'Waba Laru Beya' (Our House by The Sea) Fly Fish, lobster, conch, fishing, swim, snorkel, kiteboard and lots more available nearby. The tides are filled with egret, crane, and heron of all colors and variety. Our gardens have colorful, tropical, singing birds from woodpecker to hawk and then some! It's a straight ahead 10 minute kayak ride to one of the most desireable snorkel reefs in the WORLD and it's all directly in your front yard! Unlike other areas on Ambergris Caye, our sea is clear/turquoise water and white sand. Many food items that one can obtain in their country of residence can be obtained here; such as fresh fruits, vegetables, fish, meat and even cases of sodas and beer can be delivered to your private residence daily! The Coastal Xpress Ferry service will run you to and from town EVERY OTHER HOUR. 6 AM - 10:30 PM

Wow!! When do I get to come back?!? For a business exec who is always connected, this was a treat. No email. No Internet. While this may sound scary, there are places you can go if "you must," but I was looking for a place to be "off the grid." My husband laughed at me the first two days as I struggled with "what do I do if I'm not answering emails?" Now that I'm back, I wish I were answering the same Qs. JoAnn and Simeon helped make this an excellent experience ... from helping us from arrival to getting groceries to knowing to buy the boat passes to fishing on the dock ... and I could go on. I loved the personal connection. I felt like they were family before we left. Things to know ... The bedrooms have A/C, so keep those rooms closed so you can enjoy cool air. The porch is screened in so you don't have to worry about critters as long as you keep the doors shut. I spent 65% of my time on the porch listening to the waves, the birds, watching sunrises/sunsets, being at peace with nature. While the dock is easily reachable by boat, you must arrange for the boat express to journey just out of their range to come get you. Anticipate this. You need at least one person who is willing to walk a short distance to wave down the boat express to go one stop farther. If you want to go farther north, then it's a private tour with an expense to it. The arranged tours were awesome ... shark/ray alley ... one of my favorite thrills among all travels. Deep sea fishing was a favorite for my family. Bring sea sickness reduction wristbands or ear stickers (or whatever they are). Sunscreen, bug spray and flashlights are needed. I even suggest an eye mask since the hours of sunlight are longer than what we experience. Helped me sleep longer without the sun waking me. The food is all good and safe. Water, too. Just keep in mind the distance from the grocery store and the beach house. The house is beautiful with all the necessary elements. During the warmer months, open up all the windows that have screens (including front and back porch) to let the air flow through - minus the A/C rooms. It was even more comfy once we figured this out. Try the local fruits.They were yummy!! Snorkeling was good just off the beach house pier. Not a ton of variety, but as my son pointed out, there were tons of varieties of sting rays, fish and starfish without having to take a trip. But do the guided tours, too, because you'll see a lot of variety.

Excellent stay. Joanna - the owner - showed us around town when we arrived and took care of any needs we had. The best part of our stay (that I think is exclusive only to this house) is the care that we were provided. George, the caretaker of the property, spent the week with us travelling and having fun. He took us to where all the natives go to have fun and we made a great friend out of it. The house was perfect and the property was perfect. If you are in to fishing, this is the place to go. Bone fish are everywhere RIGHT outside of the property. Grouper and snapper are all around too. We fished every night on the dock with George and some other neighbors and we caught quite a bit. They also showed us some exclusive snorkel sites where we speared some lobster and snapper. Some things to know before going to the house: 1. It's about 8 miles from the city so get a weekly boat pass for easy travel (if you are more adventurous, then golf cart through the jungle - mosquitos). 2. If you want to have fun, get with George and Marlin and they will be your guide (for free) 3. Bring bug spray. Although there weren't many bugs near the house, they are all over the island. 4. If you plan on cooking in house, get plenty of groceries before you head to the house

A fly fishing and diving delight
JoAnn and Simeon met us at the airport, took us grocery shopping, transported us by boat to the house, a wonderful spacious house with screened porch that caught the ocean breeze, large living area, spacious master bedroom and bath and smaller bedroom with two beds and smaller bath with small shower. But the best aspect of JoAnn and Simeon's house is location. Secluded, wonderful oceanfront with large pier for swimming, and the best bonefishing I found anywhere on the island right out the front door. We fished in the morning till the boat picked us up from Ecologic Divers (the ONLY folks to dive with in San Pedro) then fished in the evening after diving. Almost always schools of bonefish on their flats. Simeon was a great guide, and could spot the fish much quicker than I could, and has excellent boat to go to the lagoon side to fish, far less expensive than usual guides. JoAnn and Simeon were around but never intrusive and we always felt safe and Simeon was usually available to take us to town by boat. You have to recognize you are 8 miles from town so is a ways, but that's part of the site's beauty as well. We will make this excursion to this beautiful house a yearly trek--I can't imagine a more wonderful sight to stay on San Pedro.

Beautiful home and excellent hospitality
Traveled to Belize on our annual "chick trip" and stayed here for a week. From the minute we arrived into San Pedro, the owners JoAnn and Simon were there ready to help us get comfortable to start our fabulous vacation. The house was picture postcard beautiful! There was a nice dock from which to swim, lounge, or catch the boat from. The very large screened in porch provided a great setting from which to watch the sun go up and down from. The house was beautifully furnished, clean, and comfortable. We had internet service through a USB device that we used on our laptop. It didn't provide WiFi for separate devices or the capability to do mega-video Skype'ing, but it was reliable, consistent, and met our needs. The kitchen was well stocked and there was a nice comfy daybed in the living room. There wasn't AC in the living/kitchen area but opening the windows and porch door provided all the breeze needed to keep the place comfortable. It was in the mid-80s every day with a constant breeze and we never felt uncomfortable. The island is notorious for the sand flea population, but we didn't have any problems with them at the house while we were there. The property was private but we felt very secure as there was always someone close by at night to call if needed whether it was Jo or Simon or Nick who was the care-taker at the villa next door. Jo provided us with a local cell phone that we could use to call them or call a water taxi or whatever as needed. Purchasing a $30 BZ ($15 US) top-up card also allowed us to use the phone to call back to the U.S. several times throughout the week for a "quick" check-in call to the family. We hired Simon to take us out on our own private snorkeling trip to Hol Chan Marine Reserve and Shark Ray Alley with Nick from next door, who was our trained guide. I don't think that we could've asked for a more perfect day to do what we wanted to do for as long as we wanted to, at our own pace. In closing, Jo and Simon were so friendly, accommodating, and resourceful to our trip. You will love Simon with his funny, silly, big, life-loving personality. Simon has a ton of funny sayings and kept us laughing the whole week, not to mention, he seems to know EVERYONE on the island. Everyone knows Jo there too and had nothing but kind things to say about her which also made us feel good about our choice. Two very lovely, honest, and caring people that truly made our trip all the more enjoyable!

I want to say thank you to Joann and Simeon for the use of there beautiful home.And making sure we had a good time.Wolf the caretaker was very helpful with everything.Simeon made sure we had a good time snorkeling,They both went out of there way to make sure we were happy.The only problem was the sand fleas but I have had that in other islands to.

We have traveled extensively and have always used VRBO and loved it. This time however, we were not just disappointed, but found the property extremely misrepresented. We waited to write a review, and will say that the owner has "somewhat" revised the property description. The 2 bathrooms, are only a bath and a half, without even a wall mirror, not workable for 2 adult couples traveling together. To use the full bath meant cutting through the master bedroom. The A/C'ed house is actually only A/C in master bedroom. The fans do not cool down the house, several hours of fans on high and the house was still too hot to relax in. The phone offered was not at the house, the wifi was not at the house. The TV didn't work, no channels, only for watching movies. The boat which was offered at a reasonable daily flat rate plus gas was why we first booked. Now it was more than Twice that price. Multiple emails were exchanged on this issue to clarify it since snorkeling and fishing were planned several times during our stay.When we arrived, the owner and the property manager came with us to the house. The owner acknowledges the "sand fleas" that were attacking our feet as we entered the hot, stuffy house. She said we just needed to close ALL the windows and spray concentrated Off on the floors and wait awhile!! She said, "they are in every house on the island" By the looks on our faces, she could tell that we were not happy. Her response was, "it will all be good, it's always all good" For what we spent, listening to her trying to convince us our trip will be good was not working! The owner leaves, and we let the property manager know this isn't what was offered, by now it's getting dark. We don't have the phone promised or promised wifi to try to find other accommodations. We try to store our groceries and find a nasty smell in the kitchen, it is a combo of soured clothes left in the washer and whole, unprocessed, unwrapped fish thrown into the deep freezer. At this point, we borrow the neighbor's cell phone to call the Property Manager to say we are not staying. She totally understood our concerns and was at our dock the next morning at 7am to show us another property 3 miles south, fixing what was a horrible start to our trip. We made the move and were thrilled with the house, and guess what - no sand fleas! With so many wonderful places, properly represented through VRBO, on Ambergis, please know this is not the place to spend your hard earned money

Owner response: Sadly, The guests manipulated this situation by threatening that they were "Travel Review Writers"! to obtain a location closer to town for less money. It's a small island and the property manger who moved them told us that they had problems at their second location as well. Sand fleas are all over the island. We encourage our guests that are worried about sand fleas to read info about them at http://ambergriscaye.com/pages/town/sandflies.html This website is very informative. We use the two methods recommended by them. We rake the beach and property every morning and guest may use spray if the desire. I have been in San Pedro for 8 years and have never once been bitten by a sand flea. We are very happy to have provided wonderful vacations for many families and friends and feel that our other reviews represent Waba Laru Beya ...:-)

The vacation house, the beautiful setting, the amazing boating trips, the friends we made, the personal touches by the owner and her family and friends, all these factors and more made our vacation stay in Belize a dream vacation. The house is beautiful, clean and well-maintained. I recommend this property without any reservations. Joann and Simeon made sure that we enjoyed the best local food and that our children snorkeled with turtles, nurse sharks and rays. Truly incredible.
