reflecting light on the birds are vividly magical and serene. On a full moon night over the bay, the reflection of the moon on the water is so romantic, fresh and quiet. You can see three of the seven active lighthouses on the cape, namely Cape Cod/ Highland Light; Long Point Light and Wood End Light. Billions of stars are visible in the clear night sky with views of the whole Milky Way Galaxy and many falling stars. The deck and spa are perfect places to enjoy these experiences.
DESIGN ELEMENTS
The owners have made the property their home since 1992. They are designers and engineers who have developed several properties. They have used the best construction techniques and designs to upgrade and improve the property over the years. The design allows for bathing the house in unobstructed sunlight all day long to give a feel of being outdoors even when summer is months away. Passive solar often provides comfort in the off-season without the use of heating. The summer breezes travelling from the Bay to the Atlantic Ocean keep the house much cooler than being in town. The house sits high above shoreline flood zones to provide piece of mind throughout the many years of future ownership. The building materials and details were chosen to provide the house with long life in the Cape Cod shore weather. The structure has been reinforced and upgrades were performed for the electrical, plumbing, septic, insulation and interior/exterior finishes. A widow’s walk and decking is allowed on the Bay side of the house. Although, not completed, it would provide dramatic views of the Bay and a great accompaniment to a master bedroom.
