  We were pleasantly surprised upon arriving at the river house. Bullwinkle (the deer) was waiting to greet us when we arrived! We spent New Years weekend with a group of friends. There was plenty of space for our group of 12 adults. The character of the house was very "Texas," which added to our experience as only one of us was actually from Texas. The house was extremely clean and well maintained. We ventured into Gruene for a concert which was approximately a 30 minute drive. Thank you so much for allowing us to share your home for the weekend!

  This place is awesome. Very comfortable, well stocked, plenty to keep the young ones happy and a pet deer. WOW! Everything you could ever need for the perfect family gathering. The owner was accommodating and the property is beautiful. Thanks for a great holiday.

  This house was so perfect for my bachelorette party!!! The house was so great- the view was amazing- the owner of the property was so helpful and nice- and Bullwinkle the deer was the cherry on top!! The weather in New Braunfels wasnt perfect, so we were not able to do many river activities, but the house totally kept us occupied the entire time!! My group of friends and I discussed going back every year!

  This home is exactly as pictured. Very clean, comfortable, well maintained. The owners were so helpful and attentive to make sure we had everything we needed. We enjoyed the pool table, fishing off the docks, and appreciated the tubes and canoe on site, and especially the deer who came to visit every evening. They provided a wonderful book on sight to answer any questions and provided information on surrounding attractions and even their favorite restaurants. The location was perfect, lovely view of the river, quiet, close to anything else we wanted to do. Our family (all adults) had a wonderful time and would definitely recommend this property to our friends.

  8 adults fit comfortably in the house for a long weekend. We were in town for a wedding. My biggest problem with the trip is that we scheduled so many things surrounding the wedding that we didn't have a lot of time to stay around and enjoy the house. The property is gorgeous. There is probably 75 yards of private shore line, which was plenty of room for fishing, canoeing and swimming. The house's living room and kitchen were also awesome. They had enough room for us to spread out and cook together as a family. It never felt crowded. Also, we met the pet deer. He was incredibly friendly. I would certainly return, only this time I would make no plans outside of hanging around the house, fishing, swimming and enjoying the view.

  We had 8 adults and 8 children in our group and this was the perfect house for us!! Plenty of places to sleep, eat and play! We take a trip every year with our whole family and rent houses....this was by far the best one yet. We are already talking about booking it again for next year's trip! The owners have great hospitatlity and responded immediately when we had a problem....wonderful family and place to stay! The house is perfect for large families or reunions, easy access to the river and lake for boating, skiing, tubing and fishing right off the two docks on the property. The deer, Bullwinkle, was a huge hit with all of the kids and adults too!! The house is exactly as pictured and described....and actually, the pictures don't do it justice! I would highly recommend this place to anyone!

  This was our first time to try this home and we just loved it. We had 12 people, including 4 children and there was never an issue with space. It slept all of us comfortably with lots of room to spare. The large living and kitchen area was a wonderful plus since we could all migrate there without it feeling over crowded. It also looked out onto the back porch and the water so we could see our children at all times. Outdoors was set up just perfectly for sitting space as well. There are plenty of tables, chairs, a large cemented area and even a bbq pit. My personal favorite eye pleasing area had to be the gorgeous wide staircase that led to the backyard. It reminded me of Gone with the Wind. Bullwinkle, the dear that lives on the property, was just an extra treat and the kids just loved him. We plan on returning every year and the owner was more than pleasant to talk to and deal with. I am thankful she opened her home to us so we could all experience a perfect family vacation.   Everything about this place was awesome, just as the pictures and description stated. Having the river right in your backyard was a wonderful experience, not only for the kids but the adults as well. There was plenty of river area for water toys. The open kitchen and living area made a comfortable setting for eating and just relaxation. Everything you could possible want was close by. We can't say enough about our hostess. She made us feel so welcome. We can't wait to return. We are already planning our next visit.

  We had a wonderful time. The house is very roomy. The kitchen is wonderful. We cooked everyday and there was plenty of room. We loved the island where everyone could sit around and talk. The living area was plenty big for everyone. Because of the side windows on the front door we could see the deer come to the front porch everyday. On one day we had a raccoon come up to the porch. There is so much shade in the backyard and in the afternoons we could get in the water early because the shade was over the water. Close to many stores if you feel like shopping. Since it was the week before Father's Day we went shopping one day to the Outlet Mall in San Marcos which is close by. It was so nice to wake up in the morning and be able to look out and see the water. This place was very relaxing and would definitely recommend to family and friends. The owner is a very sweet kind person. Thanks for sharing your home with us.

  We just returned from family vacation. Staying at Family Tradition was a wonderful experience.The back yard was beautiful. We enjoyed cooking out at night after a day of floating in lake. The photos of property was accruate. The owner was friendly, helpful and answered all questions we had. If you like to fish bring your pole. 2 docks to fish from. If you are looking for a quite relaxing place to vacation I recommend this property. Thanks to the owners and we plan to return.
