German style newly renovated 1 bedroom cabin with full kitchen, dining area, living room and full bathroom with pebblestone shower. Sleeps 4 comfortably- queen sized bed in bedroom and pull out queen bed in couch in living room. New fireplace keeps cabin very warm if preferred to furnace. Large deck 300 sq feet for views mountain or stars. Property is 7.5 acres for snowshoeing, hiking or bird watching on property- waterfall and springs lead to a pond which is home to a few mallards in spring. Firepit for roasting marshmallows or camping in summer. Belleayre ski Resort and swimming lake is about 5-7 minute drive from cabin. Farmers market is 8 miles every Saturday in summer. Catskill scenic railway is 5 miles away along with tubing in the Esopus river and various hidden swimming holes along with the best hiking Catskills has to offer . Centrally located to everything one would need to have an unforgettable stay

My boyfriend and I couldn't have asked for a more perfect place to celebrate our first Christmas together. The cabin was conveniently located to Belleayre Mountain and Peakamoose Restaurant when we wanted to venture out for the day, and when we felt like staying put, the peaceful atmosphere made playing games by the fireplace equally enjoyable. The property is even more beautiful in person (we were lucky enough to wake up to 10" on our first morning) and very well maintained - a wonderful winter escape all around!Recommended for: Pet owners, adventure seekers, romantic getaway.

My wife and I were looking for a relaxing, secluded spot and found just that at the Belleayre Cozy Cabin. The cabin itself had a really nice interior and was very clean. The kitchen was full of all the utensil you could ask for, which isn't always the case with some places. The deck was very spacious with nice wicker furniture and a large grill that we put to good use. The grounds were secluded, the pond was full of frogs, and the fire pit was a nice touch. If anything, I'd say the photos don't do the place justice.Recommended for: Families with young children, families with teenagers, pet owners, romantic getaway, sightseeing.

My wife and I went here for Memorial Day Weekend. It was exactly what we were looking for - a true getaway! The house is located at the end of the street which makes it quiet and peaceful. The owners are very nice and helpful. They made the renting process very easy and even helped us plan our stay. The house had everything we needed and more! We highly recommend this house and will definitely be back!Recommended for: Families with young children, families with teenagers, adventure seekers, romantic getaway, sightseeing.

Great vacation place, warm, clean and well-maintained !!! The house is located almost on top of the hill , far from noise and people!!!! Big private property with a small lake and beautiful view!!!! Five minutes from Belleayre ski resort and places to eat!!! Responsible owners, ready to help any time!!! Highly recommended place!!!!!!Recommended for: Age 55+, families with young children, families with teenagers, adventure seekers, romantic getaway.

My husband and I had a WONDERFUL time at the Belleayre Cozy Cabin. It is in a great location, close to Belleayre Mt and not far from some yummy restaurants, but also very private. We loved the fire place so much we want to put one just like it in our own house someday:) We also enjoyed hiking around the many acres of land they have in the back! I would recommend staying here without a doubt!Recommended for: Romantic getaway.

The property is furnished and includes: One queens size bed, pull up sofa bad, table, chairs, lamp, utensils, glassed, pats, gas oven, linens, towels, TV, DVD player 1 Maximum Occupancy: The maximum number of guests is limited to 4 persons. An additional charge or $ 50.00 per person per night for guests in addition to will be assessed. 2. Term of the Lease. The lease begins at 4 p.m. on the “Check-in Date and ends at 11 a.m. on the “Checkout Date”. 3. Minimum Stay: This property requires a two night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged the $260 rate. 4 Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 5. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. 6 Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit and or payment will be refunded as follows: 100% if cancelled 60 days prior to the Check-in Date 50% if cancelled 30 days prior to the Check-in Date 0% if cancelled 15 days prior to the Check-in Date RENTAL RULES Smoking is NOT allowed. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Keep the property and all furnishings in good order Only use appliances for their intended uses Pets are allowed. Additional $50 fee applies Parking: PARKING – Parking is limited to two vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring your own towels. We do not permit towels or linens to be taken from the units. Fireplace Rules/Contract: In addition to signing the rental agreement you must sign the Fireplace Rules/Contract (found at the bottom of this agreement) and mail it in along with the rental agreement. No admittance will be granted to the cottage unless both the rental agreement and fireplace agreement are signed and mailed in. The Fireplace Rules must be adhered to or you will forfeit any rental monies and your security deposit. You will also be held liable/responsible for any and all damages which may occur during the use of the fireplace Water and Septic: The [cabin/property] is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $300. Storms: No refunds will be given for storms. Mountain roads can be curvy and steep. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. Fireplace Contract & Usage Rules No DURAFLAME LOGS hard wood logs ONLY!! No Pine!! ONLY 1 at a TIME! Please use one fire starter located near the fireplace to start the fire. Always close the glass fireplace door when using it. Always keep the damper level located on the left side of the glass door open all the way( it must be moved all the way to the left) Do Not Use More than 1 Log at any given time. I suggest adding 1 or 2 logs per hour. Do not use any wood located outside for firewood. In the event there is damage to the fireplace or any surrounding areas, you are liable/ responsible. In the event anyone is hurt during the use of the fireplace, you are liable/responsible. Someone must monitor the fire at all times until the fire is clearly diminished. DO NOT clean Fireplace debris, at any time during your stay. Please do not start a fire if rain is pending. The fireplace will rust if wet. There is a fire extinguisher on the wall next to the door to the bathroom. I have read and understand the Fireplace Rules. I understand that I will be held liable for “any and all damages” which may occur from the use of the fireplace. If any of the rules are broken during your stay, you will be asked to vacate the property immediately forfeiting any rental monies and security deposit. You acknowledge that your credit card will be charged for all damages to the fireplace during your stay
