Palmas del Mar house description
A remarkably private home located in the most exclusive area of Palmas del Mar with many first-class amenities...a large Swimming Pool with a Jacuzzi surrounded by lush vegetation, Decks for sunbathing, a Private Jacuzzi, a Game/TV room with a Pool Table, etc. You'll love to Grill by the pool in our stone BBQ and Wet Bar with refrigerator. A Modern Spacious Kitchen awaits you with a cozy Bay Window and an island with comfortable barstools that will help keep the party going and the chef accompanied. The Master Bedroom with a private porch and a romantic round Jacuzzi for two is unique. Of course the house is fully air conditioned. Finally, the ocean views from the pool and the second and third floor balconies are magnificent! Add the amenities that Palmas has to offer and you can sense how fantastic this place and your vacation will be. This house was built with all the comfort and amenities that an Owner ('me') felt were indispensible for the Good Life. ENJOY I
The technical amenities of the house: Our home is equiped with several technical amenities which can come in handy if for some reason (not common) there is a system wide problem with the utilities. It has a large (30 amp) generator that will power the whole house (including most of the airconditioners) in the event of a power outage. This generator has an automatic transfer switch which will turn it on automatically when the power goes out and turn it off when it comes back. We also have a 25,000 gallon cistern that can be used if the water supply from the water utility is shut down (again not common ). The kitchen is equipped with a reverse osmosis water filter which supplies puritied water to the sink in the kitchen and to the refrigerator (no need to buy water at the store!). While the above facilities may not be necessary, they could come in very handy should the unlikely situation arise. Again this house was built as a home for my family and I once was a Boy Scout whose motto is 'Be prepared'.
Bedroom set-up: Master Bedroom: One Kig bed
3rd floor Bedroom: One full bed
3rd floor small bedroom: bunk bed with a full bed and a twin
2nd Floor Bedroom: King bed
2nd floor Bedroom: 2 Queens
Ground Floor Bedroom : 2 queens (Pool level)
Garden and green areas: Our house has 4,000 sq. ft of living area and is built on a one half acree of land bordering a very large green area. We grow on the property Orange, Greatfruit, Guava, Mango, Banana and Lemon trees. We also have beautiful orquids by the pool. The fruit from these trees attract all kinds of birds which chirp you to sleep and to wake up.(No roosters, thank God). We also border a large green area with lush vegetation and even a stream. A very special area for those who love the outdoors.

Jose - I just wanted to let you know we had a wonderful stay at your beautiful home last weekend. Thank you so much for answering all of my questions and having Rudy attend to the couple of issues we had. Overall, it was an unforgettable weekend and in no small part to the amenities at your home and within Palmas del Mar. Also, it was GREAT to meet you and your girlfriend in person. Please let me know if you get any of the photos back from Friday night, I'd love to see them! I have heartily recommended and will continue to recommend Palmas del Mar and your home to my friends who are seeking a relaxing getaway. Hope all is well. Best, Terri

Great space/amazing views
Great space/amazing views
We had a wonderful time on our trip to Humacao. The house is in a resort community about 45 min from San Juan. A group of 2 families with 4 adults and 2 toddlers, we were each able to have our own area of the house and there were 2 empty bedrooms and multiple empty beds. The house had everything we could need including the most amazing views of the ocean and Viequez. The adults spent nap time in the pool and jacuzzi admiring the view and looking for iguanas. The beach club nearby (pay for entry) had a children's pool with slides and two huge water slides for the adults. The beach located off the golf course was clean and quiet. We also stocked up the kitchen at the local Walmart and Ralph's and the kichen had what we needed to prepare our meals. While the house is a distance from San Juan and requires a car, it was well worth it for the amazing views and relaxing activities this home offers.

Wonderful family celebration!
Jose...Mary joins me in thanking you for your gracious anniversary gift at the restaurant last night. We had a ball there, at your fabulous home, on Capt Matt's boat to the islands....a wonderful family celebration ...45 years in the organizing! We hope to return soon. Rudy was a great attentive help except he didn't improve my golf drives against those of 40 year old sons...that's the deal ...best to you and your girlfriend....Kenny

We met at the house as a family of 15 and the house was large enough to accomodate everyone comfortably. We had a great time and the first night we were there we ate a fabulous restuarant on the premises that had authentic puerto rican food && some of the best mofongo i've had ((aside from my grandparents)). We were able to enjoy the island finally as tourists for a change and enjoyed isla verde beach ((30 minute drive from the house)), old san juan ((40 minjute drive from house)) the bacardi factory ((30 minute drive)) and we took the scenic route, unintentionally, to lares, puerto rico for some amazing ice cream ((1.5 hour drive if done correctly)). While in Old San Juan, I highly recommend going to eat at El Patio de Sam which is known for their hamburgers, per travel + leisure magazine as well as there local food && the owner // manager of the restuarant was very gracious. When at the house, we were greeted by Rudy the house manager who was very welcoming and very helpful. We did run out of propane for the grill but it was replaced within an hour. We did our groceries at the local wal-mart which was a 5 minute drive from the home which was great. The general area of the home && grounds were beautiful and the view from all the balconies was our favorite part. We found ourselves gathering on the main balcony off of the kitchen every night for hours. I will highly recommend the home to anyone who's interested in the property.

My visit to Puerto Rico was great. We had a Chef who cooked and the food was delicious. She was great with helping us decide what we were going to do from day to day. The house was nice and Jose is a great host. The only issue I had and reported to Jose, was the master bathroom is a little dated and the shower never put out hot water so my showers were cold during my time there. Because of the cold water issue, the jacuzzi in the master bedroom was not utilized. I hope this is fixed before the next group stays so they can enjoy the full experience of the house. Other than that, everything else to include the pool and outside hot tub was great!

Owner response: I personally could not believe how far Rosa, the Chef, went to make you guys enjoy your stay. I will recommend her to all of my renters! It was certainly an extra to the great ammenities offfered by the sorroundings. You are right about the shower in the master bedroom and we have taken the steps to solve the problem. It arose because we just installed an on-line water heater and it obviously was not of sufficient capacity to handle such a large house. We have installed a second water heater which did the trick! You learn something everyday!!
A little slice of paradise
A little slice of paradise
Over the years we have rented many vacation properties, and would not hesitate to recommend this wonderful rental to anyone. Jose is very easy to deal with ahead of arrival - the whole rental process was very smooth and efficient, and Jose was very responsive in providing advice, tips, directions etc. As mentioned by many reviewers, Jose provides a warm personal welcome and guided tour, and goes out of his way to make you feel at home. And it is in the 'personal touch' that Jose really excels. As long time renters, we are very aware that sometimes things go wrong, something breaks / doesn't work etc, especially when you rent a larger property with pool / hot tub etc. The real test of any rental is what happens when you need the owner. Jose lives 2 minutes down the hill and is available 24/7. We had a minor issue with the hot tub during our stay - one call and a a workmen was there - on a Sunday no less! The guy ended up having to drive a couple of hours and get a part to fix it, but he and Jose kept us informed, and stayed on top of the situation until it was resolved. The house is spacious , with beautiful views and feels very private / secluded. Everyone can find their own little corner of paradise and relax or congregate around the pool, hot tub, bbq or on one of the balconies. Our happiest memories are: 1. the whole family congregating in the huge kitchen for cocktail hour and to make dinner 2. relaxing on the wonderful 2nd floor balcony with perfect ocean views 3. long lazy days by the pool Palmas del Mar is a secure, beautifully maintained property, with great beaches, restaurants and bars. Definitely rent a golf cart ( we used Target ) to get around. Jose is definitely building a little slice of paradise in this corner of Puerto Rico - and it is well worth a visit!

Owner response: Thank you for such a flatering review! It is sometimes difficult for renters to understand that things do break during your stay and as you mention it is the response that is really important. As you mention, the kitchen was designed for congregating and the 2nd floor balcony definitely has the best ocean view. I'm really glad your party enjoyed the house so much. You are welcome anytime! Jose
A Thanksgiving to Remember
A Thanksgiving to Remember
Where do I begin? From the time of booking until we left, Jose was a wonderful host. He met us at the house and personally walked us through the property. There was a bottle of wine waiting for us on the kitchen counter as well. He made up a book of information that we used regularly during our stay. Jose went above and beyond when he arranged for us to have a prepared Thanksgiving meal for us from the local French restaurant. The house had all of the conveniences that we would ever want and the pool was a wonderful luxury that we all took advantage of. All in all, we had a very relaxing vacation will all of the conveniences of home and not only did Jose provide us with a beautiful well kept property, he made us feel as if we had been his long time friends. I would definitely recommend this property to anyone to use. Thanks again for a great vacation and hopefully we will be able to return soon.

We just arrived after a week of relaxation in paradise. Our family stayed at this amazing house from Sept.21-28. The pictures show exactly what we booked, paid, and expected. Jose, was amazing from the first day we arrived. He was very attentive to our family. He even had a brand new dishwasher installed and also had a new heater for jacuzzi installed. Jose also had pool cleaned even though pool was already pristine. The game room was a big hit for our nephews and niece. The barbecue grill area was also a big hit for the burgers, hot dogs, and steaks. We will definitely return. The house is close to pretty much any place we went. Jose also thanks for the drinks and time we had on our last night there. Maybe one day we will be neighbors. Thank you for everything.

Owner response: Ray, Thanks for your kind words! Your family seemed to enjoy all of the features of the house- from the pool to the game room to the barbecue. And finally your had enough room left over so that your family that lives in PR could spend a couple of nights at the house. That's great! On top of all that during your week's stay you had the time to travel all over PR viting family and friends. Nothing like a fun full schedule! It was great meeting you and your family, especially your father in law. It would be really nice if you did become a neighbor! Bienvenido!!!
This is a wonderful place to stay!! It's safe, close to the beach, has great outdoor space, and an amazing view!! We came to Puerto Rico with 9 adults and a baby, and there were things to do for everyone! We went to the local beach in Palmas del Mar which is about a 3 minute drive. We toured Old San Juan, hiked the rainforest, went to Luquillo beach which was awesome for the baby bc of small waves, and went snorkeling to Culebra Island and swam at Flamenco beach which was the most beautiful place we have ever seen. All of these places are no more than an hour drive away. Jose, the owner of the home, is awesome, and a delight to meet. I would recommend this house and Puerto Rico to anyone. Thanks, Jose!!

Owner response: You certainly took advantage of the house's location! I'm really happy you made it to the island of Culebra and to its incredible beach (Flamenco). It is a special place for me. Can you imagine riding a horse bareback on that beautiful white sand? Anyway, thank you Tiffany for all of your tips and help. You were an incredibly nice group. And of course, that baby was beautiful!! You are welcome to our home anytime. Jose
NO FEAR JOSE AND THE HOUSE ARE REAL.....
NO FEAR JOSE AND THE HOUSE ARE REAL.....
I will have to say Jose was a very super nice person, (and his friend) we could not of asked for a better person to have rented from.... His house was breath taking, that is the best way to describe it..... you wont be disappointed, we actually arrived August 1st, awaiting a storm that was suppose to hit the day after our arrival, thank God it did not hit, but we did get a lot of rain and high winds that happen to shut most of Puerto Rico down for the time we was there..... ( we wont hold Jose responsible for the storm, LOL ) But thanks to having such a super nice house to stay in we still had a great time and really enjoyed our stay in PR... the house made up for the weather, thats the best way to put it.... we had three couples that stayed at the house, and we barely seen each other, the house has enough room for twice that many people, the views from the balcony were breath taking.... the pool and game room was the perfect place to spend time in..... the kitchen had everything you would need, all of the bedrooms had more room then expected.... the landscaping around the house made me feel like all of my plants at home unfortunately are dead.... and don't forget to venture out around the grounds, we found grapefruit, lemons, limes, mangos, bananas, and more growing everywhere...... we Just loved it..... you wont be disappointed..... even if you catch bad weather...... Owner response: Clarence (alias Steve), Thank you for your great compliments. Your whole group was a pleasure to be around. And again, rain is not the usual commodity in PR, You'll just have to come back sometime to enjoy some sun!! You will be, of course, welcome. It's a real pleasure to have people enjoy your house in spite of the inclement weather. I guess having toys around like a large pool, two Jacuzzis, game room with a pool table, three flat TV's etc., really help. It's also great to have someone enjoy plants and our garden the way you did (I'm sorry your's at home died). Next time, Steve, you should wait until the oranges, lemons, papayas and grapefruits in our garden are ripe before you pick them!! They're a lot tastier. :)) Thank you for such an excellent review. I look forward to another visit soon. Jose

About the owner: Born and grew up in P.R. Studied at the Wharton School of the University of Pennsylvania. Earned a law degree from the University of P.R. and a masters degree in law from the University of London. I retired when I was 55 years old except that I currently run the rental of my house, which sometimes is a full time job!! I live with my girlfriend, Lissette, who is the editor of the magazine Live and Life in Palmas. You can go to the magazine's web site and find out more about our resort at llpalmas.com She also has developed a web site about Palmas (see palmas.com) which gives the tourist an excellent view into the resort. We live in Palmas (of course), about one mile from the rental property.
Why the Owner Chose Palmas del Mar:
I actually had the house built for my family with the idea of living in it, which I did for 16 years. That is why the house has so many amenities (it was not built as an investment but as a home for me and my family). The reason I chose Palmas del Mar to build my house was that It was, and is, a resort combined with a community. It is by the sea, with beaches, and other amenities like golf, tennis, horsebackriding, boating, etc. It has two marinas with sailboats for hire, scuba diving, deep sea fishing, snorkeling, not to mention the 12 restaurants, hotel with casino. In short, it is a little town where many of the homeowners travel by golf carts or jog on the paths. What's not to like? Oh, I forgot security. It is a gated community with security guards constantly patroling the areas. Palmas is such a special place that we have just bought a condo by the beach to rent short term starting in september!
The Unique Benefits at this House:
The location of the house gives it a beautifull view of the ocean and the island of vieques. The living area, including the rooms face the eastern view and most of the time will receive the tradewinds which come from the east. Kids love this house with the pool, jacuzzi and game room. I guess I'm basically a kid too because I love this house also!!
