We stayed for two nights after a week on the north shore. It was a great choice to end the vacation. Annie was welcoming, warm, and we had pleasant conversation. The property was clean, and with a hot plate, we were more than happy to cook again, especially with some of her garden greens. Plus, we did take part in some grape fruit from her small orchard as well. Thanks for that generosity! If you want the beach, the location may hamper those plans as the property is about four miles from the closest beach. Still, on this island you do have to drive for the most part. Sill, a welcome respite!

When I reserved this studio for a 10 night stay one month before my arrival, I was told by the owner that I will receive a receipt within a day or two through email. I waited a few days, didn't receive anything, so I emailed her and asked about it. I didn't get any response from her, but I saw the deposit was deducted from my credit card. I wasn't too concerned about not having a receipt, but I decided to confirm with the owner again a few days before my arrival just to make sure I still have the room reserved. I got a response this time, and she was sure that a receipt was sent to me. She then sent me another email after an hour without me responding, saying that it would take her a whole day just to look for a receipt because she didn't remember when she received the payment, and she was not tech savvy. Then she went on and said, "I am thinking I would rather just send you your deposit and cancel this reservation as I am afraid you might be a difficult guest." Unfortunately, I had no time to book another vacation rental in just a few days, so I ignored her comment and went to stay at her place. The owner was nice to me and my husband when we first met, so I thought maybe the emails were just a miscommunication. However, she did mentioned to us that her only big rule is to not turn on the bathroom fan at night. The studio was clean and tidy. However, the room started to stink after a day. We tried to open all the windows and turned on the ceiling fan when we were inside the studio. We also turn on the bathroom fan during and after showers. It was quite unpleasant, but we had no choice. After 5 days, the owner provided us cleaned sheets, but they smelled like wet laundry that had been left in the washer for a couple days. I then asked her for another set, and she gave us a new set she bought from the store still inside the packaging. She went on to say, "You must love using the bathroom fan cause you have it on all day long..." My husband got upset by her comment, so we decided to leave and stayed at a hotel nearby. I'd pay for a good service, but not for misplace receipt, stinky room and stinky sheets. I hope my sharing is helpful for others.

Owner response: The day this guest made her reservation was the day my husband died at home. I cleared my schedule but decided to honor this reservation. I always like to be accurate and especially at this time as some might be distracted so I did my best to fail safe this reservation. When I ran their credit card I automatically forwarded the receipt, perhaps I didn't but sometimes my receipts go into their trash. I was busy with my 12 guests that month none of whom had any complaints. I showed this guest the bank audit on arrival that showed her charge. She felt she was over charged so I immediately refunded her $150.00 even thought the rates changed Jan 1, 2013 I gave her the old rate. They were welcomed, it rained for 5 days from then on. They were provided three sets of sheets and towels as they were sensitive to the dampness. There was nothing wrong with the sheets. I confirmed this when a rewashed all three sets. Each unit has a ceiling fan a sliding door entrance and their unit had three other large windows for ventilation. I did ask if they could turn the bathroom fan off at night as well as the porch light as my other guests come here for the quiet and dark at night. They didn't see a problem with that. When they came up for more sheets I asked if perhaps they could not sleep without the fan off, they did not act like that was a problem. My normal sheet change is every 5 days in 4 days they had three sets of everything. They did not leave the room as they work on the computer and said they were uncomfortable in a note demanding a refund after leaving in the night. I sent them $340.00 refund immediately on their credit card in addition to their $150.00 refund. They paid $155.00 for their 5 night stay and snuck off in the night without communication. I think with three sets of bedding and constant fan use they got their money's worth. I feel I did all I could to make them comfortable. They should have booked the Hyatt, or Aston where they moved with daily sheet change, concierge and room service instead of the least expensive studio on the island and paid the extra $400.00 a day. I stand behind my behavior and hospitality. I thought of them as the fly in the soup couple who never pay their bills. Leaving without problem solving dialogue felt dysfunctional. We have never had complaints about cleanliness. It is a tropical island where we leave the windows open so condensation can evaporate with natural air flow . Perhaps in the city they live that does not.

My husband and I returned to the "mainland" with a wonderful impression of hospitality through Ann and Kelly. I want to applaud Kelly for leaving us island travel notes....VERY helpful! Ann was a gracious hostess even allowing us to enjoy the hot tub on one of those "sight-seeing tired" afternoons. I would suggest a newcomer browse around Ann's yard as it is truly tropical-like and photo ready. I spotted a Gecko skirting about. Ann's pool is soooooo beautiful. She enjoys sitting on her porch and chatting with her guests which allowed us to get to know her a bit. We did not cook in but we could have. I did enjoying making myself a pot of tea every morning! Jim and Ann have created an atmosphere befitting paradise. I would recommend having breakfast at Hemingway Cafe (the big blue building). You'll be in for a treat! Take in Waimea Canyons...compared to the Grand Canyon only greener.....breath-taking. The Bull Shed and Olympic Cafe are two great places to eat....seafood especially. Take a walk along Keaua Beach....about a 4 mile walkway along the coast. Find Tunnel's Beach. There's plenty to do! Yes, I would recommend this to family and friends. Perfect for non-honeymooning couples or singles.

A Heavenly Getaway!!
If anyone is looking for a peaceful, quiet and tranquilly studio apartment, Annie's Inn is your getway to it!! Both Annie and Jim are amazingly wonderful host who make you feel right at home. I was travelling alone and was very new to US. Both of them volunteered to drive me around to places I wanna go.... I was immersed in their hospitality and love they had shown me. Despite the fact, that I stayed for only a night in their cosy apartment, I have formed a connection & bond with both of them and their daughter which goes a lifetime. I would like to thank them for creating beautiful memories during my trip to Kauai. I would recommend anyone and everyone to stay in their pulchritudinous apartment and experience pure service and love from them. :)))) Thumbs Up!!!! :))))

A Wonderful Place to Stay!
We have stayed at many hotels and condos over the years and Annie's place is way up there. My husband and I stayed at this property for 10 days and we had a great time. The location is perfect for exploring the entire island. One day we went all the way North and another day all the way South. Upon our return we would soak in the hot tub and enjoy our beautiful surroundings, while sipping a yummy cocktail made with fresh juice from the fruit I picked right there on the property. The studio was clean, the bed very comfortable and we had everything we needed. I especially enjoyed the coffee each morning with the breakfasts my husband cooked for me and in the evening we would throw something on the grill, which made our stay very economical. Jim and Ann were the best hosts you could ask for and becoming their friends was the best part of our stay. Mahalo to you both for everything and we look forward to seeing you again soon.

My girlfriend and I stayed here on our first trip to Hawaii. We couldn’t have asked for a better place to stay. Finding it online initially with no reviews and deciding to stay here was a bit of a risk, but I’m happy to say I get to start the reviews off with a good note. The condo was very cozy, and we slept great every night (with the exception of having to deal with the roosters...if you have never been to Kauai, then prepare yourself for roosters EVERYWHERE that have no idea when the actually sunrise is). The neighbored his quiet, away from the bustle of the town of Kapa’a below. We were given our own key and could come and go whenever we pleased. The hot tub and pool were great, especially after a long day of touring the island. If you have never stayed in a private home before, it beats a resort in just about every way. Staying here would be a great way to experience that fact first hand. A minor critiques: Although it is handy having a washer there, especially for those longer vacations, using a clothes line is somewhat impractical, as the clothes take at least a day and a half to dry. Those who already use clothes lines may be used to this, but for us, it was easier to throw our clothes in the back window of our car rather than let them dry on the clothes line. All in all it was a great stay. We had a blast in Hawaii, and getting to know the owners of this place. I can say with confidence we will be returning to Hawaii, and when we do we will stay here.
